Located in Fraser, this attractive house for $591 per night is a great choice for your next trip. Large 7 Bedroom Home, Mountain Setting, but Close. Relaxation at its best in the Colorado Mountains! Our home has 7 bedrooms and 5.5 baths. 3 bedrooms are king suites with a private 5-piece bathroom. Our home is perfect for large gatherings. It also has three separate living areas, and a fully equipped kitchen. There is a huge back deck area with a hot tub. The home is secluded, but still close to town and shuttle. Our home is perfect for your large group! Our main level offers a king suite with private deck and 50" TV, another king bedroom, a half bath, our fully equipped kitchen, a sitting area, and a family room with 50"TV and Wii! The large deck is just off of the sitting area! Our lower level offers a family room with sectional sofa and TV, plus a bedroom with 2 queen beds, and a full bath. We also have a bonus ping pong table area. Our Upper level offers 2 more king suites with 50" TV's and private decks in both. There is another king bedroom, and bunk room with 2 sets of full over full bunk beds, and a full bath. We have another family room on the upper level with 50"TV and Xbox, there is also a large table for poker, board, or card games with a deck off the side! See below for a detailed description of our home layout: Upper Level: - Bedroom #1 furthest to the right near upstairs family room has king bed, chair, storage chest at foot of bed, dresser, TV, 2 nightstands, a private deck, walk in closet inside ensuite bathroom area - Bathroom #1 (within Bedroom #1) has jetted tub, double sinks, toilet and stand-up shower. Walk-in closet is located here. - Bathroom #2 in upstairs family room has double sinks, toilet and shower/bath combo - Upstairs Family Room includes TV, sleeper sofa, love seat and comfy footrest - Game table for poker and other games. (Poker in closet near table) - Walk out deck with stairs that lead to downstairs patio - Bedroom #2 Bunk Room to the left has 4 top & bottom full beds, dresser, TV, walk in closet - Bedroom #3 (to the right down the hall) has king bed, dresser, TV, 2 nightstands and closet- Bedroom #4 (to the left down the hall) has king bed, chair, fireplace, 2 nightstands, dresser, TV, private deck and ensuite bathroom with walk in closet - Bathroom #3 (within Bedroom #4) Has walk-in closet, separate jetted tub, stand up shower, toilet and double sinks Main Level: - Entry from front door has dresser, table and closet - Kitchen is equipped with French door refrigerator/freezer, oven with 4 burner stove, microwave, dishwasher, toaster oven, large stock pot coffee maker, blender, toaster & Keurig. There is a nice sized bar that seats 5- Closet next to kitchen has some of the kitchen items. - Dining Room has table with 8 chairs and view to backyard - Main Family Room has large sectional, TV, games, 4 chairs and wood burning stove with sliding door to the back patio - Outdoor Space through main living room sliding door leads to back patio area with grill, hot tub, 15 chairs total and a table - Bedroom #5 has king bed, 2 nightstands, dresser, TV and closet - Laundry Room has top loading washer and front-loading dryer, hot tub towels, an iron and a large sink - Bathroom #4 is a half bath with sink and toilet through laundry room - Bedroom #6 has king bed, 2 chairs with a coffee table, 2 nightstands, dresser, TV, private deck and an ensuite bathroom with walk-in closet - Bathroom #5 (within Bedroom #6) has walk-in closet, double sinks, separate jetted tub, stand up shower and toilet Lower Level: - Garage fits 4 vehicles, ping pong table, sectional couch with table, garage fridge, a front-loading dryer and top loading washer, 3 chairs and extra propane - Downstairs Family Room has coffee table, TV, sectional couch, 2 chairs, an area for shoes/coats - Bedroom #7 has 2 full size beds, dresser, TV, closet, and 2 nightstands - Bathroom #6 has sink, toilet and shower/bath combo. Our Kitchen is fully equipped with everything you might need to have a large family dinner, and our dining area has seating for 14. We have an additional table in the garage that can be brought in for larger groups, or for groups that would like to enjoy dinner outside on our large deck! All Winter Park House properties come stocked with a basic starter package of paper towels, toilet paper, facial tissue, hand/body soap, conditioning shampoo, dish soap, sponge and dishwasher detergent (this is a 3–4-night supply, guests may purchase additional products locally). Each home is equipped with high-end bed linens and towels. Kitchens are stocked with a coffee maker (Keurig and standard), cookware, bakeware, dishes, glasses, utensils and small appliances (griddle, crock pot, blender, food processor, rice cooker and waffle maker). Please note we do use noiseaware sound monitoring to ensure our county wide quiet time hours are being followed. Come enjoy our beautiful home, the grounds surrounding are home are stunning and provide a true mountain retreat! House Rules 1.) Please respect our county wide quiet time hours are 9pm to 7am. Our county does fine for violations and that will be at your expense. 2.) No events of any kind permitted at any time. Violations will result in immediate eviction and $1500 fine. 3.) No outdoor fires are permitted at any time. 4.) Our home allows a maximum of seven vehicles, a maximum of two in the garage and the remaining in the driveway. No on street parking is permitted and the county will tow at your expense. Campers are not permitted. 5.) All of our rentals are non-smoking. By renting this home, you are stating that you will not smoke in our vacation rentals. You will lose your deposit if evidence of smoke is found once you check out. 6.) You and your guest are using our home at your own risk. We nor the owner of the property will be held responsible for any injuries that occur at the vacation rental or for any lost or stolen items. 7.) No boats or trailers are to be parked at our rental properties. Please see nightly minimums below. Please check on dates, even if booked. We have 12 other homes in the same neighborhood! NIGHTLY MINIMUMS (shorter times are considered as we get closer to the dates) During times not listed below: 2 nights, but 1 night works if midweek or next to another rental. We had a very wonderful stay at the Winter Park Mountain Home! We brought the two sides of our families together for a New Years vacation to Colorado (one fam from Michigan, the other from New York). We cooked meals everyday in the stocked kitchen, played lots of games, enjoyed the hot tub, and surrounding winter activities. The kids LOVED the bunk room, especially that they could watch a movie in there without the adults trying to change the channel ;) Couldn’t have asked for more from the house and location!

