About this house rental
One-story home 4 bedrooms, 4 1/2 bathrooms No pets/No smoking ***You must be 25 or older to rent this property! (Must show ID at check-in)*** ***3-night minimum required during peak season (May 15th - Labor Day Weekend, some major holidays during the off season), 2-night minimum required during off season (Tuesday after Labor Day Weekend - May 15th)*** Bed configurations for bedrooms: Bedroom 1 – king bed + full bathroom Bedroom 2 – queen bed + full bathroom Bedroom 3 – queen bed + full bathroom Bedroom 4 – 2 bunk beds, each with a full on the bottom and a twin on the top + full bathroom River Dance is located in the ever-popular Heartstone subdivision and provides river access at two parks with the subdivision. Designed for spacious living both inside and out, River Dance is ideal for entertaining up to twelve guests. There is a grassy backyard outside along with a large covered porch, private pool and patio with a rock fire ring and sitting area. The home has four bedrooms and four bathrooms, all beautifully decorated. Management provides: pillows, comforters, mattress pads, and all other bed linens (see below), starter kit of 2 trash bags, one roll of paper towels in the kitchen, 1 roll of toilet paper for each bathroom, 3 pods for dishwasher, liquid dish soap, and shrink-wrapped hand soap for each bathroom ***Effective 1/1/24, Frio Premier/Frio Select Rental Homes will not be providing towels to guests, including bath towels, wash cloths, hand towels for the kitchen and restroom, and bath mats. Guests will be responsible for bringing these items. FPRH/FSRH is proud to be able to continue to provide bed sheets, including flat sheets, fitted sheets, and pillowcases for all beds. Linen fees have been adjusted accordingly to only reflect sheet rental and prices have been set based on house size and number of beds in the home. ***A booking deposit and a refundable security deposit (damage deposit) are charged upon creating a reservation. If you reserve via phone or the Frio Premier Rental Homes website, please note that your credit card will automatically be charged the first night’s rent for the booking deposit and $350 for the refundable security deposit at 12:00 p.m. central time on the day of booking (if booking after 12:00 p.m. central time it will be charged the day after). If you reserve via VRBO/HomeAway or another channel partner, your credit card will automatically be charged a 10% service fee that is paid to that channel partner, 33% of the total rental fee plus tax as your booking deposit paid to Frio Premier Rental Homes, and the $350 refundable security deposit. You will receive a receipt via email for your booking deposit and security deposit as well as a confirmation number. EFFECTIVE 8-27-2020, THE REMAINING RESERVATION BALANCE IS DUE 30 DAYS PRIOR TO CHECK-IN (MEANING, IF YOU RESERVE ONLINE FOR CHECK-IN DATES INSIDE OF 30 DAYS YOUR CREDIT CARD WILL BE CHARGED THE COMPLETE BALANCE!) THERE WILL ALSO BE A 3% CONVENIENCE FEE APPLIED FOR CREDIT CARD PROCESSING.

the agency stayed in touch with me right up until arrival, all as pictured on web site. $ bedrooms, each with their own bathroom, great for our groups 4 couples. Nice pool, greta view of the hills out all back windows and patio. Great covered pation with seating for the eight of us. We awere able to watch all the college footballl games on the large screen TV. Dineer at The Laurel Tree was superb. Could not ahve been a better weekend. Thanks

We enjoyed our stay. This is our second year to stay at this house. We like that each bedroom has its own bathroom. The property was clean and has pretty much everything you need. The pool is a plus, especially if the river is low. Access to the river is close. We do still rent a golf cart to get our stuff to and from the river.

Luckily someone cancelled and we were able to book this house last minute. We cooked all of our meals - don't forget cooking spray/oil and spices! Along with other cooking essentials - foil, foil pans, etc. We did have an ant problem by the pool - someone came over to take a look but couldn't treat because they didn't find an active mound. Patio was perfect and the washer/dryer was a plus. We will be booking again for next year.

Our stay at River Dance was amazing. Plenty of room for all of us to hang out in the house or in the pool. A great bonus was that each bedroom had a restroom. The river access was not too far from the house but the river was low in this area. We did find a great spot a short drive from the house.

Everything was really nice and cozy. The only thing was the A/C even after the sun had gone down and we’re all sleeping it still wasn’t very cool but it wasn’t anything that really bothered us or kept us awake. It was still very nice and overall would stay again and recommend.

I was unable to stay due to a surgery but my four brothers were able to enjoy the weekend there. The property was spotlessly clean and well-maintained. Check in went seamlessly,the manager provided good friendly customer service. It is just steps away from the river and in a very beautiful and quiet area. My brothers enjoyed the fire pit Saturday night. Positive recommendations for this property to friends and relatives for groups of up to 10 people. The price was in line for the area but wish it was more reasonable(don't we all). I am not sure what restaurant they went to but it was good but due the time of the year, the only one open. They did go down to the river which they said was kinda low right now but still flowing.

While we did experience an issue with the air conditioner not cooling, the manager on duty was very prompt in addressing our concern and had a repairman there the next morning. Beautiful home in the hill country! The home was the perfect size for our extended family. The house was very clean, and the swimming pool was a great bonus! The staff were very helpful. We did have a few issues arise. The coffee pot didn’t work, but someone dropped off a new one right away. The dryer wouldn’t get hot to dry the clothes, but we were able to use a dryer a few houses down from our rental. I would also note that the oven did not work. The cooktop & broiler worked, but not the oven part. There is also a grill. There is a very strong septic smell when you run the shower in the bathroom closest to the laundry room. Overall, the house was great! You have 2 river access points inside the gated community within walking distance. There is a convenience store close by. Great Location! Home was very spacious and nice. Decent pool and the kitchen had everything you needed. Everything was good except the beds need to be upgraded. One bathroom had an awful smell every time you showered. River Dance was close to the river but if you do not want to carry your belongings to the river rent a golf cart ( I was not aware of this). Subdivision is nice. Had a nice stay!

River Dance is the perfect small family home. We enjoyed our stay and plan to go back. The house is nestled in the Heartstone Subdivision. The location is the perfect distance from the Frio River. The property was well maintained and clean. Frio Premier provided us with phenomenal customer service from the beginning. We enjoyed floating the river, playing in the pool, visiting local shops and eating at Hippie Chic's. I would recommend this home to anyone looking for a wonderful family get away.

The perfect getaway
The property was perfect for us. All 4 rooms had their own restroom which was a plus. Everything was clean and when it came down to cook the kitchen supplied all we needed. Will definitely be back. Our experience was amazing!

Perfect weekend
Our group of 8 had plenty of room to rest, play and spend time on the river. House was spacious and as described and the pool was a big hit with the kids (ages 10 to 2). Neighborhood felt very safe and house is an easy walk to the river. Would recommend to others looking for a nice getaway.

We all enjoyed this location. The floor plan worked out perfectly for us. Having the bedrooms separated was a wonderful idea. The proximity to river access was another plus.Saw all kind of wildlife which nade foe enjoyable watching. Super place for small groups.
