Restaurants of over 30 nationalities offering the best international cuisine, trendy shops, gyms with daily and weekly membership, chemist, three groceries on our very street ( open until 23:00 even on Sunday ) and to top it all, worldwide known and beautiful Hyde Park is only at the end of the street! Renowned sights such as the "Victoria and Albert Museum" or the "Natural History Museum", as well as the "Royal Albert Hall" can be reached after a short and pleasant stroll/walk through the relaxing settings of Hyde Park, literally down the street. World famous Portobello Market, the Japanese Gardens in Holland Park, trendy Notting Hill and the abundance of high end boutiques and restaurants of fashionable Westbourne Grove are all within walking distance. All other London attractions and landmarks are at your fingertips thanks to the proximity to two Underground stations: Queensway and Bayswater, serving the Central and Circle lines respectively and both located 150 metres away from the property. Should you prefer travelling by bus, a bus stop served by buses 94 and 148 will grant you access to Piccadilly Circus or Victoria Station in under 20 minutes day and night. The manager, Rafael was quick with response time and did answer all our questions prior to and during our stay. He also did see to 'fixing' the tv within a reasonable time frame. No Netflix as advertise.
However, this stay was NOT comparable to the listing I initially booked. I was told by Rafael that it was and we were very disappointed with the state of the washroom and entrance hallway and other items in this stay.
The building and mostly the apartment itself are VERY TIRED and worn down. The washroom is SUBSTANDARD and does NOT look anything like the 'contemporary' apartment initially listed.
I took many photos of the apartment at the start and at the end of our time there. I would share them with you for clarity if required. There is mold in the bathroom and cracks in the tiles, chipped paint etc. Definitely, NOT what is being sold on the website.

This was our fifth rental (first on VRBO). The good: Location - Convenient to tube stops, restaurants and markets. Off the main street so street noise muted. Hyde Park a few steps away. Washer/dryer worked perfectly. Security seemed good. The bad - No helpful check-in. Landlord was out of country so his Assistant (later identified as the cleaning woman) met us and showed us almost nothing about the unit. She was in a hurry to leave. Television needed to be reprogrammed (it could only get three stations) and the remote replaced, the process taking four days. The "Assistant" had the television running when we arrived so should known of the issues. Matter resolved when chance meeting occurred with the person sent to review the problem was leaving the building when we entered (he lacked one of the keys to the unit so couldn't enter without us). The bedroom wall length shelf was pulling away from the wall. We were told it would be repaired but never was. Extensive mold around the shower/tub, oven and stove top not plugged in. Window in the bedroom could not be opened so ventilation in that room inadequate. The building itself was noisy with slamming doors and some work done in other units. This was a substitute unit as the one selected was taken off the rental market one month before delivery so seemed not properly vetted or prepared (an assumption).

We enjoyed our stay immensely. The property is perfectly located between two tube stations and in a lively and safe neighborhood. The flat was clean and well appointed. Rafael was great to work with and ensured we had everything we needed. Highly recommend!

This property is ideally located for travel all over London via The Tube. The area is full of restaurants, pubs, shops, & grocery stores to choose from.
The apartment itself is well appointed for whatever length of stay you choose.
Dealing with Rafael was a treat. He is very attentive and gives great recommendations. We will definitely use one of his properties again.

We stayed at the apt for a month. Public transport right at your doorstep so you can do the touristy things. You could cook up a nice feed at night, and you can go to the pub around the corner and become a local. What a great spot. As Australians we found Rafael very helpful ,he did everything to make our stay enjoyable. Thanks Rafael for a great apartment in London

We spent two weeks in this apartment located between two tube stops. It is near grocery stores, restaurants and pubs. The weather turned quite cold during our stay and the apartment was always comfortable. The property manager was excellent to work with and responded promptly. Would definately stay here again.

Bayswater Apartment
We had a wonderful holiday staying at this apartment. The location is fantastic; set between two tube stations, giving access to the District, Circle and Central lines, with Hyde Park just a stone's throw away (we walked to the V&A Museum through the park). There are plenty of restaurants and supermarkets in the area as well. The apartment was beautifully furnished and had absolutely everything you could possibly need. I would like to thank the host, Rafael, for his attention to detail and swift replies to all communications. I would absolutely recommend this apartment.

