Full of antiques, photos, and historical family treasures, this home is captivating, to say the least, but is also super kid-friendly with tons of toys, books, and movies provided to ensure that all kiddos feel welcome and entertained! Gather around and enjoy the beautiful open kitchen and dining area, fully equipped with a Ninja Air Fryer (the best!), Ninja Blender, gourmet food processor, Keurig (with a frother for those lattes/ cappuccinos), a coffee maker, our signature KitchenAid Stand Mixer, plenty of bakeware, dishware, pots and pans, a crockpot, and more! The shotgun-style home offers great spaces to gather around, but you have the option of closing those original double doors to close off each room. Also downstairs is a study equipped with a desk (with a monitor and Bluetooth keyboard and mouse), seating, and a Smart TV! There is also a family room with a gas fireplace, Smart TV, a full dry-bar with tons of different drinking glass options, and a mixer set! There is also a full bathroom on the main level and we provide salon-quality shampoo, conditioner, body wash, and luxurious white plush towels! All three bedrooms are very roomy and are located upstairs. The first of two primary bedrooms has a king-sized bed with amazing linens for an amazing night's sleep (plus sound machines/ alarm clocks in every room!), a comfy sitting chair, a romantic non-working fireplace, and a closet. The 2nd primary bedroom also holds a king-sized bed, a computer desk, a vintage non-working fireplace, and a closet. The 3rd bedroom has two twin beds each with a twin-sized trundle and a large rustic dresser plus a very large closet. There is another full bathroom upstairs with a claw foot tub (handheld shower). The onsite laundry area is off the kitchen, easy to use and we even supply a few laundry pods. We also supply plush 5-star quality white towels, black hand towels for make-up removal, extremely comfortable bedding, k-cups, coffee filters, creamer, hot cocoa, spices, a few rolls of toilet paper per bathroom, paper towels, trash bags, and the list goes on (we’ve thought of it all!) For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors. Property. The property (“Property”) is located at: ___________________________________________________________ The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit. Term of the Lease. The lease begins at 4:00 p.m. on ___________, 20__ (the “Check-in Date”) and ends at 11:00 a.m. on _________, 20__ (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately. Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated. Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner. Rental Rate and Fees; Damages Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
