Our guests since this change from window air conditioner units, have all mentioned that the air conditioning has been very comfortable and even, and they appreciate the quietness of the units. In Dec 2021 a paved driveway was installed for the one off-street parking space. There are finished wood floors and carpets throughout. Downstairs, a living room with tv, dining room, kitchen and 1/2bath. Lovely bright upstairs w/ skylights. The house is air conditioned using 'inverter' units. The second bedroom has two single beds, a skylight, and good view of Spencer park across the street. Both bedrooms have separate air/con units and tvs. We provide linens and bedding, and plenty of towels, including beach towels. The wooden deck on back of house was extended in 2013 and has table and chairs, Gas Bar b q grill, umbrella & sun chairs. We have added a wooden counter on one side of the deck, with storage under for beach chairs etc. Please see photos for representational details of household items, such as vacuum cleaners, mops and dusters etc, provided in closets. We spent 6 glorious weeks in Newport at the rental home of Biddy and Ed. I read all the reviews before coming and clearly, “clean” and “conveniently located” were two constantly mentioned descriptions of the house. Well, both were very accurate but what was also true was that the house was warm and welcoming! It never felt like a rental house. There were all kinds of little touches such as power strips under beds, bureaus etc. If you needed to plug in your phone, laptop, iPad, you only needed to look down, and there was an outlet. Of all the houses we have rented over the years, not one was as fully equipped as the kitchen here.
Some reviews mention that the owners, Biddy and Ed who live next door were helpful and pleasant. So true, but they were also sweet, wonderful folks who we so enjoyed meeting. They welcomed us and our Pomeranian Oscar as soon as we arrived. And, Biddy was a gardener “extraordinaire”. The garden was filled with the most beautiful flowers both here and at their home. It was a pleasure to be outside cooking on that outstanding grill.
Now, having said all that, I’m going to tell you what the biggest problem that this property has. It is going to spoil you for just about any future rental you may encounter. If Tina Turner was staying here, she would have described it as “Simply the best, better than all the rest!” Than you so much, Biddy and Ed.

The cottage is located in an ideal location and in walking distance of many beautiful sites. Biddy and Ed were wonderful hosts. I chose this property because of the lovely fenced in yard and Spencer park which is located outside the front door. My dog and I were comfortable. Location is truly ideal.

New England Delight
A perfect getaway in Newport. The owners are gracious hosts, who care for their home and are kind to share it with others. Location across from both King & Spencer Park is a treat. Open space feel, expansive views of the harbor, plus a very short walk to restaurants and shops on Thames. In addition, access to Fort Adams and the beaches is a breeze. That is, If you decide to leave the peaceful gardens in the back yard. Overall, a most pleasant experience for us and our pooch!

Biddy and Ed were lovely hosts, starting with the online communication ahead of booking and continuing throughout our stay. The house was clean, comfortable, and well located. We loved sunset walks overlooking Newport harbor and being able to walk to dinner (masks and all). We had a great stay and would recommend to friends and come back ourselves!

Amazing Newport Summer!
We rented this house without viewing it first and the pictures did not do it justice. This home exceeded our expectations in every way and truly felt like our home away from home for 2 months! The house is so cozy and warm, making you feel completely at home. The house had every amenity we could possibly imagine and more! The garden and deck area feels like a little oasis - With bright, vibrant flowers everywhere! The perfect area to have a meal or entertain friends while listening to the birds and just enjoying the quiet calm.
The property manager was very communicative and helped us out with our every need. Not only were they extremely kind and welcoming, they went above and beyond to ensure we had everything we needed and help us out with any plans we needed help with! They truly helped make our experience in Newport what it was! We feel so incredibly lucky to have been able to spent 2 months of our summer and create so many memories here at this wonderful home. We will 100% be back to rent in the future!

