Unusually, this hotel does not serve breakfast nor is there a car park. During a search i always tick breakfast and car parking but alas this time it failed
The hotel is very nicely furnished throughout but from the outside, it looks closed as all the curtains are closed and the front door is locked.
No issue with the staff or the hotel but be aware that there is no food available and there is also no lift

Easy to find hotel, a nice welcome from hotel staff.
Room very clean, lovely comfy bed for the price & usual tea/coffee.
Used shower did take a while to get hot obviously might just be that 1 time.
Overall i'd give 8/10, certainly matches more expensive in the area.
Will definitely look to stay again when in the area.
Short walk into Rochester & Chatham about 25min walkaway.

the staff are very welcoming and bubbly people they are happy to have a good chat, the place is kept lovely and clean including the hotel rooms where there is heating a smart tv a kettle and sometimes a microwave depending what room you book, it has the essentials you will need and the beds are comfortable they leave you feeling well rested the next day, when you come in you have cups with coffee tea biscuits sugar milk and even some water! overall 10/10 stay would definitely come back again and again i recommend

I was a little worried after reading the reviews, regarding the cleanliness and quality of the rooms, and the surrounding area in terms of location.
I didn't need to be though as my room (on the third floor), was really lovely and clean. Yes, the water did take a bit of time to heat up in the shower, but once it did it was absolutely fine. Be prepared for the stairs as there are no lifts, but it's a good work out though!
The gentleman checking me in was really friendly, kind and professional, and also offered to carry my bag up to my room, but I was fine.
Yes, the location isn't the best, however, I felt perfectly safe walking around, and it's only a 10 minute walk into rochester at most, so very convenient. Also, with regards to the train station right next to the hotel, I could hear the trains very quietly, it did not impact on my quality of sleep, and the sound proofing in my room was really good, with this particular issue that has been raised by other people.
I personally would highly recommend this hotel as a great place to stay for short breaks.

It was advertised as b&b, it was just a room with onsuite, only cleaned 1 of the 3 days booked.Reception was only manned after 11am & often no-one was there. The surrounding area was run down & a cafe for food was a good 5-10 minute walk but brilliant service with a smile and huge quantity of great food.

we were very happy with the hotel , our room was at the top it was quiet and warm and a decent size .The hotel was in 10 mins walking distance from the town ,Castle and cathedral , we came to vist the Victorian Christmas fair. The gentleman on the desk was very friendly and polite. The only down side was the surrounding area was it was dirty and rough , but we did not let this spoil our vist

- check in was 3pm which is a lot later than other hotels
- the room smelled like cigarettes, not sure if this was a previous visitor or from an adjacent building
- the shower head hook was broken
- there was a stain on the wall
- the side tables was nearly hanging off their screws
- tv had no aerial connection

- a few minutes from the train station and just across the bridge from Rochester
- best price I could find in the city

Really disappointed. I've stayed at this hotel before and really enjoyed my previous stays. I was allocated a room on the ground floor this time that smelled really dank. Internet didn't work in that room. No chair in the room nor bin. Staff, as before, very friendly and helpful.

It certainly wasn't what I was expected. I would have cancelled the booking immediately upon arrival if I hadn't stupidly booked a non-refundable package.
The 'family' room was a double with no space to swing anything. My son and were in each others way the whole time. And we had little or no space for our suitcases.
I booked this room on the understanding that it had a microwave. It turns out there's a dirty dining room in the basement of the building, with a microwave and very few items of crockery. I had to ask for forks. They only had ONE available.
This is NOT value for money at all! Better to sleep in your car.

The room is tidy & spacious. There's a large paid car park behind the hotel but the entrance & exit is really narrow,, not recommend for large cars. The staff is friendly & helpful.

Whole experience of staying at the hotel was good and everything was in walkable distance but do bear in mind train station is just opposite of the hotel and it will be really loud during the day and night time.
Overall it was great experience but because of the train noise, my girlfriend and I couldn’t sleep soundly for the first night.

Tried to check in just before 4pm but room not ready. Had to wait c15 minutes. Upon opening the bedroom door hit by over powering smell of cleaning products. Way too strong - had to open windows. Description does say parking is available but doesn’t clarify it’s a public car park which is chargeable. Location doesn’t look great but very convenient for attending event at Rochester Castle.

When arriving at the hotel, it looked very tired, and wasn’t in the greatest area, surprisingly our car was still in one piece the next morning,
It is situated next to a train station which can be fairly noisy.
Reception was clean and staff nice and helpful.
Our room was an ok size and bed was comfortable, but no mattress protector! Also bedside shelf/table broken, everything slid off. Skirting boards weren’t cleaned, hardly any spot lights working, shower cubicle could do with a proper scrub and a cupboard full of half used loo rolls which weren’t clean wasn’t great, the room was so so hot I can’t describe just how warm it was, could have done with a fan, wouldn’t return.

Possibly the worst hotel I have stayed in. Cleanliness is non existant, walls are paper thin, I could hear the people having a conversation in the room next to me. Flies everywhere in the 'breakfast area'. Unable to upload photos.

Clean and quiet. Good location, just opposite to the train station and 15 min walk to the Rochester high street. Room is newly furnished and comfortable.

TV wouldn’t work terrestrial channels, only iplayer and on demand services etc working. No hot water for shower on my second morning. Radiator wouldn’t change temperature from 19.5 when it was freezing outside.

good and close to the centre of town just what we wanted and helpful fella on the jump, communal carpets weren't all that. but all good

Clean refurbished hotel on three stories, no lift.
Television reception very very poor, only BBC available, luckily there is free wi-fi so able to use my tablet to access TV.
Had to ask at reception (three flights of stairs) for tea, coffee and milk, as tray wasn't replenished every day.
Waste bins not emptied.
Convenient for shops and railway station.

Spacious room and comfy beds. Very happy with the room considering some other franchise hotels in the area are 2-3x the price for a Saturday night. Was very clean also. Would stay again!

I like that the lights were motion senored. Bed cofy , room and linen clean.
The kitchen area was abit untidy and could do with a clean and arrange things better. Fan in room needed dusting.

Rooms were nicely furnished and new and clean. Our room was on second floor and there was no lift. More like a b&b than a hotel but overall happy and reasonable rate
