We really loved the location/property. It accommodated us well, loved the pool, provided quiet privacy when needed, and was close to beaches and other activities. We experienced no problems, the staff(Xochilt) was very responsive and helpful. The location was perfect for our needs. All of us were already talking about returning or even planning family trips. Comfortable, spacious, peaceful. We had trouble with Wi-Fi but Xochilt responded quickly and fixed the issue, great tour guide recommendations and we loved the kayaks.

Overall, we loved this villa and it's location. Our first impression was the check in process which did not go well due to property manager not knowing we were coming as they don't use VRBO frequently. Thus, it took awhile to reach someone and consequently to get checked into the property. After that debacle, which we did not let influence our stay, we were able to completely enjoy ourselves. They were constantly in touch with us ensuring we had a lovely time and our needs were met. We definitely will return.

Casa Neza was very well appointed and in very good shape. All communication with owner and property manager were spot on. We had a few hiccups, but what trip doesn't?! The biggest issue was that we didn't seem to have hot water everyday, even after letting it run for sometime it just didn't warm up much. Everything that you may need is available at the house. Within walking distance to some great places to eat and close by grocery store. Plenty of room to park a larger golf cart. We felt very safe and welcomed at Casa Neza.

The property was great & so was Xóchitl. However the pool cleaner never showed up as promised & when he did, he did a very poor job. We had to call to let them know that he needed to come back because he left the pool draining & was going to burn the pump. By the middle of our 8 day trip the pool was covered with mold.
The master bathroom shower head needs to be replaced as well as it has no water pressure. On the plus side the bathroom downstairs was excellent just a little inconvenient to go downstairs every time to shower.
We did enjoy our stay we just wished the pool had been taken care of better as we did spend most of our time in it.

30th Wedding Anniversary

After leaving home in an ice storm and arriving after 10:30pm, Carmen did a great job in getting us into the house so we could just go to bed! Carmen was always available when we needed something or had a question! This place is like a fortress so it's perfect for anyone that wants to feel secure. The custom artwork inside the house was wonderful! The pool and hot tub are great! The location is the best--quiet yet right in the middle of everything! Rent a golf cart and you can be anywhere on the island within 8 mins (unless it's Carnival and the streets are blocked)! Several restaurants and Cherdraui (Isla's largest grocery/shopping store) are close by. The best part were the amazing rooftop sunsets! We would definitely stay here again!

The art is unique and a real treat to have original custom framed pieces in every room. It's very secure and safe -- and if you rent a golf cart, super easy to get around. The Green Verde across the street had amazing food and great breakfasts to go. The biggest grocery store on the island, Chedraui, was an easy 2-3 block walk. We were greeted by Carmen who was super helpful. I thought I left the phone on the ferry initially, and she immediately leapt into action to help (phone turned up, but it was nice to see them be so responsive). Her helper also gave us a free trip back to the Ferry on Easter Sunday very early in the AM to make our flight, since we were worried about getting a taxi on the holiday. Only minor creature-comfort-y thing is that the description mentioned a mid-week cleaning and that was not the case, so I might suggest taking that off the description. When we texted to inquire on Thursday, they did bring fresh towels. A minor glitch, not worth a rating ding. It's really a lovely property and we had an amazing week. Would definitely recommend!

Quiet location, but easy access to either end of the island

We enjoyed everything about Casa Neza. Three levels to enjoy your morning coffee or an evening bottle of wine. The pool was perfect, morning/afternoon sun, and then the sun would hit the patio until it went down. We felt very safe with the high walls and the ability to lock the cart up too. Air conditioning worked great in each bedroom and living area. The kitchen was stocked with everything you need and more. We walked to Chedraui for groceries, to the corner store for ice and ice cream, the Isla Brewery, the ball game on Sunday and then to SesoLocos and Green Verde for lunch/dinner. Perfect location!
Only a couple thinks that need repair, but would not give a bad review for these reasons.
The one sliding door would not lock.
The safe was locked and we were unable to use it.
A few lights didn’t work.
The laundry room was locked, it would have been handy if we could have used it, but it’s okay.
We could’ve called someone about these things I’m sure, but it didn’t bother our vacation at all.

The unit was spacious. The staff were more than helpful. Suggest that the pool is cleaned prior to someone coming into the unit and trash be attended to proactively and differently. Thank you for the stay.

Awesome place and great location!
The home was perfect. Centrally located in the island. we travelled with our 7 yr old and he loved the house and the rooftop! Lorenzo was very timely with communication and the team on the island was extremely responsive. We locked ourselves out one night and within 10 minutes we were back in! Can't wait to come back!!!

