About this house rental
The Pinetop Adventure Lodge is a beautifully unique house like nothing you’ve ever seen! Each room is themed around the many activities and adventures you can have in the White Mountains. We designed every aspect of the Pinetop Adventure lodge with YOU in mind. This Lodge is perfect for large family/friend groups or reunions. As you enter the Lodge you will be greeted by a huge common area that has a cozy fireplace in the corner (it’s on with the flip of a switch!), and the most comfortable couches and recliners you’ve ever sat in (you’ll see!). The large fully stocked kitchen with beautiful granite countertops will be your centerpiece for activity in the home, right next to the large dining area with huge dining table and we have extra table and chairs if needed as well. Just beyond the kitchen you’ll find the first master suite (there are 3), the Forest Themed Family Suite. The custom king bed is a massive work of art, custom made for this unique experience, and oh so comfy! There is a door with private access to the back porch from this room as well! The bathroom has a spa tub to relax your body from a long day in the mountains, and separate shower. This suite has another bedroom attached, specifically suited for children. The custom bunk bed and mattress underneath will sleep 3. This room is full of kids toys, books, a recliner, and has a desk for a designated office area as well. The powder room is also located just down the hall from the Family Master, and the laundry room with an XL washer and 2 dryers is at the end of the hall. Going up the staircase on that side of the house you will find the Happy Camper room which sleeps 7 (including extra twin in closet), the Snowboarding room which can also sleep 7 (extra twin in closet), a large bathroom designed for several people at a time, and the game room at the end of the hall (there is a queen pull out couch in the game room as well if needed). Crossing to the other side of the main floor you find the 2nd Master, which is the Horse themed room. This room has a comfy king sized bed and private bath and large walk-in closet. Down the hall the 3rd Master is the Lake themed room, with a queen, twin bunk bed and extra twin in the closet as needed (can sleep up to 5), with beautiful view out the front window. Up the stairs is the Grizzley Bear room which has a queen under twin bunk bed, and twin over twin bunk (sleeps 5). The Mountain Adventure room also sleeps 5 and the rooms are separated by a large bathroom as well. We do have a Ring doorbell camera at the front door, and the front and back porch have noise monitors that read the decibel levels and are set in accordance with the Pinetop City Noise Ordinance (92 decibels daytime hours and 65 decibels nighttime hours), we cannot hear actual sound or record sound with the noise monitors for privacy though.

We had an absolute blast, made great memories and was a pleasure working with you. I was unaware that this property was in a neighborhood and there are houses right next to each other. Also most of the pots and pans we had to wash because they were dirty. But other than that everything was great and what a great home! Thank you so much!

We stayed at this cabin with a large group of people, and have to say that the cabin is very spacious and had room for everyone. I appreciated the large couch and the additional chairs provided for seating at the dining table. We had a little bit of an issue with the cleanliness of the property, but we were able to address this with the owners right away. The neighborhood was nice and quiet and close to town and grocery stores.

Great home! Tons of space for everyone to feel comfortable. We had a blast and loved the atmosphere! The themed rooms were a hit! Thanks for hosting us! Great spot for a large group vacation!

My husband and I took our kids and grandkids to stay in this home and we thoroughly enjoyed it, and will definitely be back!

The property is fantastic has everything our big family needed. Weather was beautiful and the proximity to wood lake park was just what we needed to have lots of room to play. It is very evident that the neighbors do not like a vrbo property in their neighborhood. The neighbors were the only negative we had at all with the cabin experience, and I have no idea how to change that.

We brought a small group of women for a retreat and this home was perfect. The was plenty of space, lots of tables, chairs and amenities for 20 people. We will be back!

Weekend was a group of parents with 8/9 mo babies and the house couldn’t have been more perfect. Aimee was super responsive leading up to stay. Over all a 10/10. Already can’t wait till next time!!

This property is amazing. It has enough bedrooms and bathrooms for a large group. The house has everything you need! The owner is super sweet and helpful.

Very nice property, spacious enough for 8 families to stay and enjoy the trip. The terrace and BBQ grill are beautiful and have everything you need for a vacation.

Huge!
The house is beautiful and our group of 15 was very comfortable. Located in a neighborhood with HOA restrictions, parking, quiet hours, etc. Kitchen and pantry could use organization and more attention to ensuring supplies are well stocked. Extras like corn hole boards, folding chairs and tables were a nice touch. Lots to do in the area.

The owners were super easy to communicate with. The house was clean and had so many amenities that were good for bonding. The separate wings let us spread out and not worry about waking the babies. We couldn’t have stayed at a better cabin for our getaway.

We had a friends and family reunion and this house was perfect! The bed rooms were so cleverly decorated and the main area was perfect for a large group. We would definitely stay here again!

Great place to stay
Really liked the property. Neighbors are very close. We had to adjust the air vents a little to get heat distribution throughout the house but it worked great after the adjustments. Pantry was not available (locked) so we ended up using the laundry room for dry food storage. Overall we liked the place and would stay there again.