New England Gem 💎
Outstanding on all levels. So relaxing. Quiet neighborhood with a HUGE park across the street and 1 block to Kings Park (actually a 1/2 block) which is the marina. So easy to take long walks along the water.
One real block to lower Thames where all the restaurants are.
Biddy (the owner) has the most beautiful fenced in backyard garden, where we sat many nights having a glass of wine and grilling on the huge outdoor grill provided.
Kitchen is fully stocked with every pot/pan, utensils, appliances... anything you need, it’s there!
We didn’t want to leave, but we will rent again if/when we come back!
Thank you Biddy and Ed for the best month in Newport!

Loved our Month here in Newport
Exceptionally clean, large home in a fabulous location - we walked to everything. It is located 3 houses from a harbor where they have free music on Saturdays. Kitchen has more than ample accessories, pots. silver, etc - everything you need. The yard is beautiful, with patio set and barbeque. The stairway to the bedrooms, can be a bit tricky in the beginning, but you get used to it. Biddy and Ed are excellent hosts. The house is supplied with everything you need - loved that the washer/dryer were on the upper floor. The in window air conditioners kept us very cool. No worries when you rent this house!

I cannot say enough about this property and its wonderful owners. First, the photos do not do it justice. The house is larger (and more lovely) than it appears from the street or online and is immaculately maintained. Each room is full of charm and considerate touches that made us feel welcome from the moment we arrived and throughout our month-long stay. With an abundance of linens, kitchen utensils, home supplies, books, beach chairs, and even power strips at just about every outlet...these are hosts who clearly care about the comfort of their guests. The garden behind the house is absolutely beautiful and provides the perfect respite after a day exploring Newport. The house is three doors down from a terrific harbor-front park that delivers amazing views and spectacular sunsets. Just about all of Newport's attractions are within walking distance and the house comes with off-street parking (which anyone who spends time in Newport can tell you is very, very good to have.) Thank you, Biddy and Ed for your splendid hospitality. I hope we have the good fortune to be with you again soon.

Perfect, homely, comfortable, every need covered
A really lovely stay. Fantastic owners who obviously take pride in this property and were incredibly accommodating of us and our two very small children. Incredibly clean, well stocked home. Very close to the main shopping street, bars and restaurants right in the heart of the town whilst feeling the open air of the park just across the road. A perfect little garden out back with deck and bbq made for lovely evenings in the spring sunlight. Was very sad to leave when the time came and will certainly recommend to anyone wanting a central location in newport.

Excited to return for our fourth summer!
My husband and I have rented this wonderful cottage for a month for the past three summers--this summer will make our fourth. Where do I begin? The house is the perfect getaway--close to the water, a stone's throw to the restaurants and shops of Thames Street, offers off-street parking...everything you could possibly need to make your time in Newport special. It's located exactly where you'd want to be if visiting.
The interior of the house and charming and cozy. We typically have guests every weekend...and they are always dying to return the next summer! Both bedrooms are lovely, and we've had an extra guest during a weekend visit who was able to stay on the pull-out couch in the living room.
The backyard is impeccably maintained, and we try to enjoy our meals on the deck as much as possible to enjoy Biddy's lovely gardens.
My husband and I can't imagine a summer without a month in our special place in Newport. I can't say enough about the house, and we count down the weeks to our time there each year.

