You could hear all the footsteps from unit above. Sometimes until after midnight and early morning. VERY ANNOYING and disruptive to sleep!!

To noisy. Could hear everything from the above unit. The complex needs badly isolation between floors. I would not stay there again.

We stayed six nights at this property to celebrate our anniversary. It was clean and a very large, end unit. Being first floor wasn't too bad, but the person above was rather loud at all times of day and night. The outside chickens/roosters were not an issue. You could occasionally hear them. We were missing the lounge chair, which would have been nice. Looks like all other units had one. All basic supplies were available and we enjoyed the complimentary treats that were left for us. Other resort activities (hot tub, hammocks, croquet, lawn games) were nice to have on relaxing days.

I loved the high quality decor. I had to laugh, though, at the disparity between the decor and the absence of cleanliness on walls and floors. The view was breathtaking.

Had everything we needed even a small soft sided cooler that was perfect for a day at the beach! Very clean. Centrally located on the island, walking distance to a few great coffee shops and shopping. Read reviews about the couch being uncomfortable, but there was new couch that isn’t pictured in the ad. Comfy bed. Great clean resort with lots of BBQ grills and games for families

Nice open floor plan, excellent location for easy access to the rest of the island. Couldn’t have any food out on the lanai due to the number of chickens. Grounds and beach access were wonderful. Enjoyed our stay would come back again!

My wife needs to work when we travel
And it was impossible to connect to herVPN , the speed of the internet that the owner pays for is to slow.
Also noise from above was really bad

So many great activities to do on site and it is close to town and the beach. We will definetly stay here again. And the owner had all kinds of stuff in the condo for us to use; snorkels, cooler, beach chairs, etc.

My wife and I stayed here for our honeymoon and really enjoyed the location and space. The unit is spacious and very clean (albeit slightly outdated with an uncomfortable couch) and included supplies for outings (beach towels, cooler, umbrella, snorkel gear). The AC unit keeps the living room and kitchen areas cool; the bedroom does get a bit hot at night, but nothing terrible with the ceiling fan and provided box fan running. The Pono Kai Resort is very pretty, has all the accommodations you'd generally want, is beachside, and in walking distance to a solid variety of food and shopping options throughout the town of Kapa'a. The resort is also equidistant-ish to both the south and north shores, reducing drive time for day trips. Would definitely stay here again!

We loved the location. A very clean condo. The resort had so many things to do there (lawn games, tennis, horse shoes & many more). We were on the ground floor and you could walk steps to the pool and the beach. We did not rent a car and there were plenty of things to do and places to eat in walking distance. We also used Uber to do some fun things close by. They supplied snorkel equipment (didn’t use because we brought our own), beach mats, cooler, lawn chairs and umbrella. We ate 2 meals a day there and the kitchen was great, fully stocked with supplies. We brought food and bought the perishables at the grocery store just up the street. We used the BBQ grill and they have beautiful gas fire pits you can sit around and hammocks to lounge in. I would go again it was amazing and so much fun!

Easy process checking in to the room and at the front desk. Space is really comfortable and feels just like home. We were welcomed with island snacks and a sweet fresh pineapple along with other goodies. Area is in a convenient spot surrounded by amazing places to eat. Would highly recommend staying here.

Pono Kai is a perfect place to stay when visiting Kauai. The location in Kapaa (Eastern Kauai) is situated midpoint to the island's North and South attractions and makes for convenient island hopping. The well stocked and clean condo unit we stayed in added greatly to the enjoyment we experienced on our stay in Kapaa.

Disappointed. Terrible excuse for furniture. One horribly uncomfortable couch was it. Bed pillows were like rocks. Though the people upstairs were doing nothing unusual, it sounded like a herd of cattle from them simply walking across the floor. Unit J101 should not be marketed as a condo. It was more like a motel suite.

Unit J101 is not what I would consider a “condo”. It is basically an extended-stay suite.

Enjoyed the proximity to the pool. The apartment had and still has a few issues that are pretty easily corrected. I appreciated immensely the quick responses to the needed issues that arose. Great service!

The condo was simple and in a perfect location close to downtown Kapaa, markets, and the airport. The beach was stunning and not too crowded. I enjoyed the free parking as well. The bed was a little small and very soft and there was no AC in the bedroom, but our host dropped off a cooling tower to us without us asking. Would recommend as its a great value!

