Welcome to a rare four-bedroom offering that is a combination of an oceanfront condo above Balboa Boardwalk with stunning views of the sand and sea and a home that is located directly behind unit A. This is the perfect choice for a larger family or smaller families vacationing together as there is an adjoining door between bedrooms that connects unit A with unit E. All four bedrooms are on the same floor so there is no need to walk down the stairs from one unit, then back up the stairs to access the other. These well-appointed vacation rentals are completely refurbished in every way with new Thomasville living room furniture, new Samsung stainless steel appliances, new smart TV‚ new floors, and new window treatments that create a beautiful oceanside haven for all who choose this condo combo enclave. Enjoy lawn and ocean views from the patios, which each sport two high-top chairs and a table and a barbecue on each patio. Front unit A sits oceanfront with spectacular views from the living room, kitchen, and main bedroom. Rear unit E also has a view of lawn, sand, and sea from the living area, kitchen, and patio and while unit E view is somewhat limited compared to unit A - it's great nonetheless. Both condos are beautifully furnished inside and out with beach chic amenities and accents. Each has a large great room with comfortable seating clusters, a ceiling fan to keep you comfortable, and a large TV for you to enjoy when you are relaxing and reconnecting indoors. Each home also has a beautiful modern kitchen with all the appliances and amenities you need to create meals and snacks for everyone. Each also has a breakfast bar with stools next to an inside dining area for six, so inside dining is easy in each condo. There is one double sofa bed in unit E. All bedrooms and baths are furnished with a generous supply of premier linens and as well as several ceiling fans to ensure you are comfortable at all times. THINGS TO KNOW Light construction will commence nearby from Sept 2023 to May 2024. Usual hours of intermittent construction are from Monday through Friday 7 a.m. to 4 p.m. with occasional weekday work until 6:30 p.m. Construction will not occur on weekends. Rates have been discounted by 10% for all booking stays between now and May 2024 to compensate for any inconvenience. Due to the moderate coastal climate, this home (like most in the area) does not have air conditioning. Our rental agreement includes a no-tolerance policy regarding excessive noise, occupancy, and parties. Deposit forfeitures and evictions are strictly enforced. Please ensure you are comfortable with these policies before renting with Vacasa Seasonals, Inc. Reservations for this home will not be refunded if canceled within 60 days of arrival. If you are bringing a dog on your trip, the nightly pet fee is already included in your quote when selecting "Yes" to pets. No more dogs are allowed. Parking notes: There is free parking available for 2 vehicles. Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). (A discount may be applied for stays of 28 nights or longer, if permitted.) The Damage Waiver covers you for up to $3,000 of accidental damage to the Property or its contents (such as furniture, fixtures, and appliances) as long as you report the incident to the host prior to checking out. The Damage Waiver fee eliminates the need for a traditional security deposit. More information can be downloaded from the "Rental Agreement" on the checkout page. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation. Terrible. Booked an expensive place thinking the place would be so nice. No heat. Five heater of 6 didnt work. Little response from management. Finally brought us space heaters😂 the heaters tripped the circuits so then no power and food in fridge ruined. They said there was parking but there wasn’t and just told us to street park😂 on a holiday weekend in Newport Beach. Had to lug our luggage and groceries down the street with a husband with total knee replacements. Light in closet was permanently on. Person who brought space heaters replaced the light but with a pull switch that couldn’t be reached so it could not be turned on. Boardwalk was blocked part of the time so had to walk above the neighborhood to get access. Was not notified of this inconvenience. People next door blasted music and used horrific language and yelled until after 3am. Management said they could do nothing because they didn’t manage the unit. We looked at the sign on their balcony next day and is managed by the same company. Kept getting texts saying we would hear back from the local management and only time was when the heaters were dropped off. Big Slat on the end of the bed fell down the middle of the night. Had to take the bed apart and fix it in the middle of the night. Good location, bad service and no heat.

Over all nice. We had two units and could walk through. Nice towels and kitchen needs. Not very quiet due to park and maintenance crews. Lots of kids and traffic. Parking space was great to have one for each unit. Newport Beach is a wonderful beach for a weeks stay. Lots of great food choices within walking distance.