Happy Month of May
My wife and I needed to find a place where we could transition between a Boston suburb where the sale of our house closed in late April and early June, when we could move into our house in Fairfield County, CT. We would have 2 loaded cars, 2 bikes, and our nearly 15 year old Yorkie ("Baby") with the rest of our stuff packed away into storage; rather than try to rent locally, we thought it would be a good chance to try to turn this 6 week interlude into a kind of vacation. 7 Clinton sounded like the perfect fit for our needs and we were not disappointed. The house was exactly as advertised, It has now been a couple of months since our stay in Newport, but we have nothing but happy and pleasant memories: Biddy was extremely helpful on our arrival in straightening out the internet connection; she had just recently installed a flat screen TV; thoughtfully equipped the kitchen with an oven toaster (which we had inquired about) and a brand new gas barbecue. Flowers were just beginning to bloom and while we had our share of windy/rainy days, spring sunshine was plentiful and there was nothing more exhilarating than going on our daily cycling (with Baby in a basket) loop around Ocean Drive (all sorts of pleasant routes, most averaging 8 or 9 miles); while the wind gust could occasionally be very challenging, the roads and scenic points were virtually deserted at this time of the year (at least up until late May), making it all the more private and enjoyable; nothing like watching the waves. Biddy and Ed pay constant attention to the maintenance and upkeep of their property, down to the smallest details. The house is two short blocks from lower Thames; even during what was preseason, tons of places to eat; among our favorite was Mama Luisa; I also especially enjoyed the cheap but delicious belly clam sandwiches at Juicy Cheesy on Thames St (Egyptian owner!). The grass courts at the Newport Tennis Club were not open but I played several times at the club clinic, a short bike ride (or walk ..uphill; or drive) away. After staying at Biddy's for a month, we admit we were looking forward to moving on to Chatham ; we can report that while the Chatham house had a beautiful sea view, there was simply no comparison to 7 Clinton St., in terms of cleanliness and maintenance and care. Highly recommended for 1 couple (with or w/o children) or perhaps 2 couples (although only 1 full plus 1 half bath may be a constraint).

Great location, great house
This is a great rental house. It is clean, comfortable and well-stocked with everything that you would need. The house is well located, walking distance to down town shopping, and grocery stores near-by. Biking distance or short drive to all the local beaches. It has a lovely backyard with flowers, a bench under a shade tree for reading and relaxation, barbecue and outdoor dining area.
Biddy and Ed are friendly but not at all intrusive. They responded very promptly to any request we had such as changing the gas for the grill when it was empty. Really lovely people. We'd highly recommend this rental.

Great location and wonderful owners
Our stay was very enjoyable. We were there during the hurricane when Newport lost power. We were very surprised to see owners had a back up generator hooked up for us. The location has the best shopping and restaurants. I play tennis and was able to walk to Tennis Hall of Fame while my husband took the car and went to work. We could not have asked for better owners or nicer neighbors. WE recommend this property to couples or small families. Our favorite restaurants were TKS(thames street kitchen)and Clark Cook House. We walked to all restaurants. The property was in excellent condition. The outdoor patio was a great place to relax and grill your favorite meal. Just bring your computer and enjoy your stay.

Cozy, charming, super location
I rented this lovely little cottage for the month of August 2009. The owners have done a super job renovating. The kitchen is entirely wood - floors, counters, cabinets. It's like a sailboat galley, but with lots of windows and counterspace. There are 2 bedrooms upstairs - a guest room for 2 in the front of the house and a "master suite" in the back overlooking the garden. This consists of a nice little sitting room and then the bedroom is beyond that with windows on 3 sides. The house has A/C boxes, but I never used it. There's great cross-ventilation and sky windows in both bedrooms. The backyard is beautiful -- nice porch with a gas grill and a beautiful garden, testimony to Bridget's British green thumb. The location of the house is perfect - walking distance to town and mansions, biking distance to beaches. I cannot recommend this charming place, or its owners, more highly.

Cottage gem!
The house is cozy and very comfortably furnished and clean, obviously well maintained. It is located between downtown Newport and the Ocean Drive. Amenities such as well equipped kitchen, all linens, towels etc, cable TV, Internet connection, stereo, and room air conditioners, make it so you can literally walk in and 'be at home'. City trash pickup is very convenient! Perfect for a couple expecting guests - with a master bedroom suite, and washer, dryer and small sink off the sitting area, or for a family - two bedrooms, sleeps four. There is a nice small backyard w/ a gas grill on the wooden deck, Spencer Park a huge park across the street, and a playground just one block away on Newport Harbor. We loved sunset walks along the harbor and into town for dinner. Sailing, bike riding, the historic Mansions, and great restaurants are all at your fingertips. Newport beaches are five minutes away. Owners are local.
