The room is spacious, comfortable, and looked new. But the duvet cover is a little dirty with some stains on one of the beds. The area is quiet and dark, would be a little scary to walk alone. The streets are quite small and very limited parking. Bigger cars might have problems turning some corners. The worst thing about this property though, is communication. The check in time is at 3pm but we never got our door code to check-in. I had to reached out to Expedia customer support team to call the hotel for us. If you realized that you didn’t have the code too late, say 9pm standing in front of the entrance door, then you will have to stand in the cold waiting for the hotel to reply. Not the idea situation if you are traveling with children or older people.

Bad

Property was very clean and nicely updated. Size is great compared to typical Japanese hotels. The shower/bath was a great size. It was perfect for a family of 5 as otherwise we would have to rent 2 different smaller hotel rooms and be separated. It is located in more of a residential neighborhood which some people can find some charm in. For us, it is a bit of a walk to Hakata station. Walk is doable (about 12 to 15 minutes depending on how tired you are). Walking back at the end of the day after a day out and about could be very tiring. One improvement that could be easily addressed is the washer/dryer. The washer in our unit is not a washer / dryer combo so drying our clothes required a lot of effort. It would have been great if the washer included a built in clothes drying function like other hotels. Instead, we needed to hang the clothes in the shower room to dry which made taking a shower a different time difficult. Overall, the place is great and we did enjoyed our stay.

The bed linen is badly stained. There are food bits on the carpet area below the table. The washing machine lint filter is so badly clogged up with flint from many cycles of washing. Should have been cleared as part of room cleaning after guests have checked out (I have taken photos of these items mentioned. Let me know if you need these pictures). Also the check-in process is so unclear as it keeps preventing me to check-in although full payment has been made, saying I have outstanding payment. It turns out I have to pay for hotel tax. Expedia should look into this matter and explain clearly at time of booking. Guests would not mind paying at point of booking as this will mean less hassle at check-in.
