This place was AMAZING!!! We had 8 families and 13 kids from age 4 to 17. Each family had their own room... with their own bathroom... and then all the kids had a place. That allowed all of us to have a space to relax if we wanted any down time. There were tons of games and things to do. We were lucky to have snow 1 day that the kids got to enjoy outside and then we had a great fire pit outside. They provided all the wood, which was perfect!! Will definitely look to stay here again for large gatherings. The host was amazing and the person that takes care of the property got trash every day and was the nicest man!! HIGHLY recommend!!

The size was perfect for our large group, especially the kitchen. The house was one of the cleanest rentals we've stayed in, which is impressive given the square footage. The fruit & cheese trays were an unexpected & thoughtful gift for new years eve. Per the recommendation of prior reviewer, we did bring a shower curtain rod to hang a fabric door for the one bathroom off of the large sleeping room to give privacy to that group, and it worked well. So much room to spread out over the weekend, that everyone had the space they needed. Overall a fantastic stay!

The house was perfect for our son’s graduation. We had 34 family members come from all over the east coast. Family did snow sports at massanutten Friday night and Saturday afternoon and those that we could not get tickets for to actually attend, the graduation, were able to watch it on the live stream at the house. It worked perfectly. It was. Wonderful weekend and the kitchen / eating area could accommodate us all. Would highly recommend for large family gatherings and only a 25 minute drive to jmu.

What a great place. Wood walls, wood ceilings, carved wood furniture, very rustic and very awesome! (I love wood in case you can't tell) We had so much fun. Great kitchen with everything you need and very high end appliances (wine cooler!, cold drawers, two sinks). We were spoiled. We had a fire outside one night, and every day the sunrises were great. The bar area over the garage hosted the Euchre games. Christmas was magical.

Every year they make this place better and better, always look forward to our stay at this oasis. And the help is amazing, if anything goes wrong they are then in minutes to help. Very grateful.

This home is absolutely beautiful and huge. We had a total of 16 and never felt crowded. The entire home is well appointed especially the kitchen. The host was wonderful and accommodating and Josh the caretaker was great. I would highly recommend this property. We had a blast.

We had a wonderful stay at Payton’s Peak. It was perfect for the large group we had and met all of our needs. Our host, Kim, was amazing and very responsive. We can definitely see another stay at this property in our future!!!

The property was beyond expectations. It was clean, well equipped. Lots of games for all age groups. The kitchen was an amazing place to cook for a large group. Anything we needed was provided. I don't think there was one item we might have needed that wasn't available. There were so many room choices that no one could not find one to their liking. The beds were comfortable. Good water pressure and no lack of hot water for all of us. Kim answered all my questions promptly.I can not say enough about how amazing this property was to all of us. We had an age range of 2-72 and everyone enjoyed their stay. We will definately rebook when we do our next reunion.

We were a group of about 35 adults that stayed in Payton Peak for a long weekend. There was plenty of space to sleep, to eat, and to socialize. The property is really huge, with something for everyone - a grill, a hike, firepit, boardgames! For such a huge property, it’s pretty clean and well-maintained. No neighbors, so feels like a private retreat. The maintenance guy was super friendly and helpful. Everyone in our group really enjoyed the stay, and is looking to come back one day!

Maintenance man was a little confused about when we were checking in, thought it was a different day. Floors were not very clean, wiped up spots on kitchen floors, everything else seemed good. Plenty of rooms for family,
huge kitchen all able to eat together. Had everything you could want.for kitchen. Never used half of the bedrooms.
Floors was the only real thing that was dirty. kitchen floors need a really good cleaning. Will return. One suggestion, install safety hand bars in some of the bathrooms,. hard to get in and our of the deep tubs.

This home is incredible. There was plenty of space for our large family. Kim is a great host and replies immediately to any communication. Josh (maintenance man) stopped our first night to introduce himself and let us know how to get in touch with him if we had any issues. They go above and beyond to make sure your stay is best. We definitely will be going back.

We always try to find a place for our whole family to stay together and Payton’s Peak was so great we did it twice! We had 38 people of all ages and had a great time. There were enough beds for everyone and the property manager was easy to talk to and get in touch with. The handy man lives close by and was very friendly and helpful. We didn’t have quite enough spoons but when we told the property manager she was happy to know and made plans to get more. Some of the bathrooms could use a curtain or something to divide them from a large room because there wasn’t a door. We had a family member that lived close and brought and shower rod and curtain which did a pretty good job.
The property is beautiful with space enough for everyone to gather together at the same time during meals and to relax. There were also smaller spaces that were really nice for some quiet. Some favorite spots were the poker room in the loft, the game room where we worked on a puzzle, and the epic throne room where we hosted a couple of murder mystery parties lol.
We had a dance in the backyard under the hanging lights. We had smores at the campfire and sang songs at the piano. We enjoyed the ping pong table and racing game in the garage.
Nearby we went canoeing, hiking, shopping, swimming, a nearby park with many courts and a play ground for the littles, and to Luray Caverns. All were enjoyed!

