The location of the unit is fantastic. Overall very pleased. A couple small suggestions. All the remotes needed new batteries (tv/garage/etc). That was a pain because nothing worked. The units needs TISSUE in every bathroom. There was none. The cooking pans could be updated. Like I said, all small stuff. Overall we really enjoyed our stay.

Look elsewhere- needs a lot of work
1. Access to this property is awful. The keypad was broken and there was one master key that barely worked to the front door- because the whole lock needs to be replaced.
2. Barely any kitchen supplies, so forget trying to make a simple breakfast. Coffee machine does not work because there is a hole in the pot.
3. This place needs some TLC before it should be rented out.

Superb location on the Eagle River
We stayed here in October 2021 and really enjoyed the property, home, and access to the Eagle River for fly fishing. There were plenty of bedrooms to choose from for our small group. The fly fishing was great right out in the backyard. Love the area and will be back!

Run down property
This is a nice home in a wonderful location. Unfortunately, it is not in good shape. The carpets were stained, old and worn. The back porch was in desperate need of upkeep. The bedding was old. We also shared the home with a tenant above the garage who was a very nice man. However, this caused parking issues as he had the entire garage and part of the driveway. We also had no use of a closet in the master bedroom as it had a lock on it. I would not stay here again for these reasons.

Wonderful home located outside of the Vail hustle and bustle
This joke was perfect to get away from the noise of the Vail city center. And tha property managers were great - responsive and detail oriented. With hesitation (because we don’t want too many people to booo reservations so we can go back), we highly recommend this property.

In five stays over four years, we have sadly witnessed this property go down hill.
We won’t be returning. It was not clean or has it been well maintained. The
window frames had years worth of accumulated spider webs. The finish on the beautiful front door is completely gone. The kitchen counters were clear of clutter but sticky and dirty. The dishware, glasses and pans were all still dirty and in the cabinets dirty. Pans had BBQ sauce on all surfaces. There were no wash cloths, no dish rags or sponge, one lonely dish towel, one hot pad, no Kleenex and the toaster didn’t work. I could go on. Such a beautiful location and setting but sadly, we won’t be returning.

Excellent place
Great house. Best place to be on river.
Just a couple negatives.
Cigarettes butts on down stairs window ledge. Toaster didn’t work.
Dish washer was real hard to operate. Even the cleaning person before our arrival reported it as broke.
Also, we knew that someone was living on property. Nice man, but quite surprising when he walks around outdoor wall to go look at river twice a day.
We will stay there again. No question

We spend a really beautiful and relaxing time in our stay in this house!! But something unexpected happened on our last night of our stay that changed everything! Somebody gets into the house in the middle of the night! We heard steps around the living room and kitchen. My husband and I thought that it was his brother and so his brother thought that it was my husband or I. In the next morning we talked about it, and we realized that none of us was at that time walking around the house!! So!!! I get very scared!! We let know to the company and they took a while to investigate but at the end they said that nobody of their team was working to go to the house at that time and also they check about the people that lives above the garage ( something that we never know about it) that have access to the house and the company said that they were not in the house in those days! So they didn't resolve the problem!! We never know who was the person in our house in the middle of the night. We have never experienced nothing like this! So freaking scared! We loved the house and we want to rent it again by summer, but with this we never ever rent this house again!!

Wedding Bliss
Our family stayed here for our daughter’s wedding nearby. Fantastic experience! Beautiful surroundings and home. Everything you need. Very well equipped kitchen complete with spices. Only issue was no accessible closet in the master bedroom. But not a big deal. We saw river minks and a bunch of turkeys. Stay here!

Opening the windows, listening to the beautiful Eagle River run was so peaceful. My family needed and enjoyed - 44 Canyon Ct. - everyone had enough space to read, play, fish, hike, relax by the river, watch the sunrise, explore and feel safe and secure. We cooked all our fantastic meals, so we purchased an extra set of silverware- left it for future guests. Bring your own kitchen knives, etc..if you are picky for preparation. Wish the light switches were labeled, dishwasher filter was clogged, we cleaned it and washing machine needed detailed instructions, it required attention. The back deck was nice, wished for some shade/umbrella.... My grandson caught his first Rainbow Trout, fly fishing with his guide,(Eagle River Anglers- Bob Nock/Luke) in the “backyard“ river of this beautiful home. Location to grocery store (Starbucks) was only about 6 miles, if we needed anything. Perfect week of vacation, fishing, photography and weather. Well maintained property, Turnkey answered all texts quickly. We will be back.

good place for the summer, but has a few issues
It was a nice, roomy house and the fishing was good. The location was good, away from high density areas but not too far away from stores to be inconvenient. There were a number of small mammals to watch, and if you like watching birds, the variety was amazing! Upon our arrival however, we discovered the downstairs bathroom was not clean; later that evening we found there were not enough towels or pillowcases, and there were no washcloths, which the management brought out the next morning. When getting out dishes and utensils for supper, we found many had been put away with dried on food on them. We showed the mangement a couple of the bowls the next morning. They did offer to send out housekeeping, but we like our privacy once we reach our destination and just did the cleaning as needed. What we discovered is that the dishwasher did not do a good job at all, it probably needs replacing, and we ended up handwashing everything we used. There are also some plumbing issues that need to be addressed by the homeowner: The master shower and the 1/2 bath sink drain very slowly, and the master tub fixtures leak water very badly, which ends up all over the floor. We were going to use the grill, but there was so much grease that had not been cleaned off or out of the pan, it caught fire when the guys lit it. Luckily 2 of them are firefighters. We decided to just use the grilling skillet in the oven instead. We also kept getting a gas odor in the living room occasionally, so there may be a leak around the fireplace. The week we were there was pretty hot, so the downstairs, which has no AC, really could use a couple of larger fans. Other than those things, it was fine and we wouldn't mind staying there again if those issues are addressed, both for comfort and SAFETY.

One light above master bed would not turn off - bad switch (reported) we unscrewed it. The property is right on the river with great fishing access, but because of private property, there was limited fishing access. Could provide info about private property down stream, it was not marked. Great access to town and restaiurants, even with Covid-19

We rented this home as a get together spot for a place for our immediate family to get together to celebrate milestone birthdays. The house is beautiful and the river and fire pit were perfect. Unfortunately no fishing because the river was at it's peak and overflowing the banks during Mid-June. The house had ample space to hangout - inside and outside. Bedrooms were spacious and comfortable. House was well stocked with pots and pans, but essentials like salt/pepper and eating utensils were not. The only other comment I would have is about the "tenant on premises" - to me this means he is in a separate structure on the grounds, but its really a connected apartment that shares the interior of the house and garage. He was very nice but it was not defined that way. Driveway is tricky with not being able to block or park in the 3rd stall. The house was clean in general but the rugs were very dirty. A house cleaner showed up after we did (well after noon check-in) so I'm assuming it did not get cleaned prior to our stay. Easy access to town but little to no reception if you are needing to work.

Fabulous stay in a beautiful home and setting
This place is really special. From the setting on the river, to the space and comfort for a large group of people to stay, to the town of Eagle and proximity to the other Mtn towns - its a great spot and we will likely be back soon.
