Be aware that you will pay for parking and breakfast but overall it was a pleasant stay.

Great location for m trip. My only complaint is the heat/AC was so loud when operating in the room and difficult to maintain a comfortable temperature.

When you arrive you will pull into (or try to), a too small valet area that charges $40.00 to park, or you can pull around the corner and pay $30.00 at the public deck and walk. The hotel does not validate.
Than when you enter the cold bland foyer there is an empty desk with a sign telling you to go to the third floor to check in, (seriously?!!).
The architecture is what I suppose you would call "industrial chic". The floors in the rooms are just poured concrete slabs. In my opinion this just looks and feels like an unfinished building. The air conditioner was so loud that I got little, if any, sleep.
Overall one of my worst hotel experiences.

We’ve been staying at the Canopy for years and have always loved the value, the area, the dining and the ambiance. We’ll continue coming here for years to come. If anything, and I’m being ultra picky… the pillows, too soft for my taste.

We stayed at the Canopy for a couples night and had an amazing experience.The hotel was clean, spacious, and had many things for us to do within the hotel and surrounding area. I did had some difficulty with the check in and redeeming my OneKeyCash, However, Teddy at the front desk was very patient and helped guide me to redeem it for my stay. I look forward to staying at the canopy again.

The hotel was very nice, clean, and the room was great! I liked the Nespresso coffee machine in the room as well. The tv was very nice but I could only use it to stream…the dish cable did not work. Overall though, very satisfied!

Mattresses were very dipped in and need replacing. Large stains on rug.
Services by front desk was excellent!

Shopping and dining close by. Trendy theme and feel. Missing the details that could make this hotel experience great…furniture in room showing wear and cleanliness is not a perfect 10. Interaction with staff at check in was just ok and they were slow.

The hotel is in a great spot, walkable to restaurants and shops and easy to explore the rest of Rockville and Bethesda. We were in room 614 and faced the parking garage so there was always light outside overnight, which the curtain only partially covered. The shower got lukewarm at best and the pillows were flat as a pancake by morning. The room was very spacious though and well decorated, there was a great spot for putting bags out of the way and it was nice that the toilet had a door separate from the rest of the bathroom. Only one elevator was working so it took a while to come and go and there was no on-site parking, just a public garage, which was ok. Overall, it was fine.

The hotel looks very nice, the decor it’s outstanding and we loved that part. The service on the other hand not so friendly from the start. The only staff that is friendly is the valet parking when they are in there as during the week days is very hard to find at night the valet parking available and the lobby has not idea where you can park. One out two elevators was not working during our whole stay making it very hard to come down or up, the refrigerator in our room did not work either, it was hard to get help during our stay. On sunday there was a lot of people checking out and getting our car to go to a reservation we had was a hassle even when we ordered the car ahead of time before coming down. We really enjoyed the area where the hotel is located you find a lot of dining options and shopping.

The property was exactly what we needed - a one night stop but right in the middle of everything. Attentive staff, and very clean and well appointed property. Definitely coming back here!

Very nice hotel. Restaurant staff was very friendly and looking to make the dining experience pleasant. Hotel was very clean. Could have better choices for seating. There’s a couch in the semi suite room that could be more comfortable as well as the provided desk chair which was unpadded and hard plastic. Based on the premium rate it should be better.

(I AM TAKING MY TIME TO WRITE THE FULL EXPERIENCE AS I AM SURE THE HOTEL MANAGER WILL APPRECIATE WHAT HAS BEEN OUR EXPERIENCE AS GUESTS). The hotel is modern, well located and every time we come to the DC Area we stay in this hotel. (You can check our records, we have stayed several times).
Your food pantry was without several things. As the hotel has no room service you need to fix this issue.
We went to the restaurant at Sunday at 9.00AM. The restaurant experience has been bad (every time we come to the hotel). (I have always commented on this to the Reception personnel). Today, there was one lady serving, cleaning, giving ticket stc. Service was so bad we decided to go elsewhere to eat. I paid for what we ordered. (as we did not get ANY HELP WHATSOEVER) just left after 20 minutes of not having any help. I am NOT complaining about the lady's attention. She was sweet. The food from the 'extremely limited' buffet ($22 each person), was finished. As there were no plates to serve (the very limited things that were left), 1 of the hotel guests,went to the kitchen and she got plates that she handed to us. We are staying 4 more nights in the hotel, (because the rooms are pre-paid and non refundable), but the experience has been so bad, that we don't think we will come back again. We have reservations for Christmas for 9 nights that I do not think we should use. I will try to cancel. The experience has not been good.

The hotel is located in a new shopping plaza. Be aware that traffic can be a pain, even with doing valet. Overall everything was great. The room was VERY clean and bed was comfortable. Would definitely stay here again if we’re in the Baltimore area.

Stayed for an extended weekend the area around the hotel was very accommodating, short walk to the metro to get into DC the only issue I could say is that the fridge in our room didn't work and the ice machines on each floor had a hard time keeping up with demand. Other than that the room was very nice, clean and comfortable.

This was a horrible stay. The noise . Someone trying to enter the room in the middle of the night. When all these issues were reported no one did anything . The room was not clean the bathroom has some sort of bodily fluid on the floor. The valet almost hit car. I called the hotel and hotels.com

The hotel was clean, the staff was courteous and the surrounding area had some great walking and shipping. Unfortunately the smoke alarm in our room decided to run out of batteries in the middle of the night which made sleeping difficult. There was no maintenance person on site and eventually we decided to just take it off the wall because the front desk had no other suggestions/solutions.

Love the modern/farmhouse design in the room. Decor was amazing, staff helpful and inviting. Walkable distant to everything. We slept very well.

My puppy and I had an awesome stay! The only negative was the refrigerator didn’t work in our room so I had to fill a bin up with ice to keep my puppies fresh food cold.

What a gem- stayed with my daughter for a lacrosse tournament. Shopping and restaurant options galore. And the hotel was great!

I had reserved my room weeks in advance. Got to the hotel about midnight ready to sleep only to find out that my room was decommissioned. They try to book me with Marriot but no room available. I tried to find a place myself. I called reservation stays. They got me a reservation at another Hilton in Bethesda but when I got there no room available and it was past 1:00 am.