The Home it's self was awesome. For our large family it is difficult to find a place that accommodates us. The property (outside )was not at all what I expected. I have rented in the area before and assumed because of the size of the home the property would be the same. It was not, not at all. That is on me for not asking for more info or pictures up front. Same with the rules. We made it work and enjoyed our time together, but just a word of caution. Make sure to ask for all the Rules for inside and outside, if there are no outside property pics ask to see some and ask questions. We have small children that would have preferred to be outside playing in the fresh air on the playground equipment provided, but the neighbors were clearly not okay with giggling, happy children.. Luckily there is a park a short drive away with something for all ages to enjoy, but we had to leave everyday just to be respectful of the neighbors. We weren't aloud to have a fire or be out after 9 pm even though the rules said 10. The very first night one of the neighbors started yelling at 9 pm on the dot to be Quiet. There were 2 people on the back porch at the time. That was the first night so the rest of our time we were inside with all windows closed and outside lights off by 9 pm. Instead of being outside enjoying a fire and the beautiful stars.
Like I said we adjusted and made it work. I would much rather enjoy my family time without having the added stress and worry of neighbors that clearly don't welcome renters in there neighborhood.

Overall a good stay with couple of friends joining us. Not having a fence for the property made it extremely difficult to manage our dogs.

Family Time

This is a great property for families that are wanting to experience a quiet setting. If your family is one that likes to spend time outside enjoying the mountain air; this can be done before the hours of 10:00PM as there is a strict noise ordinance and the neighbors will let you know that. My family and I came out here for a family reunion. The listing states it sleeps up to 35 people, we were a party of 29. The "restrictions" on this property are insane! I understand that when you rent a house that certain requests need to be respected. We received a noise complaint from the owner the first night; less than half of our party was sitting outside having a normal conversation in the back porch and the rest of us were asleep. Owner called us a bunch of times (I was already sleeping) she stated the noise was extremely unacceptable and that neighbors were going to call the cops.
I went outside to check and no one was yelling, there wasn't any music playing so no one was singing or dancing either. I explained that a few of them were outside having a conversation but she continued to speak over me and her husband had the audacity to raise his voice at me. If you want to get a point across you speak like civil people, no need to be rude nor disrespectful.
Eventually, Everyone came inside after that and we called it a night.
The next morning while some of us were still asleep, they sent security over to come and check if everything was in place or not. Not only that but it just happened that the AC wasn't working anymore all of a sudden. I informed the owner and she said to Crack the windows and the doors open but to still keep the noise down!?? And that she would check with her husband about the AC. Yeah OK AC never came back on. Can you imagine 29 persons in the house with no AC while we were cooking and mingling it was ridiculously hot, we were sweating like crazy and unfortunately we had to sleep that way as well.
If you are going to list that your rental fits large parties you can't expect people not to have conversations and to walk on eggshells during their whole stay. Seems like the only way to fit their "noise compliance" is to whisper and not breath.
If you plan on coming with a large party be ready to tiptoe the whole time you're out there.
Also, If you're bringing toddlers make sure you tell them not cry, run, or play because God forbid someone calls the cops due to the "noise"
While the house was beautiful and very well decorated, this is by far the worst place I have ever stayed at. We took care of everything in there and respected boundaries and rules but I've never had an owner call or text me as much as these people did! Never again!

This home perfectly organized for groups with separate wings so that shared bathrooms are not overtaxed. The area was lovely and our group of 20 enjoyed it! We cooked all our meals so the kitchen could have been better stocked with pots and serving dishes. Also many of the bathroom drains were slow and sleeping pillows were scarce.

We ate our meals outdoors on the back porch, listening to the wind in the aspens and pines, watching the squirrels and birds, enjoying the changing skyscape. Inside, the kids loved the game room upstairs and adults liked watching and commenting on the huge detail-rich mural as much as we did watching family videos on the big screen TV. The kitchen was stocked with everything we needed for our round-robin cooking, and it was very well organized. At night, those who retired early did not get disturbed by the rowdy young adults in the living area because of thick doors and great sound-proofing. During the day we enjoyed Woodland Lake one mile away and the larger Rainbow Lake five miles away. We never did get around to the lava tubes and painted desert because we were just too well relaxed at the house. So grateful to the people who put their thoughts and efforts into creating this perfect, relaxing vacation venu! Thanks Aimee and family!!

We loved our stay at the house. We had a large family reunion. The house was huge, with fun decorated rooms and space for everyone. Beautiful home! Gorgeous neighborhood.
There were 18 women staying here for a retreat. Plenty of beds and bathrooms, so no bed sharing was needed. Large tables so everyone could sit together on the back porch. Beautiful neighborhood. The owner, Aimee, was friendly, engaged, and very fast to respond on all inquiries from booking to while staying in the home. Lovely home and experience!