Great Home - Wonderful Service - Excellent Vacation
My husband, his daughter and I rented Casa Neza for spring break (3/12/16 - 3/18/16). The home was perfect for the three of us. The rooms were spacious and just as pictured. There were more than enough bathrooms and they are very nice as well. The pool was very nice and private with lights so we could swim in the evenings as well. They have wi-fi and it was pretty fast. The home is centrally located on the island making it easy to get to Playa Norte or Garrafon Park. The neighborhood is lovely. There is a great restaurant GreenVerde across the street and a little corner store not even a block from the house. I walked to both alone and felt very safe. We really enjoyed our stay and will definitely return the next time we visit Isla Mujeres.
Margarita was there to great us when we arrived. She also helped us arrange transportation to and from the airport in addition to arranging golf cart rental.
There's really nothing bad to say about this place. It was our own private oasis. If I had to make a suggestion I would recommend updating the interior paint - it's just been scratched from all the guests luggage I'm sure.

Great Place to Relax
My wife and I stayed at Caza Neza for 9 days. Great central location on the island. We stayed on North Beach our first trip, and this was much more relaxing. There is a Chedraui ( like a Walmart ) just a 10 minute walk from the house, very easy to stock up on food, beer, etc. We rented a golf cart and could go anywhere on the Island in no time. The pool was nice and very private. The only thing missing was wifi, but there was a great little restaurant, Green Verde, one block from the house. Super food and the best wifi connection I found on the Island, very fast. Will definitely stay at Casa Neza again. Highly recommended.

Fantastic Stay
My family of 4 (2 adults and 2 children - ages 9 and 12) stayed for 6 nights at Casa Neza. We loved the layout of the house, the large courtyard, and the fact that the whole main floor could open up to the outdoor space. The pool is a great size and my kids loved playing in the outdoor soaker tub. We loved how the garden and pool could be lit up at night to accommodate an evening swim. The high walls around the property made for a very private and secure accommodation, but in the early evenings we loved going up to the rooftop deck to look at the ocean, the surrounding neighbourhood, and watch the gorgeous sunsets. The pros inside the house were the spaciousness, ample storage in bedrooms to put away and hang clothes, and well stocked kitchen. All in all a fantastic stay!

Comfy
We recently spent 7 nights at Casa Neza with another couple. The house is comfortable, and the pool is fabulous. The bedrooms were spacious, but no longer have the louvered doors on them, so we were not able to keep the patio doors open and enjoy the night breezes. However, with all the outside noise, i.e. dogs barking, etc., we didn't anyway. The pictures show a view of the ocean and marina from the rooftop patio, but we did not find that, and the patio furniture on the rooftop is so rickety is was scary to try and sit on. Plus, if you don't block the door open or take the keys with you, you'll be locked up there for a long time, as the door automatically locks when it shuts.
We were told that someone would stop by midweek to exchange bed linens and towels, we didn't get this service. We were provided with one kitchen towel, which we had to use all week, and one set of towels for each bathroom. We also did not have access to a broom or any kind of cleaning necessities. Thankfully, we had no spills or breaks that required the need of sweeping.
We were disappointed that we didn't have views of the water & ocean, as depicted in the photos. That is what we travel to Mexico for each year. We thoroughly enjoyed the island itself, and will return. We'll just be looking for another vacation rental.

Couldn't Be Better!
Mu husband and I recently stayed at Casa Neza for a week and it was the perfect rental for us!
The home was more than we needed with 2 bedrooms and 3 full baths but we decided to spoil ourselves and we're glad we did.
We enjoyed the indoor outdoor feel of all the rooms and we loved the total privacy it offered us.
We spent our mornings (and many evenings) on the roof top enjoying the views and as the sun got higher we relaxed by the pool.
As much as we enjoy the North beach and various beach clubs on the Island, we found ourselves wanting to get back to the privacy of the house!
It was fully equipped with everything we needed and the only thing we would have appreciated having is a couple of beach chairs to take to the North beach for an hour or 2 a day.
We did rent a golf cart for the week which I would highly recommend. It allowed us to run to the store, get out and about each day for a bit without having to worry about cabs and to go into town or the Colonias for dinner
I'm sure the home would be fabulous for a family as well or even 2 couples but we were quite happy to have it all to ourselves :)
We can't imagine a more perfect place for us and we look forward to going back!

Wonderful Time on Isla and at Casa Neza
We visited Isla Mujeres for the first time mid January. The property manager met us on site to go through all aspects of the house controls (AC, light controls, jacuzzi, security, etc.) The house and property are fabulous and accommodated us generously.
the rooms are very good sizes, high dramatic ceilings and great artwork.
The pool was lots of fun although it was a bit cold. we did catch good high 70 degree weather, so the pool did refresh us.
The house is located within walking distance of some outstanding restaurants and the only supermarket on the island.
The cleaning person stopped by mid trip and did a great job straightening up the rooms
make sure to rent a golf cart, which you can park in the compound. the locks took a little getting used to but after a few days becomes second nature
we had some great snorkeling at Castillo Garrafon and did stand up paddling at PLaya Norte
the island is small enough to traverse in an hour of so, but there are so many interesting and beautiful spots that time goes by quickly and soon you are at a tavern or pub enjoying the sunset and some margueritas and guacamole
Im sure we will be back to this lush island and want to thank Heidi and Lorenzo for letting us stay at their wonderful house.

