Non-Smoking: All of our vacation rentals are Non Smoking. Many of the gated condo complexes are completely smoke free (including e cigarettes) within the entire gated complex. Hair Dryer: There are hairdryers in each bathroom. Baby Equipment: Due to safety/sanitation/liability we do not provide baby equipment. Please refer to our Concierge Service page on for local company that rents, delivers and picks up baby equipment. No Pets: All of our vacation rentals are pet free. Parking: Parking for one car in the garage. Additional car is on a first come, first serve basis in any unmarked/visitor parking spots. Maximum two cars allowed. Must have parking pass on dashboard throughout your stay. Parking Passes provided upon arrival. Oversized or commercial vehicles are not allowed. Swimming Pool: Two community swimming pools. Hot Tub: Two community hot tubs. Fitness Room: Yes, fitness room onsite. Air Conditioning: Yes, central air conditioning throughout. BBQ: Community BBQ's near the pool Washer and Dryer: All of our vacation rentals have a washer and dryer in the unit. Cable TV: TV's in Living Room, Master Bedroom, Guest Bedroom and Loft WIFI: WIFI included. Linens: All bed, bath linens and beach towels provided. Kitchen: Cookware, Drinkware, Utensils, Dishware, Drip Style Coffee Maker and Keurig Style Coffee Maker, Blender, Rice Cooker. Waikoloa Beach Villas A23 is located in the A Building. It is a loft style floor plan. Upon entry to the unit, you will be going up stairs to the second floor to reach the main living area, kitchens, master suite, guest bedroom, bathroom, and washer and dryer. The upstairs loft space is ideal for a little getaway. The swimming pool is just steps away! This vacation home is a perfect place for a relaxing vacation! The Waikoloa Beach Villas are a gated condominium community in the heart of the Waikoloa Beach Resort on the Kohala Coast of the Big Island of Hawaii. Centrally located across from the Waikoloa Queens Marketplace, Island Gourmet Market and Kings Shops for great shopping and excellent dining. Anaehoomalu Bay Beach is a short 15 minute walk or a few minutes’ drive from the Waikoloa Beach Villas. All of our vacation rentals include a basic “start-up supply” of: laundry detergent, garbage bags, kitchen sponge, liquid soap, dishwasher liquid, paper towels, toilet paper, conditioning shampoo, small bar soap, all-purpose cleaner and salt/pepper. Cooking oils, condiments, spices, food storage bags, plastic wrap and aluminum foil are not provided. Once the startup supply runs out, guests can restock at nearby grocery stores. Lovely unit, close to the beach and shops. Very quiet and peaceful. The washer smelled a little moldy but otherwise everything was excellent.

Good location although getting in the gate can be tricky with traffic (it is just as you enter resort area and a sharp right so it can be tough to align properly for the key pad).
Unit is a good size and nice layout for privacy in each room for guests. This place would work well for a family traveling with kids or two couples with a kid or two. Located near the pool which is convenient but not too loud or annoying. Lanai is rather small, has a table and chairs but it is tight fit for four or six people.
Recommend the owner invest in some decent pans and knives, it was a challenge working with the items in the unit. Although the kitchen is well stocked with gadgets, it has basic cooking supplies at best (oil, salt, pepper). Queens market across the street has everything you need for a great stay including wine and all the deli selections you can imagine !
One note for the managers, the clothes washer needs some attention, very musty smelling and we decided not to use it at all.
All in all, a good spot for exploring the kona and waikoloa areas of Hawaii. Easy to get around Waikoloa Beach and close to everything you need for a fun vacation.

Unit was perfect for our family! We had to abruptly change plans due to the fires on Maui, and stay on the Big Island for our entire trip. We were lucky to find this available. Spacious, clean, and very well furnished.

I would definitely come again to this property. Two things though.1) the kitchen trash was 2/3 full when we arrived. So someone forgot to empty the kitchen trash.2) the washing machine smells like mold. It needs to be attended to. Thank you.

Overall the property is very nice and has everything for a long stay. Beds are very comfortable, well equipped kitchen. Location is the best, about 15 minites walk to Waikoloa beach. Queens market place just across the street. The only things that I would recommend is to replace a dishwasher and beach towels. We were not able to use a dishwasher beause it was not in a working condition. Besides that we had a great stay, and I would stay again in that unit.

This was a great place to stay. The location was great being right across from the Queen’s Market. The community was quiet and well kept. The unit is right by the pool and very conveniently located. The unit was well stocked with care. We did have a few issues that we hope will be addressed in the near future- the washer smelled of mildew and mildew was visible in the gasket area of the front loader. We did not use this as it was so bad and we did not want our clothes to be ruined (we have been down that road before with front loaders and are not willing to go back). That was disappointing as we choose condos/houses as opposed to hotels due to the availability of laundry facilities and we pack accordingly. Not being able to use the washer was very inconvenient. Hopefully this will be rectified soon! Other than that, everything was great and we would definitely stay here again.

The property is spotless. Location is wondeful. Right next to and a nice view of the pool area. The gym is right there also. Walkable to the beach, Marriott, Hilton and Lava Lava beach front restaurant. Also, a stones throw from King and
Queens Village which has grocery, resturants and tons of shopping.
Highly recommend this property.

This is a VERY spacious and well laid out condo. It is very well supplied in the kitchen with cookware, dishware, cutlery, storage containers, etc. The washer and dryer were enormously handy so we didn't have suitcases of dirty laundry to take home. My favourite thing however is how quiet it is. I am a very light sleeper and struggle with getting enough sleep, so this was really appreciated! The 'Quiet Hours' were followed by everyone it seemed in this development. Even though we only used the pool for short visits twice, it was nice to have it located so close to our unit. Proximity to Queen's and King's Marketplaces was very handy for grabbing a few things for groceries, a restaurant visit, shave ice, gas, etc. On the first day after arrival, we found the tub drain in the second bathroom was very plugged. An email was sent to Resortica Hawaii and it was promptly taken care of while we were out that day. The only other issue we had (which had nothing directly to do with the unit, owner, or property manager itself) was that there was a renovation underway in the unit next door which on one occasion began at 6 am, and then 7 am the next day. I did reach out to Resortica Hawaii to ask the contractors to adhere to the Quiet Hours if residents/visitors also have to. Following that, it seemed the contractors left and didn't return so we did have quiet again. That said, 2 days after our complaint, we had a flat tire and a screw was found in the tread of our rear tire. I don't want to think this had anything to do with our complaint but it does seem coincidental. We will have to pay out of pocket for this repair to our rental car company but realize it could just as easily have happened while we were driving around the area. I would definitely consider returning to this property next time we're on the Big Island. We really appreciated the spacious unit, beautifully managed grounds, quiet location, proximity to great beaches, shopping, and restaurants. A huge thank you to the ladies at Resortica Hawaii (Mona, Theresa, and anyone else whose name I may've forgotten!) as well as the great maintenance guy who gave my husband and I a hand changing our flat tire. Your help was GREATLY appreciated!!

From the moment we made our reservations to when we had to leave, we've had an easy, worry-free, and cared-for experience with this property and its managers. The spaces are comfortable, amenities thoughtful — we even found binoculars on our way out to Kilauea! We so loved our family getaway before our daughter begins her freshman year in college. It was very special indeed and made more special by this home. Mahalo and love from San Francisco. We hope to be able to stay here again.

We came to relax as a family and this was THE PERFECT place to do so. We cooked, swam, played board games and WII as a family.
