Nestled in the heart of cottage country, in Leeds & the Thousand Islands, our property is conveniently located just 3 hours from Toronto, 1.5 hours from Ottawa, and a mere 30 minutes from Kingston. Direct access to Grippen Lake with a private dock, serenity awaits you at our lakehouse. Enjoy views of the lake from the wraparound deck or relax by the dock where you can enjoy boating, swimming and fishing. The Space: Our newly renovated lakehouse boasts over 2000 square feet of living space, providing ample room for relaxation and recreation. With 4 bedrooms, 2.5 baths, and the capacity to accommodate 8-10 guests, it's the perfect space for families or friends to create lasting memories. You'll find a fully equipped kitchen and inviting dining area, ideal for shared meals and gatherings. Outdoor Bliss: The wraparound deck is the perfect place to unwind. It offers breathtaking views of the lake and a front-row seat to stunning sunsets. Down by the water's edge, you can take advantage of complimentary kayak and canoe use for a day of leisurely exploration on Grippen Lake. Beautiful views and lots of space for 5 friends to hang out for a weekend and enjoy a little nature. We made use of the canoe and kayaks to explore shorelines and nearby island. Shopping fairly close in Gananoque but your GPS may take you to visit neighbouring cottages before getting back on track to the local highways. That was part of the adventure.

Perfect location, well equipped kitchen, awesome deck over looking the lake. Nicely decorated. Lots of accommodation for 10 people. Kids loved all of the water sports and fishing. Just a little piece of paradise for a family getaway.

Overall beautiful property, accurately pictured in listing. Lake is quiet and calm. Cottage is easy to navigate to. Seeleys Bay is a short 10 minute drive and has grocery store and LCBO.
When we arrived the toilet and sink weren’t working but Julia was easy to communicate with and sent a plumber the next day and provided a small refund for our troubles which was appreciated.
The water is quite weedy with lots of silt. The dock is nice but it would help to have a ladder to get in and out of the lake easier and to avoid walking through the silt.
It was very buggy but Julia provides bug spray and a bug zapper.
The kayaks and canoes were great to have however the green canoe’s seats are broken.
There are two paths to the lake, one via the driveway which is easy, however the second path is via steep uneven concrete steps that are not good for small children or older adults.
Fishing was great, caught bass and blue gill.

We had a great few days. Came a few days before wedding to relax and get ready. Lots of room for 10 to 12 people. My husband and I used the kayaks available before the rest of family came. Listened to the loons on a very quiet lake. The beach is not the best for small children or if you do not like weeds, but the rest makes up for it. Well stocked kitchen and linens. There is even a small powder room in the upstairs bathroom. It is exactly as shown on the website. We did bring our Keurig but not much else was needed. The wrap around deck was a great place to have our morning coffee or afternoon drink. Julia was a great host and replied to our inquiries immediately. Would definitely stay here again if we have an event in the area.

Beautiful and well equiped house in the woods overlooking a beautiful lake. The office space was also much appreciated. Easy to get to (only 25 minutes from Gananoque). Very nice and accomodating property owner and we would not hesitate to recomend or stay at this property again.

Home was exactly as described: freshly renovated, comfy amenities, clean, fully equipped kitchen and lovely views of fall colours by the lake. Thanks Julia for being a helpful host, your cottage booklet (including things to do nearby) was well done and we truly enjoyed our stay.

Over the span of our month-long rental, we had our daughters and their families stay with us, as well as some friends, all at different times. Thankfully, the washer and dryer made providing everyone with clean bed linens easy. The cottage was very spacious, comfortable and obviously newly renovated. The waterfront facilities are ideal for using the provided canoes and kayaks, or for a fishing boat (not provided).

Lovely lakefront property!
My family and I, including our golden retriever, really enjoyed our stay. The cottage itself is renovated and nicely designed. The kitchen has everything you need (though we brought our own Nespresso machine as we are picky with coffee), the beds were comfortable, the couch with views of the lake was a favourite for an early morning read. The mosquitoes were horrible at the back of the house when we arrived just after a storm (to be expected) but there is a healthy dragonfly population that takes care of them and they did not bother us at all in the front of the house on the porch or by the lake and dock. Barbecuing with a view of the lake was awesome! The dock is great and it's very easy access to put in a kayak or canoe (4 in total on property). I would say its not great for swimming by the shore due to water plants, but those braver than me might enjoy it. Lots of lovely fireflies at night when we roasted marshmallows at the firepit. The host was great and answered my question very quickly. We will come again!

Great location
This is a beautiful property, and is well kept. Everything was available as listed in the description (kayaks, fireplace, pantry essentials etc.).
My only other feedback would be that a screen door near the front door entrance of the building would probably help with keeping the bugs out. One of the bedrooms is close to the front door and during our stay this room would be constantly invaded by bugs from the outside.
But, I would definitely consider booking here again in the future!

Griffen Lakehouse
The listing is a very well equipped 3 story property with private driveway and easy access to the lake. Other than the Dock which we understand is to be renovated shortly, the property was in pristine condition and very comfortable. Our family of 7 plus a dog only spent 2 days at the lake and had planned a longer stay why circumstances did not permit. Unfortunately the weather did not co operate and we had rain for of the 3 days we were there. We managed Ok though and there is a lot of indoor games/activities provided as well. In all, a very restful weekend with gracious hosts.
