The Rendezvous neighborhood is a residential community full of dogs, kids, and many full-time residents. The Downtown Winter Park area is next door to the neighborhood with additional mountain restaurants, shopping, night life and various scheduled events and concerts in the Town's new Hideaway Park amphitheater area. The estate is perfectly situated only a short 5 min drive from Winter Park Resort with a FREE shuttle available and several stops throughout the Rendezvous neighborhood. The new resort base village includes the lifts for skiing/boarding/mountain biking, snow tubing, hiking, ice skating, shopping, dining, scheduled entertainment, and other resort attractions including several summer activities. Just across the street is the Grand Park Rec Center with multiple swimming pools, a waterslide, full gym with indoor track, huge rock climbing wall, gymnasium, and children's playground. GOOD NEIGHBOR GUIDELINES • Noise It is a requirement to be respectful of all neighboring properties and residents, drive slowly through the neighborhood, and keep noises to a minimum outside in the evening & nighttime hours. The property does not allow parties or events of any kind. Failure to be a respectful neighbor or to follow the property rules and local short term renting rules can lead to immediate eviction without refund. • Occupancy Our maximum occupancy refers to the number of people allowed in the home at any given time (ie includes both guests & visitors), some of which may be mandated by certain regulations. Exceptions towards the maximum number of people allowed may be made for children under the age of 2. Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. The number of guests includes visitors, even if they are not staying overnight. • Smoking There is no smoking of any kind permitted inside the home or anywhere outside of the property. • Guest Requirements The primary renter must be atleast 30 years of age and present for the entire duration of the reservation; if your group is all adults, each guest must meet our minimum age of 30 years.
