About this house rental
Nestled in Green Valley North, this lovely house for $933 per night is a fantastic choice for your next trip. Experience the best of Las Vegas, Nevada when you rent this spacious, five-bedroom home centrally located in a highly desired neighborhood, 10 minutes from the Las Airport and Vegas Strip and 15 minutes to Raiders Allegiant Stadium. Quick freeway access to go anywhere in town and just a few minutes away from your favorite restaurant chain, supermarket, shopping center, and movie theaters. Huge swimming pool in the backyard plus BBQ, outdoor sitting place and playground games for kids. Fully equipped kitchen with coffee maker, toaster and the finest dinnerware. Bedrooms with new mattresses and high-end luxury linens to ensure you get a great night's rest. Wi-Fi, Digital Cable, 4K TVs, Pool table, Air Hockey, PlayStation 4, Board Games and more. Quiet hours start after 9PM till 9AM. Pool heating is $100 per day minimum 3 days or $600 for 1 week. The pool is cleaned once a week, additional pool cleaning is not included but is available for an extra fee. We respect our neighbors, after 10PM no one is allowed to be at the backyard or pool. HOUSE RULES NO SMOKING (This is a 100% smoke free property) NO PETS NO PARTIES NO LOUD GUEST Maximum Occupancy for this home is 12 including children. Excessive use of utilities, trash, laundry and cleaning will require extra fees. Rearranging indoor and outdoor furniture, reprogramming TV remotes or settings will require extra fees. Please treat home and neighbors with respect. No loud music or parties. Any noise complaints will be an immediate $250 fee from your deposit. NOISE (VERY IMPORTANT) Vacation rental properties are located in quiet, private neighborhoods and the City has a strictly enforced sound ordinance. We have zero tolerance with parties. No outdoor music (at all, ever) is permitted during the day or night. People's noise (outdoor/pool noise) is permissible during the day (8:00 am – 10:00 pm) but it should be reasonable. The noise level is measured with a privacy-free noise meter and security cameras are required by the city STR ordinance. People's noise (outdoor/pool noise/backyard) should be non-existent after 10:00 PM. Entire backyard, BBQ, outdoor dining table, pool and/or spa areas are strictly prohibited to use between the hours of 10 PM and 8 AM on weekends, and 10 PM and 7 AM on weekdays. We have 24hs security to enforce the city sound ordinance, if the noise monitor triggers the guest will receive a warning message through the rental platform app, also the manager will be contacting the guest by phone. After the second warning, the reservation will be canceled and all guests will be required to immediately vacate the property, without refunds. The guest is responsible to respond 24 HS to any phone calls from the manager. If the guest is unreachable for any noise complaints the reservation will be canceled (no refunds). The security team will be dispatched to help with the expulsion (trespassing) from the rental property. If security is involved for noise issues or any rules broken the fee is $500. The security official will read the trespassing law, failing to vacate the property local Police will be involved. “Under NRS 207.200, Nevada law defines trespassing as entering someone else's property without permission, or remaining on their property after being instructed to leave. Trespassing is a misdemeanor offense that carries a penalty of up to 6 months in jail and a fine of up to $1,000.00.” Pool/backyard/BBQ perimeter is monitored during quiet hours with security cameras, motion sensors and alarm systems. Tampering with the Noise Management devices (WIFI, Noise Monitor, Security Cameras, Alarms) is a violation of the City ordinance and automatic cancelation of your reservation. POOL The pool cleaning is performed once a week, (days may vary). We have no control over the weather in the sunny Las Vegas. Rain, dust, storms, pollen or high winds may affect the pool condition. The fee to have the pool cleaned at check-in is $75. Please advise the manager 3 days before your check-in date if you need the pool cleaned at check-in. Pool heating is available for an extra fee, (autumn and winter only) Heater fee is $100 per day with a minimum of 3 days or $600 per week (7 days). Please let the manager know 3 days before your check-in date so we can set up and preheat the spa or pool for you. When the service is requested, due to the equipment limitation the guests must choose between heating the Pool OR Spa. Due heater setup and we can not offer same day heating setup service. CHECK-IN / CHECK-OUT Check-in time 3PM Check-out time 11AM Guest's failure to fulfill check-out time without our written approval is a $500 penalty, no exceptions. GUEST RESPONSIBILITY AND CONDUCT You have 8 hours after the check-in time to report any damage to the property, including clogged bathrooms, clogged sinks, appliances broken, wall damages, etc Throughout the stay it is expected that all the property and all of its contents will be properly maintained. Agreement to replace or repair any breakage, damage or loss caused during the stay will be agreed to at time reservation is made. “Normal” wear-and-tear is considered reasonable and exempt from damage inclusion. Federal, State, Local, Intellectual Property or Trademark laws will not be violated while in residence and using wireless, internet, cable or phone services. The IP address, date and time of violations is traceable and will be documented. Creating any unlawful disturbance and/or engaging in disorderly conduct at property is prohibited. OVERNIGHT GUESTS AND DAYTIME VISITORS The number of guests on property is limited and set forth by the City law and must be adhered to at all times. All overnight guests must be disclosed to management and approved, as well as any additional daytime visitors. The fee for undisclosed guests after reservation is approved is $75 per night per guest. PETS We invite all guests with allergies to enjoy our house. Bringing any kind of pets to the house is a violation, the extra cleaning is $500 a day and cancelation of your reservation. PARKING Parking at the Property is limited and is home specific. No boats, trailers, RVs are permitted. SMOKING Smoking is not allowed inside the house or in the backyard area. Smoking in this 100% smoke free property will be an immediate $1000 fine from your deposit. AC THERMOSTATS All thermostats are locked between 70 and 76 degrees by our AC technician. Please do not ask to unlock the thermostat, the manager doesn’t know how. ACCESS We don't need permission to access the property if there is something you deem unsuitable that needs remedy. If you have a complaint about any aspect of the property amenities, cleanliness, or otherwise upon addressing this complaint to the platform or host you are authorizing us to access the property to solve any problem, repairs, or make the home clean, up to the standards you are requesting. House was fine but the rules were insane and the threats of fines were the craziest I’ve ever experienced with a house rental. I get it’s Vegas and people come party, but we were told we’d be charged if tiny landscape rocks were out of place among many other things.
Misleading listing. Hot tub is included in listing only to find out it’s an extra charge if you actually want to use it.
Cherry on top was having owner accuse us of taking a statue that he found twenty minutes later.
The owner wasn’t rude to work with but there were so many rules it honestly felt like the owner wasn’t actually comfortable letting anyone actually stay in the house… which is weird because that’s what you’re giving him your money to do.

