Our room smelled like stale smoke when we checked in. The location is nice but it's right near the train tracks, so we could hear trains going by at various times during the night. Breakfast was great, check in very easy.

This was our second stay at this particular hotel. As always, the service was excellent. The staff was friendly and personable. The room was very neat and clean. We both enjoyed the breakfast in the morning. We would definitely recommend this hotel for your leisure or business get away.

This hotel’s entrance and layout is a bit quirky. It is not your typical big box hotel. Some may find that charming, others may not. It was fine with us. Lobby and breakfast area were very clean and well kept. Desk staff were very welcoming and helpful. Been on a lot of trips in the last few years and they by far have been the most outstanding and friendly check in/check out staff we have encountered. Rooms are bigger but layout a bit odd. Hard to get to closet with 2 beds, no dresser or drawers to put things in. Maybe putting some shelves on a wall would help. River view from room. Train didn’t bother us.

Stayed here for one night. The photos online look vibrant and bright. However, the place is really not very bright or vibrant. The layout of the hotel is interesting. You go in on the 3rd floor to check in and the rooms are below. I was on the first floor. The elevators made very strange noises on the way down, and I was worried they were going to get stuck. In the lobby there were also randomly placed trash cans. I’m assuming because of ceiling leaks. The first floor smelled had a burnt smell to it. I know the pool is on that floor, but it just had a very strange smell to it. When I looked around the room, it was okay. The shower had a few hairs in it from what I’m assuming was the previous stay. I was only there for one night, so I didn’t want to make a huge deal of it, but the cleanliness could have been better. The overall experience was okay at best. There’s definitely better hotels I could have stayed at. I guess the best thing about this one was the location. I just wasn’t super impressed overall.

Love this hotel it’s the perfect location in Lawrence! Also love how the rooms are set up- spacious but decided just right so it feels like 2 separate rooms. This used to be an outlet mall- a repurposed space it always a bonus. It doesn’t get much more eco friendly than that!

The Springhill Suites has the best location in Lawrence. At the north end of downtown and right on the river. Small but well equipped rooms. Decent breakfast but limited parking, especially during events like wedding receptions.

The breakfast buffet was sooo great— free range scrambled eggs, oat milk option, great coffee with honey available , granola with side servings of walnuts, raisins, apples, oranges and bananas (yes, we’re healthy eaters)

From the moment we stepped into the hotel, till the moment we left, the staff was stellar. So friendly and attentive. This hotel doesn’t look like your standard hotel and I was okay with that once we stepped inside. The decor was up to date, clean and very inviting. The room was clean and looked out over the river. I think every room there has a river view and that’s definitely a bonus. Will definitely stay here again!

We love everything about this hotel. We liked it so much we booked it for another week because we are in town dealing with some health issues with my husbands parents. Everyone working here is not only delightful, but welcoming, ask how we are everyday, engage with us, thank us for short stories we have and share as we lived in Lawrence for 23 years (him) and 9 years (me) over, etc. the hotel has been extremely busy while we’ve been here and we felt like we were the only people here (noise of the hotel wise). The train goes by on the other side of the river, so we put our fan on all the time which made it so the noise didn’t wake us up at night except on the weekend as it seems like perhaps the trains hit the Midwest after coming from the coast? To other coast? My husband sleeps through anything; I put on music ear bud in my ear and slept 9 hours straight so that was an easy solution. The train by no means lessened our love of this hotel and is not a reason for anyone to NOT stay here. It’s a great place with amazing close downtown for walks, restaurants, shopping, etc and Lawrence had a historic and thriving downtown unlike almost any other city in the US! It’s always busy and a great place to hang out.
Daily breakfast remains similar however one could eat something different every single day! The hot portions mostly change daily. The choices of toppings for cereal, yogurt, oatmeal, is extensive and we’ve heard many people comment and be overjoyed with some options!

Great access to downtown and a very cool location right on the river. The continental breakfast is also very good. Very friendly staff as well. You can stay here and walk to the downtown bars/restaurants and don't have to worry about driving or getting an Uber if you have a few drinks (or even one drink).

Nice location on the river and in the town. Shops and restaurants are within walking distance. The staff was friendly and helpful. I would definitely stay here again. However, the building, grounds, and rooms are in a bit of disrepair and could use some renovation and updating.

Super clean! Friendly staff. Very comfortable bed & bedding. Nice breakfast. We were in a Uhaul and the clearance to parking lot was 7’ something. That was a surprise but we worked it out.

Quick one night stay, super location within walking distance to all the downtown happenings. Friendly staff from check in to attentive breakfast staff. Rooms clean, bed comfortable. Bathroom needs more lighting and new faucet. Although the property is nicely located on the riverfront, the patio / walking area along the river front could use a good power washing. Lots of debris from the trees, would be nice if they spruced this area up and put some seating since rooms do not have balconies and it’s along the water.

If you are a light sleeper, find another hotel. There is a train track near and the train will wake you 5 times a night. I realize this is not the hotel’s fault but just a fair warning. The rooms are dark and gloomy, hardly any lighting. There is no nightlight for the bathroom which makes navigating in the dark difficult. There was trash left in my bathroom trash can from a previous guest. The couch is terribly uncomfortable.

The front desk people were lovely, and the breakfast, while nothing fancy, was good. Our room was a great size, and the beds were comfortable.
However, it's a bit dated and needs some maintenance: the towel rack next to the sink came off, the dial in the shower felt like it was going to fly off, etc.
It's also a bit of a gloomy hotel. It was decent, but the "fabulous" reviews I read, which ultimately made me choose here, are definitely misleading.

This is our third stay here, and we love this hotel! The location is fantastic for getting around downtown Lawrence, the rooms are comfortable and well appointed, and the staff are friendly and efficient. Shout out to Jojo at the front desk!