This room was terrible , it smelt , it was literally dirty , the floors , the walls , the carpet! I would never rent this place again . We actually took the mattress out of bedroom and slept in living room next to screen door where we could get air from the smell and not have to sleep in the dark , dirty bedroom . We rented on 4th of July so finding some other place to stay was nearly impossible.
Thank goodness we had family staying in near by condos so we did not have to spend a lot of time in this unit . Very poor un keep , dirty , dated , even the drapes were a dirty shabby mess !

We actually took the mattress out of bedroom and slept in living room next to screen door where we could get air from the smell and not have to sleep in the dark , dirty bedroom . We rented on 4th of July so finding some other place to stay was nearly impossible.
Thank goodness we had family staying in near by condos so we did not have to spend a lot of time in this unit . Very poor un keep , dirty , dated , even the drapes were a dirty shabby mess !

About half way through our trip someone came and changed our door code with no notice. My dad was locked out on our patio for 4 hours!! They called my cell phone and left me a message after changing the code. I was out enjoying the island and didn't see the missed call until hours later. When I called to ask why they would change the locks the lady was super defensive saying she was just doing her job. I asked to have a manger or whomever told her to change the locks to call me. 2 weeks later, never a call, explanation, or apology. All my dads belongings were locked inside and he missed out on a day with his friends at the beach.

We loved this resort. The condo is very comfortable and everything worked perfectly. A few cosmetic things would give you a better first impression. I was very happy with my stay. It seemed as though the owners took great care at providing the necessities and things were very neat.

Location is perfect! Being located in Kapa`a is ideal for visiting all the sites on Kauai, since it`s in the middle of the island. The beach is right through the condo property, and across a sidewalk. It`s really RIGHT there. We used the beach chairs that were left behind by other guests (a little broken, but conveniently there), and there`s even some snorkels and umbrellas, so that`s really nice. Also, Kapa`a downtown is RIGHT there. You can walk on the paved beach path or on the sidewalk next to the road to get to all the restaurants and shops. I don`t think there are any condos closer to town, so walking to go out was a cinch! Now for the bad, when we first entered the unit, it smelled like cigarette smoke. Immediately I was worried, but we turned off the weird AC fan that was on, and it went away. We could still use the AC and the smell went away, but the first night was gross! The unit is definitely older (musty shower, old cabinets, musty in general). Contains THE MOST TERRIBLE COUCH OF ALL TIME. Each of us staying there probably broke our tail bone twice a night. Could you find a unit in the same condo that`s had more updates, for the same price, probably, but this one did the job of having a great location and nice little extras to make it a fine place to stay.

Pros: The unit had a key pad front door lock, where you enter a code to get in. No having to bring keys to the beach! :) The bed was very comfortable and had a nice overhead fan with a remote. There was also an AC wall unit in the living room. On the days the trades weren`t blowing and it was humid, it was great to have AC! Nice kitchen with a dishwasher. There were 3 beach towels, 2 beach chairs and a beach umbrella in the unit too. The condo rental company was very responsive. I asked for an earlier check in time and they accommodated that request. The front desk has a locked room you can ask to store luggage in also if you arrive before you can check in your unit.
Con: The couch was uncomfortable if you didn`t sit square in the center of the cushions but comfortable if you did...I`d recommend replacing it as it was the only con.
FYI, This unit currently only works for couples as there`s only one bed (and no pull out couch). I`d recommend owner look into adding a Murphy bed in the livingroom. This unit is ground level of one of the two back buildings. The view from the patio was pretty and it was very easy to walk out the living room onto the grounds. Being on ground floor It sometimes sounded like elephants were living above us lol! Thankfully everyone adhered to the quiet hours so by 10pm it was always quiet and wasn`t an issue.
The Pono Kai Resort: Good central location on the island. 1 minute walk to ocean and bike trail/walking path. In downtown Kapaa so can walk to shopping and restaurants. There`s laundry in all the buildings. The front desk is super friendly and helpful. There`s grills and picnic tables on the grounds as well as tennis court, croquet, putting green, pool, etc. We have stayed at the Pono Kai many times and we always enjoy our stay here!
