No bachelor parties or any other parties/events of any kind are permitted. Reservations are for families, groups of responsible friends with children, and corporate retreats only. No guests under the age of 25 are permitted without a parent or legal guardian. This area is fitted with outdoor seating and a large 55" flat screen TV to enjoy a football game or your favorite film! The backyard is also home to family-friendly games like a regulation horse shoe pit and bag toss boards. THE HOME This 5BR luxury property opens into a large front living room equipped with a 55" TV and comfortable furnishings - well suited for entertaining! Just off of the living room is a chef's kitchen with modern appliances and a dining area with seating for 8. Past the kitchen is another formal dining room with seating for 8, as well as a full guest bathroom with a walk-in shower. A hallway off of the formal dining room leads to the stairs and Master suite - the crown jewel of this property! The Master suite features a King size bed and french doors leading to the backyard/outdoor amenities. The Master Bath is fitted with a large soaking tub and walk-in shower so you can unwind after an adventure around town. The large walk-in closet of the Master suite is fitted with a twin size trundle bed which sleeps 2. A hallway off of the front living room leads to Bedrooms 2 and 3, each fitted with a Queen size bed, and a guest bathroom with a shower/tub combination. At the end of the hall, Bedroom 4 boasts a King size bed and en suite bathroom with a shower/tub combo. Upstairs, you'll find a luxurious second living area flooded with natural light and fitted with a 55" flat screen TV, comfortable seating, a mini bar and a small mirrored workout area. There are 3 different seating areas upstairs including a queen sofa sleeper. Bedroom 5 is also located on this floor and features a queen size bed and full size bathroom. A large deck can be found through the double doors and is the perfect place to sit back and enjoy a good book under the large umbrella. The deck overlooks the backyard and sparkling pool and has a staircase which provides easy access to the all of the outdoor amenities. Another quick flight up the stairs from the second floor leads to the "Bird's Nest" - a peaceful spot on the third floor of this home offering additional privacy and gorgeous views of Austin. Carefully consider these prior to booking: 1) This is NOT a party residence. The home is best suited to families, families with young children, family reunion, business travelers, and those looking to getaway for some R&R. ABSOLUTELY NO BACHELOR, BACHELORETTE PARTIES, FRIENDS REUNIONS, OR FRIEND/PARTY GROUPS OF ANY KIND! If a party is thrown during your stay, your reservation will be quickly terminated. This will be policed with video cameras and noise monitors. 2) Per residential regulations, outdoor activity is prohibited between 10 PM and 7 AM. No loud music and no music with slang or offensive language is permitted. This will be policed w/ decibel meter devices. 3) There is limited parking for 4 cars in the driveway. Street parking is not permitted per the HOA and your cars will be towed. Please also drive slowly as there are many children, as well as deer, in the area. 4) No wood burning fires. Please use the propane fire pit provided. Fireplaces are for decorational purposes only and not for use. 5) The pool can be heated to 84 degrees for $200/day. Please provide 24 hours notice if you'd like to heat the pool. THE GUESTSPACES ADVANTAGE Your vacation rental is GuestSpaces Rental Certified. All of our homes are fully stocked and include shampoo, conditioner, body wash, soaps, paper products, hotel-quality linens, as well as a bath towel and washcloth for each guest. Our kitchens are also stocked and include pots, pans, plates, silverware, glasses, coffee mugs and other items. We make it easy to stay with us! Drive straight to your rental and access the home with your unique lock code. This is a wonderful property for group travel. Spacious and comfortable. There is enough room for everyone to enjoy time together and still have personal space.

This house was great, but there was dead and alive bugs crawling throughout it. The pool was not clean like pictures. The other complaint is only master bedroom had hot water.

We booked this property for a family vacation, the rooms worked out well for us and there was plenty of space to spread out. The pool was by far our favorite part of the house, it's large and has plenty of trees around it to provide some shade. Unfortunately, being in that setting comes with it's own problems such as bugs. There were plenty of bugs in the backyard, but even worse- cockroaches in the house. I personally woke up to the feeling/ sound of something by my face, which made me think I was having a nightmare until the next morning I learned that 2 of the rooms had to kill cockroaches in their rooms and we had to kill a couple of bugs around the house during the day too.