Stayed here for our annual golf trip and it provided what we needed and so much more. Awesome house on secluded property with plenty of beds and space. Will look to stay again in the future.

This house is great for large groups. Plenty of space to sleep, congregate and have fun. I will say the downside we had and hopefully isolated incident, was the air conditioner was broke in the upper area of the house which housed approximately 10-12 people. It was stifling. I contacted the owner and she had a hvac guy come out sat am who than told us it was broke and needed to be replaced. They brought us one box fan for a room that slept 10 people, that was not sufficient, it got to 82 degrees in there. Other than that the house was perfect to celebrate our graduates. One thing to note is the owner accused us of having a party. We are not sure what her definition of a party is (I asked and no response) when the house sleeps 40 and we had 35 people stay there, they have a huge bar, fooz ball, air hockey, fire pits , poker table. It’s a great house to entertain and that is exactly what we did. We did not go over the occupancy at all. So I’m not sure how she defines party when the house is clearly intended to entertain. But it’s is a beautiful property and the property manager on site was super helpful. Oh yeah and the owner was very responsive when I notified her the keruig was broke, she immediately brought a new one to the house.

We had a wonderful family reunion at Payton's Peak! The house was large enough to hold the entire family for the weekend. Within the house there's so much to do. We gathered a lot in the kitchen area which is quite large and has everything you could possibly need to prepare meals. Both kids and adults liked the different games upstairs and down. We gathered around the fire pit, made smores, and had great visits with one another. Josh took care of our every need and a gift of goodies from Kim just sealed the deal. We plan to come back as the whole family loved the place and enjoyed the weekend.

This was our second time staying here. The home has only improved! With the lack of snow and nice weather, the adults took advantage of the two outdoor firepits while the kids explored the generous grounds. The home is well-equipped as almost everything you would reach for at home is readily available here. The Owner and Maintenance man are very responsive, friendly, and eager to please. We look forward to staying here again soon!

This house just goes on and on and on. We loved the home. It’s so big it’s easy to get lost. The driveway is very steep and our church bus was unable to get up the hill. But we made it work. We never found the hot in pictured in the VRBO posting. All in all, this is an exquisite home and we had a blast!

A group of longtime friends, our children and grandchildren REALLY enjoyed this house. Lots of space to spread out and visit/play. The beds are comfy, the kitchen is well-stocked. The hike to the mountain top is beautiful!

We love staying at Payton's Peak. This house has beautiful views, is luxurious, and plenty of space for groups to spend time together as well as have quiet time alone. We plan to come back in a few months!! Many thanks for such a lovely home stay.

This is a repeat-stay property for us and Payton's Peak didn't fail to deliver (no surprise). Wonderful property - couldn't ask for a better spot to spend some time in the mountains as the leaves turn.

Absolutely beautiful home and location!
The grounds could have been kept a little neater but overall the location of the property is amazing! Hiking to the peak is breathtaking in more ways than one LoL if you’re from flatlands but definitely worth it!! The house has a GreatWolf Loge feel, very cozy.
Host was very easy to get along with and nice to communicate with. We really appreciate the opportunity to enjoy this amazing house!

We had an amazing stay at Payton’s Peak with our wedding party! It was beautiful, comfortable, and hands-down the biggest house I’ve ever stayed in :) The views are stunning, the space is cozy, huge kitchen where we cooked all weekend. Perfect spot for big friend/family groups!

This property was everything & more than we expected! We came for a Leadership retreat with our company so we had 19 girls under one roof! There was PLENTY of space for everyone to be comfortable & the house had everything we needed which is a total plus! We actually plan on making this house our yearly retreat spot bc we loved it so much!
Kim sent us a surprise delivery of fruit & other sweets, which was beyond our expectations & so nice!

This property is optimal for a large group and it's our third time staying there. The options for bedrooms suit most people and their preferences and there are plenty of bathrooms, group areas and places to eat, drink and play games. The upstairs bar and game room are fantastic for our purposes. The mountain is lovely, and the exterior spaces are perfect for the breeze and views.
Improvements to the interior and exterior have made it even better, but there remain several lingering issues that we've shared with the owner. They are responsive to issues in the moment however, we prefer a minimum of contact during our event. Food prep and storage, as well as trash and recycling for large groups are challenging with the current set up.

This is the perfect place in Massanutten! The house has so much room, all amenities needed, and the perfect location! We used as a homebase for our wedding and it was our favorite part of the whole weekend. All linens provided, multiple fridges, beds everywhere, and a ton of gathering space. Bring games for the big yard too! The host was incredible. Would recommend to all!