My family and I stayed at this VRBO for a 20-year friends reunion with my girlfriends from college. The check-in process was easy as Alex sent very detailed check in instructions via email and text. Upon arrival to the home, the house was presented clean. In my experience, one of the downfalls was the spacing and the layout of the beds. My family and I were there with three other families. There was plenty of space and one master bedroom. If you’re there with other families who split the cost evenly it’s kind of unfair to have that unit by yourself, so be prepared to split the cost unevenly. There are two other rooms upstairs with two twin beds in each room and then a nice size loft with two full beds and a twin bed off to the side. If you’re there with other couples it might make for an awkward sleeping arrangement if you want to sleep with your spouse/significant other in the loft area. Otherwise, you can use one of the other bedrooms that has separate twin beds. The pool in the backyard area was nice however, it was a lot smaller than photo made it seem. One big downfall about this property is a lengthy set of rules that came attached with the rental. Initially, there were lots of rules attached, but as the date approached, Alex sent more rules pertaining to other areas of the house: entertainment, outside, maintenance, etc. My party and I strictly adhered to all of the rules and we also respected the very strict noise restriction as well. What I didn’t particularly appreciate was that I felt threatened to have my rsvp canceled immediately if I violated any part of his minuscule rules. It felt like no mercy, no reasoning, no exceptions!
The use of the outside pool area wasn’t available until 10am on the weekends (per rules posted inside). So at 930am on Saturday when our kids were excited to swim and bouncing off the wall, they had to wait inside until they were able to swim.
There are sound monitors inside and outside and cameras posted in the backyard as well.
Washer and dryer are available but overuse may result in a $150 fee.
“Avoid instant cancelations, no music inside the house after 9 PM.”