Great location for public transportation
This is a nice flat close to Hyde park, with a lot of retail close by. It is also right between 2 major Underground stations. We were able to easily travel around the city.

Cozy flat in the heart of London
We are a couple and two children. The appartment was perfect for us! Very confortable and well equiped. A few metres from underground stations and just some steps to the wonderful Hyde Park! Rafael was very kind and gave us precious informations concerning trasport, restaurants and other facilities. Your assistant Dolly who received us so kind as well. We’d really come back, it was perfect!

Cozy apartment at great location
Overall, we really enjoyed our stay at this unit. Location was convenient, the apartment was as described, and the property manager was great with communication and helpful information about the neighborhood.
The bathroom and kitchen could use a slight update - no major issues but some things were showing their age (base panel in the kitchen kept falling down, dishwasher soap dispenser was broken)

Fabulous!
I cannot say enough about this property. Grocery store to the right. Tube stations to the right and the left. Hop on Hop off bus station just around the corner from the Queensway tube station Pubs, restaurants and souvenir shops everywhere. Rafeal and Dolly were amazing host. Never had a problem getting in touch with them. Thank you Rafael and Dolly for making a stay most memorable.

Lovely in So Many Ways
Well-furnished, quiet, and sunny apartment that is located, as described, near two underground (metro) stations and Kensington Park. We enjoyed the neighborhood, too. We found Rafael's list of resturants and pubs to be spot-on as good places to eat and drink with the locals. I've rented three different apartments in different parts of London over the last three years; this one is my favorite. I'll rent again for my next visit.

London holiday
We recently spent a week visiting London and chose this apartment rather than a hotel. It turned out to be a fantastic location, next to Starbucks and 2 tube stations that took us anywhere we wanted to go. It is right next to Kensington Park and numerous ethnic restaurants on Queensway st. The apartment had everything we needed, and even though we had the windows open it was exceedingly quiet during the evenings. We would definitely stay here again!

Fabulous apartment in Central London.
The apartment has a great layout, the bedroom is well appointed with tons of closet space and a comfy Queen bed. The location is close to everything, grocery stores and shopping, and several good restaurants. The host Rafael is an excellent communicator and promptly responds to all requests. We would stay here again if we return to London.

Perfect place to stay between two tube stops within one block. Great restaurants, easy food shopping. Lovely Hyde Park just up the block. Very quiet at the back of the building. Rafael was very responsive in all matters. Highly recommend this flat.

Above our expectations
The apartment was spacious for my 3 adult family members, furnished beautifully with plenty of storage and so conveniently located 50m From the underground station and a few blocks from Hyde Park and Kensington Castle. Rafael was so helpful with communication and sent detailed travel connections to his unit so that we found the rental easily and cheaply. And for such a great location the unit was quiet! Our sincere thanks for a great stay in London! We will be back to The Princess Court!

Recommend
This is a great home base for exploring London. We stayed here with our adult daughter for 5 nights. The apartment is so close to two tube stations. Plenty of restaurants, shops, etc. to choose from. Hyde Park really is right there! This 3rd floor flat is on the backside of the building, so we appreciated the quiet after a busy day.

Wonderful! Great location!
My teenage daughter and I stayed at this flat and loved it! The place was very clean, comfortable, and stylish. The location was perfect! Steps away from Kensington/Hyde park, two underground stations, and plenty of restaurants, cafes, and grocery stores. The owner Rafael was so accommodating and very responsive to all communication. We would definitely recommend staying here.

Wonderful Honeymoon Stay
My husband and I were lucky enough to choose this flat for our honeymoon in London. It was immaculate, comfortable and in a fantastic location. Rafael was incredibly responsive to any and all questions and the check-in/check-out process was a breeze. The kitchen was well equipped, the furnishings were comfortable and the bedroom was perfection. Being located between two tube stops was wonderful and it couldn't have been easier getting around London. When we make it back, we most certainly look forward to staying in this flat again!

Best stay in London
We have stayed in other flats in London previously. This flat is the best ever! The location cannot be topped with 2 tubes and 3 lines within minutes of the flat. We could not even count the number of great ethnic restaurants nearby. The flat was clean, the bed was very comfortable, the appliances were all in working order and were very nice. Communication with the property manager could not have been easier.
We will stay here again if we return to London!

