No street parking is available Home Details: This safe and well-maintained home is situated in a private community in Heber City. The property has two levels, with other tenants residing on the upper floor. The basement suite has its own private entrance. Enjoy shared amenities like the fenced-off backyard, hot tub, and grill. Rules & Information: • No smoking or pets allowed in or around the home. • No parties, events, or large gatherings permitted. • No AC in the unit. Ac not needed • Full size Washer and dryer • 2 queen size Air mattress for additional sleeping space. • Free access to Heber Valley Public Transportation; also access to other paid transportation services. • Winter conditions advisory: Be cautious of slippery and icy conditions during winter months, including roof snow and icicles. PROPERTY CONDITION: Upon departure, the property must be maintained in the same state as it was during check-in, with the exception of normal wear and tear. The Property Manager is permitted to enter at reasonable times for repairs or maid service. Cooking is restricted to designated areas, and the Guest must promptly inform the Property Manager of any fire or damage. The Guest is responsible for the actions of family, invitees, employees, or others on the premises. Subletting or assigning the rental agreement is not allowed. All keys and openers must be returned upon departure; failure to do so may result in a minimum $50 charge per key/opener. The Guest must comply with the House Rules of the Owner, Property Manager, Condominium Association, and Booking Agent. Pets are not allowed. Indoor smoking is prohibited, and the Guest must remove sand or mud from feet and belongings before entering the property. Parties or events require prior consent, and additional charges may apply. Catering or outside music is not allowed without prior consent, with additional charges possible. The pool and Jacuzzi (if available) must not be used by unsupervised children, and gates must be kept closed. Guests and invitees use the pool and Jacuzzi at their own risk. The Guest acknowledges inherent risks near the ocean or golf course, including drowning or being struck by a golf ball, and accepts these conditions as a prerequisite for renting the property. LIMITATION OF LIABILITY: Mountain Vista Inn assumes no responsibility for any loss, expense, damages, claims, or injuries, whether direct, indirect, consequential, or otherwise, arising from the provision of services or accommodations as described or substituted. This includes, but is not limited to, delays, substitutions, rescheduling, or changes in services due to military actions, revolution, acts of God, government agencies, unforeseen circumstances, or events. Mountain Vista Inn, its agents, owners, employees, subcontractors, servants, or substitutes will act in good faith to provide accommodations or services of a comparable type. The Inn will not be liable, even in the case of substitutions, to refund any unused portion of booked accommodations or services. Some guest activities, such as scuba diving, snorkeling, boating, golfing, swimming, surfing, hiking, biking, skiing, snowboarding, and mountain climbing, carry inherent risks. Guests may also encounter hazards such as slippery floors, unfenced pools, faulty electrical or plumbing systems, and dangerous stairs or pathways. By booking the property, guests acknowledge their voluntary participation in all activities, assuming all risks of injury, illness, damage, or loss to person and property. Mountain Vista Inn, its officers, and employees shall not be held liable under any circumstances. The Inn reserves the right to cancel or rescind any rental agreement if guests engage in unlawful activities, violate Homeowners Association House Rules, disturb others with loud noises, or breach the rental agreement in any way. NOTICE OF ABSENCE: Guests are required to inform Mountain Vista Inn in advance if they plan to be absent from the property for 5 days or more. Failure to provide this notice may result in the guest being held responsible for any damage that may occur during their absence.
