We have stayed here before, and it's a lovely little oasis in the middle of busy Nuevo Vallarta, but it seems to have fallen on tough times.
Overall, the property was a bit grungy. The pool was dirty (but not in a way you'd notice until you're in it). It was understaffed, with only one poor woman trying to do everything (to her credit, she did it all with grace and a smile). They temporarily lost the ability to take debit cards, which was a problem since the nearest ATM is a mile away. Our ceiling fan squeaked loudly. The headboard was loose and hit the wall every time we rolled over.
All that said, it's really a cute place, and with a.little attention it could be perfect again.

The room do not have hot water to take a shower, they have a problem and take a lot of time to fix it. So we got a cold water shower. All the rest of the things are ok

The pool looks big but it's very small, the breakfast is very small. this is a nice place but it's ain't worth the 120 USD that we paid... I would gladly pay around 60-70 USD for this place

Great property with clean and well appointed rooms. Breakfast was delicious waffles and diced fruit. There’s a few great restaurants for dinner super close and it’s less than 15 minutes walk to the beach.

Lovely quiet area, good restaurants nearby, comfortable bed, pleasant decor. bathroom was clean but poor acessability and space., An ok place to spend a night, skip breakfast.

It was hard to sleep at night because of the sounds coming from the street. Lots of late night parties I guess. Not much sound proofing. Staff is very friendly though

The room was stylish and the bed was very comfortable. The check-in process was pleasant. Easy walk to some good restaurants and an OXXO. Good value for money.

Villa San Juan was an absolutely beautiful property that I stayed at with my dogs on our recent trip back to the U.S. The rooms & grounds were beautiful and the staff was very kind and accommodating. It ended up being an excellent location for us because we were going back and forth between Puerto Vallarta and the Bucerias area so we were right in the middle. It was extremely quiet and relaxing and I appreciated the flat walkable park-like neighborhood surrounding area to easily and quickly take the dogs out. I very much appreciate the beautiful design which was really upscale and classy for the price point. Morning coffee & breakfast is delicious and they will make you waffles if you like with several healthy choices of yogurt and tropical fruit, toast, etc. It was a wonderfully calm introduction to Riviera Nayarit and as we have business going over that way now, we hope to be back! Muchas gracias for the hospitality!

Found a cockroach in the front entrance, an iguana on the stairs, the shower ran out of water 3 times while i was showering. The a/c is ok but if you want a cold room you wont get it. Breakfast has waffle and fruit which is ok but if you want something to keep you going for the day you’ll need to buy outside anyways. If you’re tall you won’t fit in the bed very well. Its way too far from anything to do so you’ll need to uber all the time. It’s a cute looking place from a certain angle, but thats it. There’s waaaay too many cons and not enough pros. Its fine for one night maybe.
There’s a reason it doesn’t have a no refund policy. Once you get there, you wont want to stay. I asked if I could check out after the first night and before 11am and they said I could but wouldn’t get my money back, makes sense why. I contacted Expedia and they tried to talk to the hotel and they havent been able to contact them at all. I ultimately left that day to a WAYY better hotel for $20 a night more. Today is Monday and Expedia was never able to contact them so, no refund.

The street name listed on Hotels.com is incorrect (it should be Avenida Framboyanes, not Flamboyanes).
The room could have used a few hooks or a hat rack. There were only three hangers in the closet and one towel rack for the two robes, two bath towels and two pool towels. No bath mat was provided. With no daily housekeeping, you must ask for clean towels. They were provided graciously.
The barn door to the bathroom was heavy and the rollers could have used some grease. Plumbing noise, traffic and the neighbour's dog were also heard at night.
The pool had debris (leaves and dead bugs) in it. Outside seating for breakfast was limited.
Whenever we asked for something (water for the room, towels, or a taxi to come for us (with the staff negotiating the price beforehand)), our requests were satisfied.

We really enjoyed the property, location was near restaurants and it was close to the highway to go north or south.
Our only complaint was there was not hot water for the shower.

Villa San Juan is in a suburban-resort area. It’s a 15 minute walk to the beach and there are plenty of restaurants and shops very close by. Our first night we were bothered by traffic noise but they let us move upstairs and it was peaceful from then on (and, truly, the traffic noise was only in the morning). There is a small pool that was very refreshing and we enjoyed relaxing in the courtyard. Throughout the rooms and the courtyard there are beautiful art sculptures from Oaxaca.

This is an exceptional property. Magdalena was wonderful. I stayed one night used the comfy monogramed robes, enjoyed long hot shower. Off the hotel track, it is great if you not interested in ocean view or hotel scene. This is quiet, has refrigerator, beautiful Oaxacan Pottery with beautifully appointed rooms with parota wood furniture. Internet is very good. Walkable to Paradise Village and close to buslines. Small dipping pool.