All in all, it was just an ok experience. We aren’t big party-goers and just wanted to laugh out loud, listen to music, reminisce and allow our kids to play like kids do - and we did so, timidly. I guess the owner has to be pretty tight in order to maintain a rental in sin city.

Check-in was a challenge as there is a security issue with location. Although the owner tried to text before we arrived, the text was vague and consequently ignored. Once we reached the owner, all information was sent to us and instead of taking a 1 Lyft trip, it ended up being 2.
Alex was a good host. There was an issue with the garage door, and instead of just sending a repairman, he reached out to ask if he could send someone. That was very considerate.

The pool was much smaller than photoed and we paid $99/day for the pool to be heated. The play area was as photoed but the playhouse was broken when we arrived and not fixed while we were there--4 days.

The rooms were not as anticipated, but we made it work. A large playroom had been converted to a mass sleeping area--only 1 king size bed in the house-3 queen sized beds throughout. The kitchen was as you would expect in a tract home--adequate, nice oven, extra refrigerators, great stove top. The dishwasher needs to be sturdier, it feels like it will come out of its place.
Overall, this is a tract home, it wasn't terrible, we expected a luxury home, we feel we over paid.

I understand wanting to protect your investment and having set rules, and it’s really not all the rules mainly the rule about the noise. The noise is a problem regardless of time of day when it’s portrayed as being an issue at night.
First day we arrived it was hot so we decided to go out to the pool and it was barely noon and we had music playing on someone’s cell phone, mind you not a giant loud speaker, a cell phone at noon, in Vegas. We were told we had to turn it off and there was no music in the backyard, period! If it had been late at night or in a quite neighborhood we would have completely understood, but all of the neighbors were listening to music in their backyards so it didn’t seem to be a HOA rule or anything to that nature. As you can imagine this really killed the time everyone was having. That coupled with the noise monitors and cameras everywhere made it feel more like a prison than a vacation. To the point we really didn’t care to stay in the home and wouldn’t recommend to anyone else that’s looking for that “home away from home” feel.
The house was clean and really cute, but it looks WAY bigger in pictures! Three of the rooms are also right together, like only a door separating them, not much room for “couple privacy”. Also, only two of the rooms have TVs and one of those two is without a door.
The Master is hands down the best room in the house, so if it’s an equal split among friends expect conflict over that room.
House had nice amenities such as washer and dryer, dish washer ect., but was very minimally stocked. Expected a little more for the price.
We will definitely be looking elsewhere for our next trip.

The kitchen was not as stocked as the website suggested - just the very basic dishes and appliances. We had problems with electrical breakers tripping and shutting off the stove/microwave. They are very strict about noise and have noise monitors alerting them when noise levels get too high. I felt I had to constantly tell the kids to be quiet - which is hard to do when they are playing in a swimming pool! Overall the house was great for our family getaway. Alex was very nice and pleasant to work with.

We had a great time in July 2020 at this beautiful home. Alex was very responsive and helpful.
We loved the house inside and out. Especially the pool! The pool table and airhockey table were super fun as well.
The house is in a quiet neighborhood with easy access to the interstate to go the the Lake Mead area. There is a neighborhood walmart that is nice and accessible.
We had a few problems, but Alex was helpful in getting them addressed quickly:

The grill needs a new cover and no grill utensils were provided. We ended up buying a cheap burger flipper and left it for the next guest.
Overall, I highly recommend this place for families and friends getting together for a great time!

We had a great time in July 2020 at this beautiful home. Alex was very responsive and helpful.
We loved the house inside and out. Especially the pool! The pool table and airhockey table were super fun as well.

Fun spot off the Strip
Family from all over US flying in for a wedding. The check in and access to the house couldn't be any easier. Keypad entry and garage door openers for come and go access for family doing different things. Very spacious and accommodating for families, super clean and relaxing. Off the strip and the hustle and bustle but close enough to enjoy the entire city. Plenty of things to do near by as well as dining. The only thing I can say slightly negative is with 12 people all on Wifi it sometimes makes the TV lag and have to load during watching.

The listing includes pool and hot tub, but after we had booked, the owner shared that we would have to pay to heat the pool and jacuzzi. I expressed that this did not seem accurate nor fair and the owner changed this requirement so that the use of pool and spa were included in our rental. So be sure to double check before booking!
