Sept 2016 Jenni "Dee was there to greet us as we arrived at the apartment which is absolutely stunning. Everything was there for us, even coffee and some fresh fruit. Bus stops to town are on the main street outside which made it really great for us dancers who after a long day in the studio, don't want to be walking miles to get back to base. Beds are super comfortable, the flat is spacious and light, quiet and warm. Would definitely go back.' The space High ceilings, big marble fireplaces, original art and an eclectic collection of books make this flat special. This is part of my home, that has been converted into a completely self contained flat. This is a big apartment, 5.08m x 3.85m master bedroom, 5.08m x 3.76m double bedroom and 8.23m x5.15m living room/kitchen, plenty of space to feel at home and relax without tripping over each other! Guest access Two large bedrooms, one with a comfortable king size bed and one with twin beds, with comfortable sprung mattresses. Cotten linen and towels provided. The bedrooms are quite, west facing and look over the gardens at the back of the property Large living room come kitchen diner. The small kitchen in a cupboard has two electric burners, an oven microwave and is fully equipped to a high standard, kettle, toaster, fridge. Ideal for breakfast and quick meals or a full roast dinner. Family bathroom with shower over the bath. Interaction with guests I live nearby and try to meet guests when they arrive. There is information in the flat about the city, parking ( there is free parking a four minute walk away) and local transport. This is a great neighbourhood, and will give you a real feeling of being part of the city. The neighbourhood This is a buzzing neighbourhood with a laid back feel. Fishmonger, local shops, baker, florist, chemist, banks, second hand shops and cafes, restaurants and takeaway all across the road. You can even have a hot stone massage or visit the hairdresser. A the top of the street on Ferry road, there is the Herringbone wine bar and restaurant, lovely for breakfasts and evening meals. Also In Touch, a long established and hugely popular Indian restaurant. The Botanic Gardens and Inverleith Park are minutes away. Out door gym and tennis in the park. Edinburgh is linked by cycle tracks, many on disused railway lines, lovely to cycle on or to walk. There is easy access from the apartment onto the cycle paths. Bike rental is easy to arrange with one of the local companies. Free parking available four minutes away at the top of the street. The city tours open top bus stops on the street and there is a bus every 10 minutes to the center of town. Getting around The no 23/27 and 8 bus stops right opposite the flat. Electronic displays at the bus stops tell you when the next bus is due. They provide a very regular service to the city centre and the Royal Mile every 10 mins or so. It takes 8 minutes to get into the centre by bus or 20 min to walk. There is free curb side parking at the top of the street. The city open top bus tour stops on the street. If at all possible I would advise against driving in the city, parking is really expensive and difficult, most locals use the really good bus service. Other things to note The wood burner in the living room is now decorative and non functional. There is gas central heating. Bed linen and towels are provided. Blankets and hot water bottles ( only needed in the winter or for duvet days!) There are three steps up to the front door. Please note that the kitchen is small, but well equipped. If you would like to check in before 4 pm please ask, if the apartment is free the day before, you are welcome, I will always try to accommodate you. I ask that outdoor shoes are not worn in the apartment House Rules No smoking Not suitable for pets No parties or events Check in is anytime after 4PM There are neighbours above and below so please no loud parties or music. If anything gets broken please let us know so that we can replace before our next guests. No more than four people to sleep in flat. No smoking or pets. Please do not wear out door shoes in the flat.

Location was excellent apartment spacious with everything you could need. Super comfy beds.
The only problem was the 2 sofa’s , honestly the most uncomfortable seating we have ever sat on our friends also stating how awful they were!!!
We had to sit on the dining table chairs.
I feel these need replaced immediately as a big downside to an otherwise perfect home from home.

Our hostess Dee's flat is in an excellent location right next to the Botanical Gardens in a Victorian house. The flat is very large, excellently clean and excellently equipped. It is right next to a bus stop, which is not a nuisance as the bedrooms face gardens to the rear. The location is so excellent that you can easily reach many destinations from here. There are some shops within walking distance, as well as some excellent pubs. There is nothing to improve here and we will be more than happy to return. 5 stars +

My wife and I stayed here for two weeks, what a comfortable home. The place had everything we needed, including a bus stop right outside the gate. Dee was a great host, prompt and communicative with any needs. Walking distance to the Botanical Gardens, and a local rugby field just down the street as a bonus. Far enough away from the hustle of the Royal Mile to enjoy quiet if needed, but near enough to get there in a short amount of time. Highly recommended!

Except for the shower the flat was lovely. The location was good. Dee was very responsive when we had questions.

Two bedroom flat in fantastic location with bus stop right outside on Inverleith Row and four blocks from Botanical Gardens. Host was available when needed and the flat is very spacious.

The flat is lovely and spacious, in a great location.
The bus connectivity into town is wonderful, and the nearby botanics are a wonderful free resource.
We enjoyed a great meal at the nearby herringbone bistro and a takeaway from local Indian, in touch.
The beds in the property were very comfy and it was very quiet at night so great for recharging at the end of the day!

