What an absolutely excellent hotel !
Run very well .We had a room at the rear and slept well.The breakfast was delightful.Great location 7 mins from sea lanes ,The jungle crazy golf and The pavilion.

It was a beautiful property lovely room ,but therr was some dirty cotton pads in the holder.
However the rest of the stay was lovely.

Stay was excellent its our forth visit to sea spray and stayed on nearly every room staff are readily available if needed but not in your gace so suits us fine will definitely be returning come the summer š

Lovely hotel in Brighton with friendly staff!! Super close to the seafront, pier and town centre! Comfortable bed and rose petals added to the bed as requested. Will be staying here again in the future š

Sea Spray is an absolute gem. All of the staff went above and beyond to make sure we had everything we needed. We arrived early on the day we checked in, we were able to store our luggage while the room was prepared. We were given a map of the local area and shown all the places of interest. The room was snug and had everything we needed for our 3 day stay. Beds were comfortable Breakfast was great, with a variety of hot and cold foods as well as nice coffee. This boutique hotel is in a great location. There is a bus stop right at the bottom of the hill that you can catch to the train station. There are a variety of restaurants a short walk up the hill. The pier and seaside is an easy walk as well.
The price is very affordable for such a beautiful place. We will definitely stay here again and highly recommend.

We stayed at sister hotel, there was nobody at check in and no elevator to 3rd floor

On the last night we found a mouse in our room. The we tried to get a hold on the night porter but the phone in the room was broken. After about an hour and a half we scared the mouse back into a hole in the wall and with the help of the night porter blocked the hole. We could hear the mouse trying to get back out most of the night so we didnāt get much sleep. The mouse had also been eating our babyās food.
At checkout we told the receptionist which were all very friendly and they said that they would talk to management but so far we havenāt heard anything. A bad way to end an otherwise good experience. Because of this I wouldnāt suggest staying there.

It was fine. It was freezing as I first got into my room, as the heating hadn't been turned on yet. Parking was a nightmare, as the receptionist gave me a voucher after he asked me on the phone to illegally park on the curb outside to explain in detail the parking which didn't need much explaining, then proceeded to give me a voucher, while my car was getting horned out on the street, (which he never stated cost Ā£15 before I used and which was more expensive and less convienint than street parking anyway), so I went away to park in a hurry. For the place itself, it was clean and nice enough, a bit dated, no smart TV with netflix, Amazon prime etc., which is a bit of a necessity these days. Honestly it's one of the worser experiences I've had a with a hotel, especially after a long day of driving and working on my feet. The hotel itself was relatively pleasant but cold, likely due to the Victorian house that it's in.

Lovely hotel right on the seafront, easily walkable into The Lanes along the beach! Parking was made easier by very helpful manager who directed us to a nearby street and sorted permit. Room was quiet, warm and clean.

We've stayed at the Sea Spray before and liked it, but this time the management switched all guests over to The Charm Hotel and Spa just a few doors along New Steine. We were absolutely delighted with this hotel. The staff - especially Lily - were all so helpful and welcoming, the room was wonderful and the buffet breakfast excellent. Now we have a new favourite hotel in Kemp Town.

Fantastic hip boutique hotel - right near the pier, walkable to all the shopping areas, staff were super helpful, would definitely stay here again. Breakfast was great value and heaps of options in the buffet - super place!

Excellent service from check in to check out. Family room was spacious. Although in the basement there was a little courtyard with seats outside. Large, and good, shower. Lots of little extras more than many large hotels provide. Convenient for sightseeing and near beach. Will certainly book again if Iām in Brighton.

Had an absolutely lovely stay here with my teenage son. Perfect location, clean, warm room, comfy bed with a sensational breakfast. The staff were very helpful and friendly. What more can you wish for?

A good stay in a decent hotel. Location is ideal and staff are very friendly. The rooms are quite worn, with lots of chips and dents. But if freshening needed, but otherwise fine!

