Staff were lovely. The villas were tired and in need of a renovation, but price was reflective of this. The location is great.
Poor water pressure in shower, taps and fridge were all corroded. Gaps in walls/doors of bedroom meant the mosquitoes get in.

Excellent friendly staff, the best location, very nice breakfast, safe and secure, also quiet and surrounded with lots of fun activities.
The room’s lights, fridge and doors need a fresh update.

We booked online based on the pictures and the location and of course the price, it was within our budget, easy access to eat street in Seminyak and the pool villas looked inviting.
We arrived and were greeted by lovely staff and our bags were taken to our room. It was a lovely lay out, open kitchen, open lounge and then along either the deck to bedroom or via the side door and through the bathroom to the bedroom.
We stayed for ten days in Villa #18. And as we became more familiar with Villa and its operations we realised that the staff were under enormous pressure. I understand that through covid they had reduced their staff from 60 to 20. This makes sense why there were gaps in housekeeping, pool cleaning, and security. However, if you asked for something to be done, they arranged it quickly. One thing that confused me was that we had fresh towels every day, regardless if we hung them up or put them in the basket. We respect that water is at a premium, and we discussed we would put the towels in the basket on the third day, but we got new towels each day!
I hope that now the COVID restrictions have lifted, the management can put more staff on to give more TLC to the villas as they need it.
The pillows were hard, the cleaning was to a low standard. The villas need proper cleaning inside and out, as does the pool (there was algae in ours and when pointed out they cleaned it).

The location is ideal if you like to walk to great food places, bars and some shopping. Quick GoJek if not walking distance. Definitely on the "good" side of Seminyak. Villa was clean and welcoming. Pool was lovely. Staff were extra accomodating. Nothing was too much trouble. We had a late flight on our checkout day and although we couldnt extend our checkout time past 12pm, they held our bags and even organised a shower in another villa for us for before the airport. So thoughtful and helpful in everyway. Value for money was exceptional considering of some of the surrounding hotels costs.
We had a small issue with little sand flys or bugs that would bite us on feet and fingers leaving lil itchy bites at times. But dont think it can be helped. Definitely worth using some aeroguard or bug repellent spray on feet and hands.

The location is very central and still quiet
The accommodation is definitely not worth five stars. It is very old and the rooms smell quite special. Also, I didn't find it clean. There are extremely many ants, spiders and cockroaches to be found. We didn't feel comfortable there.
In addition, quite a lot of people can watch directly to the accommodation. Almost nobody speaks or understand English there

staff were friendly but two requests to clean the room to a satisfactory minimum 3 star standard did not result in satisfactory hygiene of a basic standard.
basically it is filthy! 2 Staff took 10 minutes to make the bed and sweep the floor - they did not clean anything. Safe no batteries, basin drains collapsed and flooded the floor, mould in pool, outside kitchen filthy and not viable. water dispenser covered in mould.
They say they have 26 staff so plenty of time to organise a thorough makeover to clean it at the very least.
In simple terms they are not aware of customer expectations regarding standards and hygiene.
Covid is not an excuse as they have had months to clean it up. Everything needs a pressure washer.

Location is great, room was satisfactory
Communication of the host and the host not doing as offered in the promotion, we paid for a honeymoon package and was left at the airport with no transport as we paid for, we had to pay for a taxi (again) and no refund offered by hotel, no breakfast the first morning was offered (yet we paid for it), dinner was also included in the package, we were not able to choose the food, was a set menu (not described in the online booking) all the food delivered we didn’t like or couldn’t eat.

Location, Space and Pools were excellent. The staff was very friendly and engaged to entertain special wishes and needs. Laundry and plenty of restaurants, bars and shops in walking distance. I will consider Amasya again for my next stay in Seminyak.
The non-licensed money changers in the side alleys of tourist hotspot party mile Jalan Kayu Aya are all crooks, no exceptions, and try to cheat tourists with the full repertoire of tricks: distraction, quick fingers, faulty recounting, three shell game tactics, etc. Seek the licensed ones. Don't go alone. Video-record the transaction. Recount again and again. Of course this is not any hotel's fault. But the local police could and should have cleaned up this common crime scene already a decade ago.