Very nice place, great location.
The place was just as described. Everything went great for check in/out. When we first got to the street on Sunday evening, we were surprised at how busy it was. Our first thought was that maybe it would be noisy up in the apartment. Not at all. The apartment faces the back and it was dead silent at night (really surprising for being in the city). The busy street is actually a nice plus too. Plenty of places to get food, toiletries, or just about anything else you might need. We ate at a couple of the restaurants Raphel recommended, and got some felafel and kebobs from a tiny, busy shop (busy for good reason!). The subway ("tube") stations are right there. We wound up taking these to Heathrow when we departed, probably saved about $50 doing vs a taxi. Overall, a very good experience.

My fiancée and I were delighted with the choice made. The property is spacious, super bright, very clean and well equipped. Location is a ten out of ten, as other reviews point out. Rafael, the owner, made us feel at home from the minute we submitted our request and throughout our eleven nights stay. Lovely welcome gift on arrival, good quality toiletries, Nespresso machine and complimentary coffee capsules, were much appreciated. Our 10 day stay in London was made even better because of our lodging. The Princess Court flat was located very conveniently to 2 tube stations, with several grocery stores, pharmacies, and plenty of restaurants nearby. The daily fresh baked buttery croissants and cookies from the grocery made breakfast and snacks even better. The kitchen was easy to get around in, so we could have at least one meal in each day. While the combination washer/dryer was small, it was easy to use, and knowing that it was in the flat allowed us to bring fewer clothing items.
All descriptions provided by Rafael were accurate, the property was freshly cleaned when we arrived and was well maintained. When we had questions regarding currency exchanges, getting around and to the airport on the tube, or anything else, Rafael was most helpful. Not only would we recommend this property to relatives and friends, but have already discussed staying there when we return for our next visit.

My wife and I spent a great 5 days here, the apartment was well furnished, equipped with everything we needed. Their are great places to eat nearby, plus numerous food markets if you want to stay in and cook.
Rafael was very helpfull with suggestions for transportation in the area (cabs, the tube, Oyster cards etc.), plus, if the weather is good many places are within reasonable walking distance.
I would definitely stay there again and wouldn't hesitate recommending the apartment to anyone.

Rafael's Princess Court property is amazingly quiet seeing as it is just off the very busy Queensway. We loved the location with 2 underground stations, numerous ethnic restaurants and grocers and of course Hyde Park just steps away. The flat was very clean and comfortable and we will definitely consider another stay there if we return for another stay in London.

The apartment was just fine -- lives up to its consistent 5 star rating. Ample space for the two of us for 5 nights. Sparkling clean. Fully functioning appliances (though we had to get email guidance and the user manual on the web to master the washer/drier.) Remarkably quiet -- overlooking the peaceful side of the building from the third floor. The lift worked consistently. Two tube stations within a block north or south on Queensway. The Bayswater station (northerly) is on the Circle Line which accesses almost all of the places we wanted to see and the trains come frequently. We arrived at Paddington Station via the Heathrow Express from the airport and took a taxi to the apartment. It would have been just as easy to take the tube one (perhaps 2) stops from Paddington to the Bayswater station. Lots of restaurants and convenience stores within a few blocks. Bella Italia was quite good and Tuk Tuk met our needs at dinner time. Rafael was out of town, but his assistant, Dolly, met us on time for both arrival and departure from the apartment. Don't be surprised that Bayswater is a vibrant, hustling community where English is the native language for a small minority. Rafael was exceedingly responsive to our various email inquiries. If staying in Bayswater, we'd certainly come back to the apartment if it is available, and maybe we'd get to meet Rafael.

I have rented a number of apartments before, and never found one as well stocked and easy to move into as this one. It truly felt like home-away-from-home. The rooms are big, the bed is comfortable, and the building is secure and in a very convenient location. Two Tube stations on important lines are less than a block away, so travel around London is a snap. This makes the immediate area a bit busy and sometimes crowded, but also means conveniences are close and gives the neighborhood a lively, diverse, "real London" feel. The apartment is in a court, so we never heard any street noise.
There is a small grocery store a half-block away, and a larger one in the mall a block beyond that, Two block's walk gets you into Hyde Park in one direction and Notting Hill with nice shops and restaurants in the other. Don't miss the Portobello Road Market on Friday or Saturday, and breakfast or lunch at the Orangery in the Park.
