About this house rental
River Road Villas are the newest addition t o River Road! We are located between the 2nd and 3rd crossing. We are approximately 15 minutes from Gruene and New Braunfels. We are a river front property with 100+ feet of direct river access. You can view the river from the upstairs porch or downstairs deck or hang out down by the river. Great area to hang out at and/or play in the river. Also, enjoy the scenic cliff views. This is a new 4br/3 bath house with open kitchen/dining/living room. Full kitchen with dishes, all appliances and cookware provided. We also have a 65"' flat screen smart TV and Wifi. A washer and dryer is also provided. Linens, towels and pillows are not provided. Tube rental and shuttle service is located on both sides of the property. You can enter the river here and exit at a variety of places up and down the river and be returned to the property. New Braunfels is close to Schlitterbahn, Whitewater Amphitheater, River Road Ice House, Gruene and the infamous Gruene Hall, Canyon Lake (a very nice, clean lake and great for boating), San Antonio (visit the zoo, the Alamo, Riverwalk, Fiesta Texas, shopping many things to list), Austin (the Capital, 6th Street, the beautiful parks), San Marcos (outlet malls) and many other small unique Hill Country towns. Enjoy the day at neighboring towns and come back to your river house for the evening and tubing.

We all had a blast, house was the perfect size to fit everyone! Neighbors were extremely loud till 5 am every single night though.

A group of friends and myself have stayed at numerous places on river road and this is by far one of our favorites now! It’s in the perfect spot, and the house has an amazing layout. The up and downstairs patios, with downstairs kitchen, is the icing on the cake! 5 out 5 stars and will definitely be coming back!

Another successful River trip!
First time staying here and we had a blast! The place was in a great location, clean, amazing interior, fun two story decks, Easy access. We really did have a great time and appreciate using y'alls home for the week. We look forward to coming back in the future.

Pictures don’t do justice!
So much space for our adult group of 12. Enough room for sleeping arrangements, space to sit inside and outside and cook. Perfect house walking distance from the best part of the river. On either side of the house you can rent tubes/shuttle. Don’t have to drive after a day of drinks on the River

Perfect!
This is our 2nd girls trip staying in this home! It is literally perfect. Perfect location, clean, comfortable and beautiful. We are already trying to book this home another weekend in the near future. Our favorite part is the outdoor kitchen and bar area. Book it…you will have no regrets!

Great, clean place! Wonderful view! Very spacious! Wonderful outdoor cooking kitchen! Only problem we had was there was a massive problem with yellow jackets and honey bees. We were not the only house with this problem. We hunted all over for the hives! Even though we had the problem, we would definitely highly recommend!!!

Great time. Perfect location with great view of the river, trees, cliffs etc. Plenty of outdoor space and seating. Comfortable beds and very clean overall. Highly recommend.

The only issue we had was the houses are VERY close together and the neighbor lady was very rude and had children screaming all day and into the evening. Some of the kids even came over and tried to interfere with our corn hole game that we were playing. We all have kids and we were having our annual adult weekend trip, so the last thing we wanted to hear was kids and the parents screaming and running around the whole time. If we knew it was just a rental for the neighbors, we would blame it on bad luck for our adult trip, but it appears that this rude woman and her family live here, or are here very often like a weekend home. She appeared to be very irritated when we arrived and made rude comments when we were trying to park our vehicles. For this reason alone, we will not becoming back. Thank you for letting us use your beautiful home!!

the house was very clean apon arrival. plenty of space indoor and outdoor to use. the additional kitchen was amazing and very convenient. property was right on the water and very easy to access tube rental next door. neighbors were so friendly and fun. would definitely recommend for groups of 8-14 people. will be coming back next year for sure!

Everything was just as the listing stated. The owners are easy to work with and prompt in regards to communication. The house is 25 ft to the river. We loved the deck and the downstairs kitchen area.

The house is excellent, big comfy rooms!! Beautiful walk in showers and large open kitchen. Cold AC through our. The location and the outdoor kitchen are what really set this house apart. You are only steps away from the water and everything you need to enjoy the day is right there.

Five star property!
This was the 4th time we've stayed here, and as usual it was EXCELLENT! This is our go to spot when visiting the river, and the property owners are awesome. We love it here! Thanks again for a wonderful getaway.

Great place to stay!
We thought the property was even better than the photos! There is plenty of space . The location is great and we enjoyed the great view. We went during off season so no one was really at the other houses but they are very close together. We definitely will be renting this place again! Thank you for an A++++ rental experience.

Great House With Many Features On A Great Location
The house was very nice, up to date, and spacious with a big kitchen and had many hangout spots throughout the house. We cooked breakfast and dinner every night and the kitchen was laid out perfect for this.
The bar downstairs had a full size refrigerator, full size sink, had a large tv, and had outdoor speakers. It was a great area to hangout. The downstairs refrigerator was great to hold all of our drinks so we didn’t have to take up all of the space in the upstairs refrigerator.
Although we didn’t use them, every room had a tv with cable. The wi-fi worked well and was a necessity due to many of us not having very good cell service.
The house was located right on the river front so it was easy to go down and just hangout by the river. The tube rental place right next door was close enough to walk and carry everything you were going to take to float the river without having to drive.
The only negative things we experienced was the water to the house went out for a half a day, but it wasn’t just our house, it was to the whole cul-de-sac. We did not wear our shoes inside, and although the inside floors looked clean when we walked around in our socks or barefooted the bottom of your feet were completely black. Everything else on the other hand was very clean.
We would highly recommend this house to friends and family, and will be staying again in the future.

Perfect location, plenty of space for our group of 9. Best accommodations we've found on the Guadalupe. We spend most of our time (when we are not on the river) in the downstairs kitchen and patio. Already planning next year's trip!

Perfect house for a group
We stayed with a group of 14 in July 2019. This house and location were perfect! We can't wait to stay again next year!
HOUSE:
We do an annual trip, and this is by far the best house we've rented. The two kitchens make space and cooking much easier. Plenty of common space, 3 full bathrooms, and spacious bedrooms. It's update and very clean. There is a fantastic outdoor space with two decks and plenty of seating.
LOCATION:
We were able to walk to the tube rental (Gilligan's). The house was a mid point for the longer float, so it was very convenient to stop to eat and then continue on. The unit is river front, and even though multiple units are there, we never felt like the river area was crowded.