Host monitored our activity via cameras on the premises not disclosed in the listing then made ill-informed accusations as an attempt to leverage more money for service animals.
Host forgot to provide check-in information or door code until we arrived and had to email then wait for a response.
There was an objective difference between the photographs and description provided on Vrbo with what we were presented. The espresso machine missing, inoperable vanity due to a covered sink, broken toilet, stove not working, all locks on outside doors broken off except for the front door, absolutely filthy kitchen and pantry are only some of the issues we discovered.

Very Nice large home for our family and children.
This house is a large property. It was appropriate for our extended family with 8 children. The children loved the space. Each family unit was happy to have a bedroom and private bathroom. There were separate lounge areas. Just a note the sofa next to the bar needs replacement or repairs. The house had a well equipped kitchen and there were plenty of towels. Please remember to bring your own toiletries..We would recommend this home for a large family.

Perfect for our family reunion
It’s rare to find a perfect gathering place for a large family reunion and we are so grateful that we found Peyton’s Peak. We are a family of 16 people (6 little kids & parents, grandparents, etc.) and everyone had a blast. The kitchen is well stocked and a great gathering place - the high chair was helpful too. The many bedroom suites accommodated our varying needs. We appreciate how the families with younger children who go to bed earlier could be separate from the older folks who tend to go to bed later. The campfire swings were a huge hit with our group, as was the badminton set-up and corn hole boards. We hope to return for another reunion, especially as our family continues to grow!

Family vacation
Enjoyable and quiet location. Plenty of room for the family (17 people). Wonderful property. The younger people had their own space to enjoy themselves. The house had many accomodations in many ways. I would definitely stay again. I had a wonderful time there it had a whole lot of room for the family and beautiful scenery would love to come back soon. We had a very good stay and we will definitely be coming back.

Great House for a family Reunion
Pro: Kim the property manager was very efficient with contacting us when the house was ready for us and any problems we had, the AC unit did go out but we were able to manage the heat with fans & opening up the windows, she did compensate us with an amazing food basket/boxes of variety of fruit, veggies & dip, meat/cheese/crackers box, & sweets, lots of space & bathrooms, the fire pits were a big hit, the property is secluded & quiet with a lot of places to hike, the beds were all comfortable, enough bath towels & such for everyone, the balconies were perfect for sitting & talking, never ran out of hot water which is a big deal for my family,
Cons: the kitchen was in need of some essential items: forks, plastic cups for kids, bigger serving bowls, ........both kitchen faucets dripped, the ice maker in the living area was broken, the cushions on the furniture were old & needed some fluff, the outside BBQ grills were in need of a good cleaning, the bench swings around the had many protruding nails which were a problem snagging many pairs of shorts (no hammer at the house so we used a rock which worked a bit), the one bathroom's sink was not in working condition.
BUT all in all it is a great house. A little work will make it even better!

Our extended family stayed 6 nights and got to use most of the home. It's a beautiful property with plenty of room for an extended family however we found most rooms needed some form of maintenance or cleaning. Kim was quick to respond to cleaning issues and sent one cleaner back after our first night. Maintenance issues were another matter (not addressed during our stay) and varied from annoyances such as broken light bulbs, defective power outlets, loose faucets, bedroom patio doors lacking blinds to more serious problems like a missing sink in one bedroom ... we were quite shocked (and so was Kim) to see a hole in the granite covered with wood where the sink should be!
Since my review is quite different than others for this property, I conferred with other adults who stayed and our consensus is the 3-star rating is appropriate based upon expectations when paying this amount for the property.
On a positive note, we believe the property could easily be returned to a 5-star rating with a concerted maintenance effort.

Gorgeous House
Beautiful and gorgeous HUGE property with a lot of rooms and space. Kitchen is huge with all needed amenities. Close to many attractions. The other reviews provide all the great things this house had for every age group..so I am not going to reiterate ..
Cons:
My biggest complaint is the furniture chairs & stools, way too old. Most of the cushions are in very bad condition where you can feel the metal or wood under the cushions when you sit.
Basement water heater didn't work on our last day and Kim responded quickly but she could not find a plumber to get this fixed the same day.
Outdoor grills are useless, they need heavy cleaning.

Outstanding weekend at lovely Massanutten property
We were in the Massanutten area for a family wedding weekend. We stayed at this fantastic property with my parents and children. The check-in process was easy and the home was exactly what we needed for a family weekend. My children loved the hike to the top of the property and walked the trail each morning. We spent lots of time by the outdoor fire-pits, swinging together and sharing stories. And, there were so many clean, spacious bedrooms to spread out throughout the weekend. We will absolutely come back to this wonderful home in the future!
