About this bed and breakfast
Welcome, Welcome and thanks for looking. I am a professional woman, offering a lovely, light, spacious and very comfortable room, with its own private en-suite bathroom, in my beautiful Victorian terrace house, to those of you visiting Brighton for any length of time. The room has large bay windows, is newly decorated in neutral colours with brand new double bed with memory foam mattress, wardrobe, chest of drawers and 2 bedside cabinets. In addition, this room has a small double sofa bed which sleeps one adult comfortably or 2 children. There is a 50 inch flat screen TV. I also provide fluffy towels. Upon arrival you will be given your own key and fob so you can come and go as you please. Guests are welcome to make themselves completely at home. Breakfast is provided in the dining room which is continental in style, consisting of cereals, toast, tea/coffee, etc. You are most welcome to come and stay in an enjoyable atmosphere with excellent facilities, in a fabulous location with an accommodating host, who is willing to show travellers all the best that Brighton has to offer! The house which is just off the Lewes Road area of Brighton is excellently located for all the shops, cafes, eateries and buses of Lewes Road, which are about 3 minutes walk away. Brighton city centre and the Lanes and Seafront are about a 15 minute walk away, where a vast array of bars, restaurants and shops can be found. One can dine out at some of the best restaurants Brighton has to offer or simply grab a bite to eat in one of the many pubs or cosy cafe bars. There you will find an extensive range of high street shops, designer boutiques, bars, cafes, the famous Lanes, Brighton Pavilion and many other tourist attractions. Should you wish to smoke, I am happy for you to do so in the beautiful secluded garden I am happy to accommodate families/singles/couples/friends for short or long stays. The house is perfectly located for parents wishing to visit their student children. PLEASE NOTE that there is a 2 night minimum stay at weekends and you are welcome to have an earlier check in. If I am not working. Please ask. PLEASE ALSO NOTE that the house is also home to two adorable young rescue cats called Bella and Beau (sister and brother) I look forward to welcoming you to beautiful Brighton! Ps. Check in is anytime after 1.30pm Fridays-Mondays, and on Tuesday, Wednesday and Thursdays it is 6pm, as I go to work on those days.

I dont want to share how much I enjoyed my stay at Babs house... she'll be too booked up when I want to return! Brighton is so fun to visit and there is so much to do. I booked a bike tour of downtown for a lovely lay of the land, and a bus tour around the South Downs of Sussex and both were amazing. Babs helped me with figuring out the buses and I never needed any other transportation. Brighton is very walkable and I felt very safe, even alone at night. As for Babs's house, its lovely! I had all the amenities I needed and more and I felt welcomed and comfortable straightaway. Thanks for a fabulous week, Babs. I hope to make my way back again oneday.

My boyfriend and I stayed here for one night and we absolutely loved it! The house is beautiful, we had everything we needed (and more!). Perfect location not far from the centre of Brighton, with good transport too. Babs is great and very welcoming, one of the best hosts we've ever had - she went above and beyond. The only problem is we didn't stay for long enough! When we come back to Brighton, we will 100% stay here again - I couldn't recommend it more!

I was a little bit apprehensive about staying in someone's house as in the past I'd always booked the entire property. I should not have worried Bab's place is like your own little boutique hotel but a lot more friendly. Bab's makes you feel welcome right from the start even during our first email communication you could just tell she would have a great personality.HIGHLY RECOMMENDED

Babs gave us a warm welcome and made sure we felt at home throughout our stay. The bedroom was clean, comfy and homely. It had everything you needed and if you didn’t fancy relaxing in your room you could use the living room where we watched TV with Branston (the cat).
The kitchen was a great space and was open to be used at any time with access to a guest fridge which was fully stocked. Babs made us breakfast on Sunday morning (a perfect cure after a drag bottomless lunch the day before) and recommended places to go in Brighton.
It is in an excellent location and was only an ÂŁ8 Uber to the beach front. There is also free street parking at the weekend.
I would highly recommend staying here as not only is it a stunning place to stay but Babs is a fabulous host! I can’t wait to visit again.

Omg what an amazing day. We cannot recommend this place eniugh the place made a weekend stay even more pleasant. Babs is a lovely host, She made sure all our needs were met. Not too far from the beach or amenities. The house is has energy vibes. If you are thinking of heading down to Brighton this is a house for you!

We had a wonderful stay in this practical and warm house. The room was bright clean and fresh with all the amenities we could wish for. Babs, the hostess, was absolutely wonderful and met all our requests with a smile and practical solutions. She made us all feel very welcome indeed. Breakfast was a delight and substantial and set us up for the day. I would have no hesitation in recommending this to anybody wanting a very pleasant and easy stay in Brighton. We had such a great stay for the weekend, the property is lovely, bright and clean. The en suites are modern and spacious with a larger bathroom available as well as an en suite in some rooms. Babs is on hand for anything that you may require and is extremely accommodating. Ideal location only 15/20 mins stroll down to Brighton pier and the seafront. Parking was right outside and a very quiet road. Couldn't fault out stay!! We will definitely be returning :)

Our room and bathroom were clean and tidy and well equipped. Babs made us feel so welcome and we felt so at home. She went out of her way to make our stay a pleasant one and we definitely hope to go back for another weekend. We couldnt have asked for better accommodation or host.

We stayed in Brighton for two nights and had a wonderful time at Bab's house. The rooms and bathrooms are very clean and comfortable. Babs served us a great continental breakfast with everything we needed. She is a very lovely person and we could ask her for everything because she is living upstairs. If you want to spend a relaxing weekend in Brighton you have to stay at this house.

We were a group of 4 - two couples - that stayed with Babs for two nights. The place had a warm atmosphere and the host made us feel incredibly welcomed and comfortable. This room had a clean ensure bathroom with shower (amazing pressure) that made the stay more convenient. Also, very bright house with lots of windows. Thw house is a 5 minute walk to the bus, which is very coveinvent for getting to city Center and the neighbourhood is lovely and quiet. Would highly recommend this B&B and would stay here again! :)

with lots of food. Babs is a terrific host, who makes sure you're well taken care of. The location is not central, but not far, and has the advantage of being quiet at night. I lived six years in the area, and the bus makes it easy to get wherever. Protip: if you've taken the train into town, make sure you get a 'PlusBus', not well advertised, it's a day pass on the local buses for ÂŁ3.60, about 45% off.
Your room is clean and surprisingly large (it's Brighton, after all), with a well designed en suite. I didn't get a chance to try it, but Babs provided a large selection of anything you could imagine for breakfast. I'll just have to come back!