The outdoor area is well equipped, pool is decent but unfortunately the fake waterfall wasn't functioning.
Staff however were friendly and helpful, internet speeds were decent and the location, if you are looking to spend time in Seminyak is fantastic. There's no real restaurant to speak of, but plenty of choices nearby.
For the advertised prices, you get value for money but the place needs a bit of a refresh.
I moved to the villa with private pool. It's cute intimate, but with plenty of room to breathe. Unfortunately, it also wasn't very airtight, which meant I managed to get stung by mosquitoes every single night. The air conditioning is essential but loud, so ear plugs solved that problem and the water in the shower only had two settings, artic or volcano water. The rooms could do with a refresh.

We had all kinds of restaurants and cafes at our doorstep! beach was also a stone throw away and totally walkable. you’ll never starve where this property is. on the first day we arrived, the fridge and freezer was too small for my breastmilk and they immediately located a bigger freezer within the property to relocate it to my villa. the staff is very helpful. daily breakfast is available and we enjoyed it for a while before we got bored and went out to explore our options outside.
it’s rather old. the villa we stayed in had very low water pressure for showering. had to wipe down the clothes drying rack coz it was super dirty left outside, so we took it indoors to hang our baby’s clothes which were hand washed with our own detergent. due to the weather and location, we had a lot of mozzies, so be sure to close your doors as soon as you enter the villa. they could probably change the bed mattresses at some point. they’re quite old too. don’t open the sheets and pull your blankets if you don’t wanna see the condition of the mattresses.

we loved the setup the villas and pools but I didnt go in the pool as the sides were green with algae the villas need a refurbish taps toilets etc and the towels and bedding is past its useby date, but other that that a nice layed out place
cleanliness, it just needs some maitenace attention. The WIFI was just Ok

The receptionist was very friendly and helpful. All staff are very friendly.
There is scooter hire at the property at very cheap rates. The villas are very clean and quiet.
Central location to everything.
We had a very good villa when we first stayed for 4 days. We booked for another 3 days again after coming back from Ubud but was given a villa that was not well maintained. It looked and felt very runned down compared to the other villas.

Location of the Amasya Villas is PERFECT! Located in the middle of Eat St and close to some amazing boutique shops and Seminyak Square. Staff are lovely and very accommodating.
The pillows are very uncomfortable, the facilities are clean but the bathroom is filled with cobwebs and the shower takes quite a few minutes before it gets warm. The pool is great but turned green after a few days as this was a private pool and no additional chemicals were added when we arrived.

Absolutely rundown and no direction/leadership. The pictures on Booking.com are very misleading as the property doesn’t look anything like it. it was the past glory. the staff although they are very friendly and nice, had to be asked to clean everything - simply no leadership. Such ashamed as it has so much potential

i like the location. Very convenient and there are a lot of eateries.
The villa is big and the kids can run around freely.
The condition of the villa is not good, very run down, even there is a pool in the villa, we are unable to enjoy because it looks very dirty and seems like the water was stagnant for past few years. Overall cleanliness is very poor, very dusty and we did not expect that. All the sanitary wares are rusty and look very old. All the joineries and wardrobe are all very old and run down. There is an unpleasant smell in the room. The living sofa fabric are all not clean, the fabrics are covered with dirt. we do not even sit there.

it was sooooo quiet. no one was around. the breakfast was really average….. only had it one day.

The location is perfect, right in the heart of the main street in Semenyak. This stay wasn't up to the same standard as our first stay, but we expected this as Bali is still recovering from COVID19 and we wanted to assist by coming over and injecting some money into their economy.
The kitchen wasn't open until the last morning of our stay. Again, this was to be expected due to just coming out of COVID19 isolation and still opening up with repairs from the closure. This being said, we do intend to return to Amasya in the future as they were constantly doing maintenance work throughout our stay. We do look forward to experiencing their Villa's, friendly hospitality & kitchen facilities for a third time, hopefully in late 2023.

Our villa was spacious and the rooms were clean
Missing shopping bag from my suitcase. Lamp electrical cord was disconnected from the plug and placed inside to seem as if it was in working condition. Rubbish in the garden area.

Our villa was quite nice - lovely private pool. It was an excellent location right in the heart of Seminyak Square.
Unfortunately, the actual resort was under construction. The communal pool and restaurant were closed, which was not advertised when booking. There were no sun-lounges by the pool as pictured. The resort was quite run down (as many are post covid) but it was disappointing.
