Staying in Derek's place on Royal Mile has been a highlight of our trip. The apartment was clean, had all necessary amenities, and was directly across the street from St. Giles. Highly recommend for anyone who wants to experience Old Town Edinburgh.

We had no idea, not knowing Edinburgh, just how amazing this location was until we got there. It is the very heart of the old town. It was amazing to crack the windows in the evenings and listen to the musical performances down on the street while we rested our tired feet from walking all day. The apartment was very clean and the furniture was all very functional. There were two of us so we just shared the bed if there had been three of us I'm not sure how the inflatable bed would have worked but it's there as an option. There was a very lovely gift basket of coffee tea and cookies when we got there and that was a very nice touch. The linens were fine as well. One of the thing I really appreciated was the fan because most places in Scotland that we visited were not air conditioned. And we happen to be there in a heatwave and not fan made such a difference. There is a washing machine and dishwasher that all seem to work fine, we did not cook but the kitchen was very well appointed and seemed like a fun environment to cook in. I did not receive the checkin code when I was supposed to and that was very stressful on the day of our arrival. I had to call all the contact numbers I had but was not able to get an answer and ended up doing some web searching for the property manager and got their phone number and was able to call them to get the entry code. That would have been really upsetting if the weather was terrible or if I had no place to go or if it was late at night.

Derek was very helpful, and all our arrival and operating instructions were clear and easy to understand. He even suggested an inexpensive taxi from the train station saving us from a walk that looked short on the map - but actually had many, many stairs. The door to the apartment is right on the Royal Mile and up just half a flight of stairs. The rooms are good size, and could easily accommodate four adults. Everything was as described in the listing, and a welcome basket was included with snacks. What I liked best was opening the front windows and hearing all the sights and sounds of Edinburgh. The central location meant we could pop by during the day for a quick rest, to drop off our purchases or to grab a jacket in the evening. Derek communicated promptly and clearly from reservation through checkout. I will definitely stay here again for a future visit. Thank you Derek!

The flat is in a perfect location especially for the Fringe. The functional - and good things: -location is vibrant and in the middle of everything and easy to get to anything you would want to see -furniture is comfortable including the bed. Two types of pillows were also nice -bedroom is quiet because of the double windows which is great (living room is not quiet) -kitchen has all the basics -water pressure in the shower was great and instant hot water also a plus -lots of natural light -great communication from the owner and allowed us to check in early which was super helpful -would stay here again Other things to consider: -as mentioned by others the living room doesn’t insulate you from the street noise. It is very loud. Especially during festivals. One benefit is it’s like having a personal concert in your living room - if you like who is performing that is. (Bedroom is quiet!) -washer works great and clothes dryer is an electric dryer rack. Those familiar with this know it takes 2-3 days to dry clothes. No problem but you do need to plan if you need to do laundry

We (3 adults) recently stayed for 3 nights during Fringe and it was everything we could have asked for and more. The location is amazing and the flat itself is lovely. The hosts have thoughtfully provisioned and carefully documented everything important about the flat. We felt like celebrities coming & going from the High Street entrance! We would recommend this gorgeous flat to anyone, and we hope to rent it again sometime soon.

Ideal location for a long weekend. Although on a busy thoroughfare the bedroom is well sound proofed. Lovely and clean. Got in early - who could ask for more?

Our stay was good from beginning to end. The location on the Royal Mile was perfect during the fringe. Checking in and out was very easy. Parking is about 3/4 of a mile away, but it was easy to find and use.

This place is located right in all the action. It was perfect for my friend and I because all the things we wanted to do were within walking distance. Parking was the biggest issue, but we figured out where to go and just parked for our duration. If you want a place right in all of the action, this is it.

Absolutely loved the location of this apartment…couldn’t ask for any better. Was awesome being able to sit in the window seats and watch everything happening on the mile.

We couldn’t possibly have selected a better accommodation for our first visit to Edinburgh. We were right on the Royal Mile with an iconic view of St. Giles Cathedral out of the beautiful main room windows. The kitchen was spotless and well-equipped. We were able to forget we even had a car and walk everywhere. Thank you for a lovely intro to a fascinating and beautiful city.

Great place to explore the historic center of Edinburgh. Apartment was just as described and pictured. Host gave detailed directions leading up to arrival day, nothing left to chance. Apartment was spotless, kitchen was very well stocked and tea/coffee amenities were generous and appreciated. 3 minute walk to Edinburgh castle. If you want to be in the heart of old town Edinburgh, this is your place!

Just rent this place and call it done. Wow, great location, plenty of room, good layout, full kitchen, quiet bedroom. Slight warning on the steep 4-5 curving stairs to get into the place with luggage and make sure that you get laundry machine directions before getting there. Other than this, it was an amazing find, right in the middle of everything. Owners are great and everything went super well. You can sit in the window seat and people watch in the evenings and, if that's not your thing, the TV is well equipped with Netflix and other offerings. I feel so lucky to have found this one.

Clean property, lots of space. Organized with detailed instructions on how to use everything. Responsive host as well. Beautiful views, walking access to shops, restaurants, markets, castles, etc. Would love to stay again!!

This was a great flat to stay in during our stay in Edinburgh. The location was fantastic and right in the middle of everything. The noise from the street is pretty audible from the living room but the windows in the bedroom are better insulated so nighttimes are much quieter. We appreciated the fans as it did get warmer at night. There were some eccentricities (ie the hot water) but all of the instructions were clear. We just wish we were staying in the city longer! If we are ever lucky enough to come back to Edinburgh we would be happy to stay in this flat again!

Derek was a great host. Lovely welcome basket of goodies and coffee. The place is a dream. Great location (we weren’t bothered by the occasional noise outside in the busy street). One missing light and Derek came and fixed it right away. Would love to come back to Edinburgh and stay here again. Thanks so much!

My sister and I stayed for a little spring break vacation. It was well maintained, and very centrally located. The perfect little place for us!

The property was great with a bedroom, larger living room with both an air bed and a roll away twin bed. . . . plenty of space for a family of four. We had an issue with the WiFi when we arrived but Derek came and got it fixed right away. Thank you for a great stay in Edinburgh!

This place has so many positives - Location is amazing. In the absolut heart of the royal mile. It was nice to go see something and walk back to the place for a bite to eat and rest. - Very clean - Bed was comfortable - The owners are very responsive The only thing to note is because you are in the centre of everything it will be loud day and night. Either with music playing or people out late at night partying. Also, the washing washing machine need to get the dryer part fixed. Great stay and amazing time in Scotland.

This location can't be beat; directly across from St Giles Cathedral. Walking distance to virtually everything you want to see in Edinburgh. Flat was very clean and as pictured. Owner responded immediately. My only complaint is that the dryer was not working. The entry is a spiral staircase which could be a problem if you have mobility issues but for others it's fine.

The apartment was spotless and right in the middle of the action. I thought that voices on the street would interfere with sleep, but the bedroom was well insulated from street noise. What a comfy place. Definitely glad we stayed here.

Great location for people watching, shopping and eating. The apartment is well equipped and clean. Totally enjoyed our time there.
