We are a couple (two people only), and we paid 1680 euros for eleven consecutive nights in the two-bedroom apartment directly above the Majestic Sunset cocktail bar/restaurant. This averages at about 1,000 euros per week! We like the extra space that a two-bedroom apartment like this one provides even though there are only two of us, as we do not like to stay in small and cramped rooms, although this was the first time we had stayed at this particular property. The property has 4 balconies with front (beach) and side (harbour) views. We have stayed in Mastichari at least three times before for two weeks at a time in fairly recent years before the Covid lockdown everywhere in Europe, and we like this attractive small beachside-town very much, with its good selection of bars and restaurants, sandy beach, laid-back atmosphere, friendly people (generally speaking), and the easy access to local buses to Kos Town and various other destinations in Kos, including the airport for those who do not take taxis, plus the ferry boats to Kalymnos from the nearby local harbour. Mastichari is a lovely place to stay and we have visited approximately 35 different Greek Islands and the Greece Mainland, on and off over a period of some 30 years or so, therefore we know Greece fairly well indeed, and we have huge experience of cheap hotels, expensive hotels, Pensions, Bed and Breakfast rooms, and loads of Self-Catering places in Greece of all shapes, sizes, and locations. We know our Greece! and therefore our negative comments below are based on truthful, objective, and fair-minded values!

This property is advertised as suitable for five people, and also advised as having a fully equipped kitchen which, frankly, is a nonsense! It has no microwave although I had very politely asked in writing prior to our arrival if a microwave could be made available but we did not receive any answer, plus after a few days of being there we were eventually asked by the owner if we needed anything for our eleven night stay. We again asked if it's possible to have a microwave oven put in the kitchen to which Pavlos (the co-owner) said a very definite and happy "yes" but we never got the microwave. It seemed to be lip-service only. The kitchen had four-only well-used, cheap tin-plate spoons, knives, and forks (although the apartment is for five people). The electric cooker was clean but the hinged metal cover to the electric cooker is precariously balanced when it is in the 'up' position and one day it fell back down onto my fingers which intensely hurt and really annoyed me for its very casual fitting. There were no seats, nor a table on any of the balconies. There was no spatula, and no whisk for making a breakfast omelette for example, I've had throat surgery in previous months and we wanted to cook a few 'soft' meals at the apartment but it became a really difficult chore to do. The apartment was not swept properly clean. We kept finding long black hairs in various corners plus other 'bits' and I ended up thoroughly sweeping the entire apartment including under the beds as I was not satisfied at all with the level of basic cleanliness in the apartment. We tried to use the old and very rusted washing machine which is located on a wooden base-plinth in the bathroom and, whatever wash-programme we set the washing machine at, it leaked very badly, with water pouring out and flooding the entire corner area of the bathroom floor. We had to fully mop-up the floor!

What a great room..it's a huge apartment and with 4 balconies all overlooking the beach and sea, it's in a perfect location. Staff were really friendly and helpful and despite only staying a night, due to travelling back from Kalymnos, they were very accomodating

Apartment was really good size for a family. Air conditioning worked really well. Very close to public beach which was quite nice. The apartment is above Majestic bar, but its not too noisy. Host works there so you can pop by to ask questiond and travel tips

Air conditioning not working in 1 bedroom. Host considered this not a problem as only 2 of us. There were 3 as per the booking. Balcony dirty and no furniture. No TV when ad said there was.