We have stayed at Casa Neza for ten days. My family and myself was overwhelmed by the stunning house and its contemporary Mexican architecture, settled tastefully on the site with a great pool a soaker tub, as well as local tropical vegetation. The environment is clean and well kept. The house itself is comfortable, private, pleasant, relaxing and spacious. The atmosphere is great and inviting. The colors are fabulous and fit well the environment. We have specially noted the energy saving features incorporated in the house. We congratulate the owners for their ability to design such a piece of art, as well as for being environmentally considerate! The island is beautiful and very safe. There are numerous activities one can indulge in. The restaurants are great and we particularly enjoyed the great food at the marina and a little Cuban restaurant. The costs are also very reasonable. If one enjoys cooking at home, there is a large supermarket in the close proximity with great choices of food and a fantastic selection of wines. We do not hesitate to recommend Casa Neza to anyone who really enjoys a great place and wants a great relaxed vacation! It beats the large and impersonal hotels, its crowds and lousy service.

The Good, the Just OK, and the Ugly
First the good. As others have written, the house is lovely. One of the best parts is the pool, and the fact that a high wall surrounds the property, giving it a private and peaceful feel. We are a family of two adults and two kids, ages 10 and 8. We tend to live simply back at home, and are not seekers of luxury. We chose to stay at Casa Neza because the "all-inclusive" resort-type vacation is not for us. We are not strangers to "roughing it", and don't require perfection, or even a semblance of it. That said, however, a vacation is a time for our family to rest and reconnect, and we do require a certain basic degree of comfort. In this sense, Casa Neza was "Just OK". The first issue we had was the lack of AC in the main living space. There is a unit, but the owners do not allow its use. Perhaps there is no need for it during the cooler seasons, but we came in July, meaning heat, humidity, and mosquitos. When we emailed the owner about this, we were advised to recall that the house was not advertised as having AC on the main level, and that we would acclimate to the local weather soon enough. We went with it for a couple of days. Then, a very nice woman came to clean. She explained that AC is not allowed because of high energy costs, but she called the local property manager over to talk with us. The property manager agreed that it was too hot for comfort, even for someone who lives on the island, and that we shouldn't have to battle mosquitos due to open doors and windows all day. She found and provided us with the remote for the AC, and things were much improved thereafter. I think she realized that we were conscientious enough and would only use it when and as needed. Another issue was the fact that the pool maintenance guy, really sweet, btw, came unannounced several times to check and clean the water. This felt a little intrusive. A 2-3 hour window would be better for renters. Now for the ugly: The foul smell and loud AC unit in the smaller bedroom poses a challenge for sleeping. I felt that my choices were to lose sleep from the smell of sewage coming from the bathroom and the AC noise, or the heat and mosquitos due to open windows. Casa Neza has so much potential to be a sublime vacation experience. But to be so, one of two conditions must be met. 1) Renters need to keep their expectations low; or 2) the Owners need to consider making some changes/upgrades to their offerings, even if it means raising the price of rental to cover costs.

Comfortable, Private, and Beautiful
We stayed at Casa Neza for a week and it was a great experience. There were 4 of us - 2 couples - so we fit comfortably in our own bedrooms with our own bathrooms. I think you could fit a couple of more people on the couches on the main floor, but I thought 4 was the perfect amount for the house.
The house feels very private and secure, even though the neighborhood itself feels very safe, so we weren't too worried about anything. The house is very close to the main grocery store, which we would walk to or ride our scooters to almost every day. The kitchen is decent and we managed to make it work for our meals. The house is just beautiful - we loved the colors and the decor. The a/c works great in the bedrooms. The downstairs main room can get HOT, but I think it's because of all of the floor to ceiling windows, and the a/c doesn't seem to work as well. It wasn't really an issue though.
At one point the kitchen became overrun with ants, but the property managers were quick to come out and remedy the problem. The pool was beautiful - it felt cold at first but give it some time and then it's wonderful.
The owners were very helpful with information before the trip. It was a smooth process landing in Cancun and getting to Isla and then the house. We would most certainly stay at Casa Neza again!

Wonderful house, you won't be disappointed!
My husband and I stayed here with another couple and were blown away by how beautiful the house is in person. It is very spacious and has everything you need, I can't say enough good things about the place and Fernando as well. Everything in the description was present, the only problem we had during our week stay was that the jacuzzi was not hot at all - only a minor problem compared to everything else.
I would recommend renting a golf cart for your stay since it is away from downtown, but a short cab ride would work or about a 20 minute walk. It felt very safe with the high walls, even though the island has a safe feel anyways.
I would highly recommend this to anyone and can't wait to return!
