Location was good, obviously on the beach. That was about the only redeeming quality of this hotel.
No carpet or rugs so it was impossible to keep sand out of the bed or off your feet. Room was very small, well used, everything seemed chipped or worn. Bed was uncomfortable, hall lights were so bright they shone through the cracks in the door all night. There were sounds of mice or critters crawling around in the closet. Building seemed like it was falling apart from the inside. Breakfast was passable but only offered packaged foods, for the price of the room it was laughable. This place showed well on the outside but was a dump and we couldn't wait to check out.

The staff were all super friendly. The location is amazing! The oversized heated jacuzzi was a wonderful experience. We appreciated the selection of music channels on the television which we enjoyed.
The room was very warm upon entry with flies blowing everywhere. It could have been cooled down for us. The blinds were tied so extensively they were very difficult to operate and the patio door sticks at the top where the blinds are mounted. Although the food was very good, the restaurant seemed to be very lacking in ambience and fitting decorations for the style it represents. Also, indoor plants'/trees with lighting would be a huge improvement.

The location is fantastic, this is what you're paying for. Continental breakfast was convenient. I liked how the room was divided in two with the beds on either side for privacy.
Our room did not have the mini fridge or microwave as listed. The floor was sticky, there was only 1 hook to hang towels in the bathroom/room (which is odd for a beach hotel) and the walls are so thin we were woken up at 1am to our neighbors coming home from the bars and proceeded to have a lengthy and loud conversation.

location was perfect, it was an older hotel that had been remodeled with new flooring and bathroom. The bed and pillows were very comfortable.
it was very simple and sterile. The flooring was cold, no chair in the room, hallways were cold since they were exposed to the outside somewhat. You can hear the outside noises.

location was great. classic building. jacuzzis we’re nice. rooms were big.
rooms were gross and dirty. The walls were thin and you could everything going on through the court yard. the windows didn’t open/close right. no ac. no safe for storing valuables.

The location to Balboa pier, beach and boats was great. Breakfast was very peaceful and delicious. Courtyard was beautiful. Front desk lady was extremely nice, pleasant and helpful.
Room furniture and decor were very outdated and worn. Refrigerator did not work. Coffee pot was stained, dirty and worn. Inadequate electrical outlets and usb outlets. Hardwood floors were worn and dirty. Inadequate lighting in bathroom. There was a capped pipe sticking out of wall at ankle level. Inadequate lighting in unit.

The location, the staff, the room, the hot tub, the views. we read reviews and were very close to cancelling but so glad we didn’t because it was one of our favourite stays as we travelled California over the last month! if we didn’t have a wedding in Catalina-we would have extended our stay!

The view
We had a second floor room with a balcony,every morning a garbage truck then a truck with a powasher would park under our room and perform there duties. ice bucket in the room no ice machine on our floor, room didn't have a chair. the bath tub in the bathroom was very slippery the anti slip stripes seemed to be worn. We will never return!

Charming exterior, as in site photos. But nothing set up, as usual, apparently due to remodeling while we were there. Painting outside our room, woke up with drill at 8:00AM one morning, not quite the atmosphere we expected. But those things are temporary. Fun location.
Between property and beach, lots and lots of parking—cars, cars, cars. Then, you need to valet for $45-$60 per day if you don’t want to pay a meter every 2 hours all day long. Breakfast minimal. Our room nice and newly re-done, however, very contemporary. I would have loved for it to match the charm of the exterior. It. would be extra nice to have more than a desk chair in the room to sit in. They need to have 2 people working on a holiday weekend. We felt bad for the front desk man.

AC in room didn't work, but windows did. Not the cleanest room. Not the nicest room. Kind of a $150 room in a $500 location.

air conditioning was out on the 3rd floor and we had to call to have them check on it but the front desk was already aware of the air conditioning issue,so we should have been moved on their behalf hours before I called.

the guy at the front was super helpful and nice! the hotel has a beautiful view and is super local to eveything! great great location! I needed a fan and the guy at the front brought one for us, no problem
it was definitely overpriced. you are paying for location. the hallways had a weird smell to it.. and you can tell it’s an old building and they updated it. breakfast isn’t breakfast; it’s just juice, coffee and a muffin. also valet is $60. you have to pay for your car to be parked so I was stressed about the meter expiring

The staff was very nice! Location was great!
We had no fridge even though it said we would. It was also very small as well. We could here people slamming doors and a view of a brick wall.

Great staff.
Shower head deposits made shower almost impossible. Toilet leaked at base. Smoke detector had to be removed because it went off in the middle of the night. Person in adjoining room had turrets or something like it. Had to ask to have him quieted down.
