The location and the property - an olive farm, swimming pool, magnificent views

Accommodation is quite basic. Sofa would be appreciated after day-long trips. Wi-Fi is weeeeeak and unpredictable in rooms.

This Tuscan Villa is dreamy and is a great value for the price. It looks even better than in the pictures. Beatiful house, big pool, and outside seating and chairs. The view is magnificent! You can sit outside (plenty of tables and chairs) and enjoy your food or drinks. The kitchen is well equipped-pots, pans, cutlery, glasses, kitchen utensils, oven, fridge.. everything. Nice rooms.

- No Air conditioning in the rooms - At night we saw a family of wild boars about 10 meters from the villa, so beware. - Outdated bathroom, could be cleaner - Staff doesn’t speak English - A few things would need replacement because they were broken, such as sunbeds, our room door, the fan in the room didn’t work.

The location is awsome w/ perfect view and pool is super nice. You can also make your self a nice BBQ in a gas grill. The staff was friendly and helpful.

Without giving any notice they charge 100 euro of deposit in the begining of the stay (cash only) and in the end of the stay they inspect your room before giving it back. the place is not highly maintained and generally not very aesthetic w/ multiple cracks in the walls. For the amount we paid we found it strange that they asked us to empty our trash cans and sort it to 6 outdoor bins (but supply only two indoor bins).

Nice pool and beside that the Gras was not green (no water Sprinkler) the Garden and House have been maintained very nicely. The house itself is a typical very nice farmhouse of the region built with regional stones. It is only 5 minutes drive to Volterra (unfortunately walking not recommended as only way is local small street with no pavement) and offers nice views to the toskanie hills within a large garden.

The internet was awful: not only the internet connection in general which seems to be poor in the area but the WiFi configuration was very bad. There are enough WiFi access points but they seem to be configured very badly so at the end it only worked at the barbecue/eating are between house and pool. The apartments on first floor are directly below the roof and without isolation - thus even at night stay hot.

The location was absolutely stunning in the beautiful country side of Tuscany! Also a great pool and BBQ opportunity. Really nice people and excellent service

Great location and area. Close to main cities. Pisa, Firenze, San Giminiano and tne bwach is appr. 1 hour drive. Water pressure is very low in the appartment.

Be careful with tourist tax! In the total price you pay via booking is everything included (as publishef in their policy) but property will ask you to pay this tax as extra - 2€/person/day

This is a lovely place - great location/grounds/pool/apartment.

The only thing I would say is our apartment was very nice but being upstairs didn’t have any outside space - the ground floor apartments with a dedicated table are better in summer.
