About this house rental

Nestled in Orleans, this lovely house for $408 per night is a fantastic choice for your next break. *Cancellation policy at end of property description.* Experience a Cape Cod vacation in a historically registered 1825 home that has been updated with all of the comforts of modern day. Finished and decorated with many colonial period décor pieces, this 3 Bed/3 Bath post and beam home boasts great space for family and friends. Local legend is told that this home was part of the Underground Railroad. Being centrally located in the lower Cape with easy access to Orleans, Chatham and Brewster and their many beaches, restaurants and shops, this home has it all. Spend time exploring the Cape and return home to a large yard and private patio for grilling and relaxing. *Common area has a (double) Murphy bed to accomodate additional guests. Non-refundable $500 Administrative Fee, Cleaning Fee $365 (Linens Included) plus applicable state and local taxes. Cancellation Policy: If the Commonwealth of Massachusetts bans short-term rentals, you would receive a full refund. Otherwise, our standard cancellation policy is in effect: In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $500 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

Overall, I do not recommend this vacation rental. Reviewer Comments: 1. We were assured place was ready at 3:30 We got there at 4:00 as directed and immediately a car with the housekeeper staff pulled up and rushed in to start cleaning We waited 45 minutes before they finished- very discouraging way to start our vacation 2. When we finally entered we saw numerous aunt traps lined up along the counter around the sink and other areas Then we saw various ants traveling throughout those areas especially around the sink 3. After a day of killing ants we went to the ace hardware and bought home defense and sprayed the entire perimeter of counter and flooring area of the kitchen-no more ants Why couldn’t you have taken care of this instead ofspreading useless ant traps around .that is gross to look and consider at the amount of money you charge for rental3. The air conditioner located at the head of the bed in the first floor bedroom is tantamount to ensuring a cold after a few days in addition to interrupted sleep throughout each night for the unlucky person on that side- it was a warm week 4. The sitting area aside the kitchen has the best tv but not enough seating-chairs???5. The nicest sitting area-living room has the worst tv and no air conditioning-Big mistake 6. It’s a beautiful place but the aforementioned need attention!!!!

Pros: Great communication and easy check-in with rental agency. Home dates to 1825 and charmingly furnished. Nice sized bedrooms and baths. Large attic space for kids to hideaway and play Good AC window units in bedrooms Mostly well-stocked kitchen Nice gas grill Not so much Cons, as "head's up" House is oriented close to the road. The AC units were helpful at draining out road noise. Great location close to Orleans but unable to ride bikes from house. Not the most comfortable outdoor seating options Stairs might not be for everyone. They were not a problem for our family.

The property was great. The patio could use some work to make it more enjoyable. The furniture on the patio is not comfortable. The rental company was very easy to work with, however their check out rules are a bit over the top I think.

Plenty of modern bathrooms and modern well equipped kitchen all while retaining historical charm and furnishings. Lots of space to spread out. Individual window air conditioning makes it nice for families that have some who want it colder than others in their respective rooms. Location is convenient to water and major routes.

More like an expedition to explore entire house. It came with tons of utensils and plates for in house cooking. Nice patio and grill if you wish to eat outdoors.

Overall, I recommend this vacation rental. Reviewer Comments: We were very disappointed in the lack of proper AC for this old house. There weren't enough window units to effectively cool the living areas. The dining room was unusable due to the lack of AC. We spent a lot of time closing doors to try to contain the cool air. The rental owners should consider adding a table and chairs instead of a sofa in the area off the kitchen. The owners should get rid of the mice and ants. The owners should leave instructions for the whereabouts of the second full bed they advertise in the listing. It would've been nice to have a larger receptacle for recycling. There was no pickup during our stay so I ended up bringing a lot of materials to be recycled home. On the plus side, the bathrooms were very nice and the kitchen had everything we needed.
