Really nice time staying, staff were friendly and the hotel was quiet despite being close to the city centre.
My room was a bit too warm for me otherwise the room itself was lovely.
Hotel is in a really convenient location and was only a 5-10 minute walk away from the station.

Desk staff are friendly and helpful. Gave some recommendations and like that they have a partnership with two restaurants that offer discounts to those staying in the hotel. You can hear everything in the hallways, but I didn't find guests loud or hear noises throughout the night. I'm not a fan of firm mattresses and the bed was too hard for my comfort. I even used the extra blanket to try and cushion but it didn't help. All beds are full size, and rooms have a good amount of space comparatively to other hotels in Scotland.

Nice and easy check in / out. Great location in the centre of Edinburgh. Nice room and all you need for your stay so all good. Would book here again no problem

Friendly and informative staff. Discounts on breakfast and other meals at a restaurant near by. Close to the train station. Great price overall.

Nice enough room (& I loved that the closet w/the ironing board had its own window), clean, quiet. Will definitely stay there again next time I'm in Edinburgh.

The location is really excellent. Easy to walk everywhere and rather quiet. Furthermore, the house is absolutely beautiful. The staff was very helpful and friendly.
The doors to the rooms are old and do not block out noise from other guests walking by. The cleaning was decent most days but not all. The carpet seemed old and worn.
But - I would probably stay here again, mostly due to the location and the helpful staff.

Stayed mid week for business trip and it was quiet, super convenient central location (nice area and 10 min walk to station). Beds comfortable, luggage storage, fridge, cold water dispensers. Only downside no breakfast on site but Coop is 2 min walk or fancy places across street. Would stay again.

Very clean and well maintained hotel. Location is good, walking distance to major sights. Breakfast is nice as well.
I was assigned a room faces to street, a bit noisy, but not a big problem.
Overall, very satisfied.

This is a good hotel. The location is perfect, easy walking distance from the station and tram stops as well as all local attractions. The staff were great - so friendly, efficient and helpful. The room was large and clean. The downsides were that the decor was dated, there were few amenities in the hotel (although the breakfast includes in the restaurant across the road surpassed all our expectations), the bed wasn’t particularly comfortable and as our room was street facing it was very noisy until gone 3am.

A well appointed and decorated hotel with very friendly and helpful staff. The room had everything required and although it wasn't the most glamorous it was comfortable.

Just about perfect location for walking everywhere, caste or train station or hop on hop off about 10 min walk!

The hotel is very nice and is great for staying close to downtown. But travelers beware* this is attached to an extremely loud street. With the windows closed, we still could hear every car and horn all night and day.

Shocking. I was in a basement room near the facilities office. I was woken up early every morning by staff arguing/ complaining about cleaning. The room was old, tired and in awful condition given this is positioned as a premium boutique hotel. The “window” to allow some “natural light” was covered in bird excrement. Peeling wallpaper, cracked bathtub and water stains in the ceiling. Despite the good location I definitely wouldn’t recommend.

Nice hotel in a nice location - unfortunately with noisy revellers from the pub across the road in the street outside until 4.00 in the morning sleep was pretty much impossible.

Unfortunately there is building work going on at the outside of the hotel which started at 7:30 am. This woke us up and there was no prior warning about this. Other than that the hotel was first class.

Staff at front desk was very kind and helpful. Room was clean and comfortable and had small amenities like a mini fridge to make my stay more comfortable.

Dreary uninviting reception. Staff reasonably pleasant. Functional but not a welcoming hotel. Couldn’t honestly recommend. Very good location though.

Hotel is very good value, pleasent, in a good location and i had a very big room.
Had 2 issues :
One of the curtains got stuck and wouldnt close properly. This let light in stopping me sleep properly
Also, there are lots of bars nearby and the noise went on until 3 am

The hotel is getting closer to a renovation, but it has it's charm. Very friendly staff. The room was pretty big, but i am not very fond of wall to wall carpet, not bath tub either. Coffee/tea for free in the room, had also a small fridge, that i used