Great property. Right at the bus stop so you can go in and out of city centre. Lovely beds and space. When coming back, I'll definitely look to book again!

This is our second time staying at this property and it was lovely. The location is great as it's ideal for getting around the city.
Dee is a lovely host, who doesn't intrude but is always on hand to help if needed. We'll be booking again!

Charming and historic. Plus the bus is literally footsteps away. The bus lines take you anywhere you need to go! It was also very quiet so rest wasn’t an issue. Beds were comfy and very clean and crisp. Convenience store, restaurant and pharmacy all in walking distance. Highly recommend!!!

We stayed in Dee's lovely apartment to attend a wedding at the Botanical Garden. The spacious apartment was a great place to relax and unwind. There were restaurants and stores nearby and it was easy to get to any other part of the city. We would stay again.

Excellent! A very comfortable, homey flat in a lovely location. We hope to be able to return for longer! The only problem we encountered was with the door lock system on entry but a friendly neighbour was able to assist.

Perfect, perfect, perfect in every way, such a fun stay. This beautiful appointed apartment was exactly what we needed. Close to the Botanical gardens, great restaurants, buses and central to our needs.
Dealing with Dee was absolutely amazing, she was helpful on every level and quick to respond to our messages and requests.

Plenty of room to relax after a day of exploring. The bus stop is literally outside the gate and can take you everywhere you need to go. Restaurant and store within walking distance.

We really enjoyed our stay, the accommodation worked well and we were all amused by the kitchen in the cupboard and struck by the high ceilings...and ceiling light shades. It was also nice and cosy on our return at the end of the day. Location next to the bus stop was great for getting into the city. Our host Dee was great in corresponding with us and answering some questions we had. All in all a great stay and really enjoyed all that Edinburgh had to offer.

buses into town, or walking home (all downhill) Close to the botanics where we enjoyed a walk through to Stockbridge for lunch and a wander. Although Inverleith Row is a very busy thoroughfare the bedrooms are tucked away at the back of the property looking over gardens at the back so fairly quiet and very private, Loved the animal freeze in the double bedroom and wondered the story behind it ...

Property was amazing. Full of character, beautifully presented and clean. Perfect location to explore Edinburgh with bus into centre of Edinburgh right at front door. Close to cafes and grocery stores. Communication with Dee was excellent and highly recommend this property.

Flat had everything we needed. Property is Victorian, with very large high ceilinged rooms. Glad to have a gas fireplace at night! Uber picked up right at the front door. 10 minutes to Edinburgh by car. Lovely walk to Royal Botanic Gardens and Stockbridge. Overall great stay!

Loved the period character of the property. Very tasteful decor. Friendly contacts with the owner. Handy for the Botanic Gardens, which was one of our main interests, and buses to city centre and Leith were good. Can recommend The Herringbone for eating.

Amazoing, beatufilul, outstanding.
The flat is situated on a main road with bus stops available to reach city centre.
Parking the car richtet outside is not possible, but locations are supplied.
Beatifully decorated, amazing beds and I don't want to forget to mention the tuba - we will make sure to come back.

Edinburgh delight
This a great stay on ground level with just a few steps on stoop outside. Super neighborhood; close to the Botanic Gardens; and bus stop just steps from property gate. Inside the beds are comfy, large windows with great light, and a notebook with lots of suggestions. The internet was spotty for us at times(only reason for 4 instead of 5 stars overall) but the washer is superb and Netflix was a treat.

Even,better second time around
Love this flat.. well presented, large, great furnishings and pictures. The location is perfect we really explored the whole of edinburgh and the buses are just outside your door. The shops across are the icing on the cake, great Indian takeaway, tasty Turkish deli and the herringbone restaurant a two minute walk. Dee is a great host. Will definitely be back

Ideal space in so many ways..
Great location for easy access to Edinburgh center and quick walk to Stockbridge and Cannonmills. Botanical gardens just a few hundred yards away. No need for a car. A very comfortable space. Small kitchen area proved remarkably convenient. Plenty of small local eateries and restaurants.

Lovely apartment
We had wonderful stay here. It’s accessible to the heart of Edinburgh, but the apartment itself is tranquil, surrounded with lush plants and greenery, a nice quiet little oasis.

Wir haben den Aufenthalt in der Wohnung und in Edinburgh sehr genossen. Die Wohnung liegt in einem ruhigen aber zentralen Stadtteil. Die Wohnung ist sehr geräumig und mit allem ausgestattet was man braucht. Die Betten waren hervorragend und die Ausblicke in den Garten werden wir vermissen. Die Vermieterin (Dee) war sehr hilfsbereit und hat uns gute Tipps für Ausflüge und Restaurants gegeben. Edinburgh ist immer eine Reise wert und mit der Wohnung hatten wir den idealen Standort für alle Ausflüge und Besuche, die wir unternommen haben.