Nice room and clean, bathroom was very nice design. Small corner shower though. Adam was very helpful. Breakfast was great but in the sister hotel up the road. We are planning to return in the summer when more of Brighton is open

This small Boutique Hotel is exceptionally well run. The staff is very friendly and attentive. The rooms are spacious and well appointed. The breakfast is wonderful and overall this place is an excellent value for money. We will definitely stay there again on our next visit to Brighton.

Wonderful welcome, professional staff and flexible. Although the room was a double booked for single occupancy, the Hotel responded very well to add an adult and an infant as a late call.
My family and I will definitely stay at Sea Spray, should there be availability at the time of my/our next visit to Brighton! š

The room was very small but was well equipped with the essentials. Found the 3 flights of stairs a bit challenging (no elevator). Parking could have been difficult but we lucked out and found a space within walking distance. The location is IDEAL. Right by the seafront, and easy to walk to The Lanes and other attractions. I'd stay there again on my next trip to Brighton.

Stayed in penthouse New York, really lovely room, bed super comfy and well cleaned. Really enjoyed the jacuzzi bath, overall had a really relaxing stay at Sea Spray.
The only difficulties we had were check-in and out. We called ahead to let them know weād be checking in at normal time (3pm) but there was no answer. We arrived at 3 and rang the bell and there was no answer, called and there was no answer, a door was left open so we were able to sit at reception. We waited for 20+ mins calling and ringing bell until someone arrived. They were apologetic and friendly when they showed us to our room.
The following morning we were due to check-out at 11am, and waited in reception from around 10:30 but no one arrived, and other guests were sitting at the reception waiting for us. We finally walked down to the sister hotel (The Charm) and was able to check out there. At The Charm they said notices were left at breakfast to say the checkout would be at there, however this wasnāt communicated to my party and the other guests waiting at Sea Spray to check-out (perhaps couldāve been said at check-in).
Overall it was a lovely stay & I would recommend the hotel for a relaxing Brighton visit, however there was some issues with communication & availability of staff which I think Sea Spray would benefit from rectifying :)

Impeccable service from Valentina, made to feel really welcome especially our 4 year old daughter. We had lots of space in our family room which was great and breakfast was amazing. Have knocked a star off as I think the bathroom was a bit old and tired to call it a luxury boutique stay. Also it was a little annoying that the curtains over the shutters turned out to be faux so you couldnāt draw them to block out the light. Appreciate surrounding area is hard to control, but the street outside was very littered/dirty and the square immediately outside housed groups of people doing drugs/drinking (someone was actually arrested outside during our stay). Very good value and lovely service but would probably try a different location in future based on the above.

Wonderful breakfast was served at the sisterās hotel (Charm) next door. Impeccable service.
The only downside is that family room is located in a basement (not much light in the room).

The room was beautiful, lovely sea view on a quiet street right in the heart of Brighton, however the bathroom was tiny. There was barely room enough to stand at the sink and raise your arms, and no space to dry off when getting out of the shower. Everything was nice and clean though so thatās good. We were welcomed by a friendly polite member of staff but that was the only person we interacted with as we didnāt have breakfast and used express checkout.

Our room was lovely and breakfast was great with lots of choice but the best part of our stay were the amazing staff, everyone was so friendly and professional, they couldn't do enough for us. Thank you for a fab stay :)

Nice hotel. We stayed in the spacious family room in the āsouterrainā. Only the bed matrasses were a bit firm. And the room was right under the breakfast room. Somewhat noisy. Overall lovely stay only a couple of meters from the boulevard and 5min to the Pier

A delightful boutique hotel a stone's throw from the beach and within easy reach of just about anything you could want from Brighton. Typical of historical houses in the area, all rooms are up at least one (usually more) flights of quite steep stairs. Staff are very helpful and willing to assist with bags, but it can be quite awkward. Better if you are travelling on the lighter side.
Beds were comfy, bathrooms clean and relatively spacious with all the usual amenities. Would definitely stay here again!