Overall positive. Comfortable with plenty of beds/baths. Outdoor back walkways were filthy so we hosed them all down. Outdoor cushions also very dirty. The kitchen is poorly equipped in terms of pots, skillets etc. , but plenty of good plates, bowls, and glasses. The kitchen faucet is falling apart. Good meeting space and nice “lookout area”. Overall the home needs attention, updates and minor repairs. The master bedroom is wonderful. ( oh the dryer did not work not sure about smoke detectors ( the one in the laundry room had been removed ) and we couldn’t find a fire extinguisher). Very bad towels

To say our stay was disappointing is an understatement. The home itself was beautiful, but upon further look it was incredibly dirty, misleading and overall not worth the money. The amenities listed were not accurately depicted, considering the title of the property talks about a heated pool, yet you have to pay $200 a day to actually heat the pool. We spent 2 hours cleaning the pool and also had to sweep the entire outdoor area due to broken glass that was left from the previous guests. We also were greeted with some very unwanted visitors, a neighborhood rooster in the backyard/pool area and a cockroach in the master bedroom. After cleaning all morning, we finally decided to enjoy the pool, but it was cut short because of a noise complaint from neighbors, even though our volume was not any louder than the party at the house next to us. We were sent a very rude message about the noise and were threatened to cancel our reservation, one that we paid way more than we should have for what we got. We were also asked for our ages, which is incredibly inappropriate as paying customers. If you are going to have a home that sleeps 14 people with a pool, hot tub, outdoor games and multiple outdoor sitting areas, it’s probably best that your neighbors don’t mind group noise. We unfortunately were not able to use the outdoor amenities for the rest of the weekend in fear that we would be told our reservation was terminated and we would be stranded. The location of the home was not ideal for travel in and out of Austin, and at times there were not any rideshare cars available for pickup. All in all, I would go out of my way to NOT recommend this home to anyone who is trying to have any sort of fun, you are much better off taking your hard earned money and spending on a nicer, more accommodating home.

We were a group of 3 families. First of all the house is beautiful! Couple things though the Master suite is not so private. I was taking a shower while the yard guy was there one morning and he came into the outside shower part which was attached to the master shower and totally open and it has CLEAR glass! Pretty sure he got an eye full! I would suggest frosting the glass at the very least! The master bedroom also never really cooled down. The MAIN problem was the neighbor!! First day we got there and started swimming having a good time we received a text from the property manager saying we were too loud! IT’S ONLY 5pm at this point! He sends a video that was sent by this neighbor apparently this character was standing at our fence line recording us!!! Now we know no noise after 10pm per city ordinance what they initially told us but come on!! 5 o’clock!
The rest of the week we were in by 7!
This neighbor was calling us names on this video too and one night we were on the patio and he came at us with a freaking bullhorn! Claiming he had petitions against this property and we were not welcome go home!!! So look does it suck for him that this is a VRBO house in his neighborhood yeah probably!! But when you pay nearly 7,000 for a week this is not what we had in mind!! We’ve done this together for a few years and have never been harassed like this! I think the owner should reconsider this a vacation house because my suggestion is DON’T WASTE YOUR MONEY unless you plan on staying inside the whole time and not playing in the fabulous pool! Also DONT YOU DARE play music those neighbors will get you!!!

Our time spent at the house was wonderful…. We enjoyed the pool and backyard every day!!!! The bedrooms and overall accommodations were spacious and enjoyed by all of us. It was also a great location for getting everywhere we wanted to go in Austin.

Property was great. Beautiful house. Clean with great spaces. Only small issue was the safety situation with small children and a pool was not great. Alot of doors outside that were hard to monitor. Otherwise, fantastic stay.

Family weekend in Austin
Our time spent at the house was wonderful…. We enjoyed the pool and backyard every day!!!! The bedrooms and overall accommodations were spacious and enjoyed by all of us. It was also a great location for getting everywhere we wanted to go in Austin.