Plenty of room for 14 of us. Not as much snow as we would’ve liked but we can’t control that. Did a couple days skiing at Winter Park, did some tubing then capped it off with snowmobiling around Grand Lake

This cabin is lovely, and big enough to accommodate multiple generations. Plus the hosts make sure you have all the supplies you need for the winter woes!

The house was perfect for our entire family--6 grandkids, 4 adult kids & partners, etc. Lots of room and conveniences. The kitchen was well supplied with appliances, dishes, condiments, etc. . We all enjoyed the deck, yard, and hot tub. It would have been nicer to know in advance that you supplied extra safety rails for the bunk beds. Even though we had earlier inquired about needing rails, we never received a response. So we bought our own rails only to find out that the house had them. We also had some problems with billing as, apparently, you switched computer programs in the middle of our connections with you. Despite these issues, which I hope will be easy to correct, we hope to return another time.

We stayed in the off season (August) with a multi-family group or friends. We really appreciated the large number of ensuite bedrooms and multiple gathering rooms. We made good use of the deck.
The location is great for short drives to hiking and other activities, though the immediate neighborhood is not directly connected to most of the neary trail system, making a short drive to trailheads a necessity.
The hosts provided excellent communication throughout.

We had 16 family members for a reunion and there was plenty of room in this beautiful mountain home. Check in was easy and the house is as depicted in the listing. The weather was perfect all week. We had to contact the management company once for a clogged drain and it was resolved quickly by the maintenance guy. Only have two suggestions. The first is have linens available for the fold out couch and maybe an umbrella for the back patio table. Would recommend this home.

We had our children and their children for a total of 21! We enjoyed having 2 sets if washer& dryers. And the second refrigerator.
Place was advertised as having XBox and WWii so we didn’t bring ours and the kids were really disappointed when the X Box didn’t work and there was not a Wii!!
Could use a few minor handyman jobs. But all in all we were pretty satisfied.

Beautiful area and location. Very peaceful and relaxing. House had ample room to house our family of 18 with everything we needed. There was ample on property parking. Some small maintenance repairs need to be done but did not affect our stay. We were fortunate to have a moose and her baby spend time on the property. A wonderful experience.

The positives: Big enough to accommodate 15 of us. Beds were comfortable.
The negatives: Owners not accommodating at all upon booking and/or regarding policies. Communication is lacking/unclear. House smelled of cigarette smoke. The house is dirty, surfaced cleaned at best. Ceiling fans, inside drawers, window tracks look as though they're never cleaned, they’re covered in dust, dirt and grime. The freezer drawers were disgusting. We didn't even want to unpack our things to set them down anywhere. The stairwell that leads up from the basement into the laundry room looks like it has never been cleaned and smelled of vomit. The door in the laundry room that leads to the back patio is an interior door lock which is a huge safety issue. The kids were able to easily get into the house via that locked door by simply using a fingernail to turn the lock from the outside. Maintenance issues such as loose doorknobs, unsecured faucets, cracked drywall, dirty painted walls do not leave the impression that the house is well cared for. And for the 5-star price they're asking us to pay a night, these things should be 5-star quality. The location was great, the town was beautiful. We’d love to go back, but with these owners owning as many properties as stated, I’m not sure we’d want to book another house at their prices, for the quality that we got. Had to edit this down to 1500 characters, would've loved to elaborate more so next guests know what they're getting vs what they're paying for.

Great house and location, the hot tub was very nice, and even got to see two moose right outside the house. There are a couple of scratches on the walls and stains on the carpets but wasn't a huge deal.

The house was as described. The en-suite bathrooms were a real plus and everyone had plenty of space/privacy. The house was well stocked and well maintained. We had no issues. We thoroughly enjoyed our stay.

Very Large Family home with ample space. Short drive to Winter Park resort, the hosts were very informative and even helped getting us a discount for our ski rentals. We hope to rent from this family again soon! Highly recommended!

Beds were comfortable and rooms are very spacious! Our large group had a great time. Nice to have shampoo, conditioner and body wash in the bathrooms along with lotion (so necessary with that dry mountain air!). Well stocked kitchen had everything we needed.

The location provided easy access to amenities in the area, but the best part was having a welcoming place for multiple couples to reconnect and enjoy conversations. The rooms and bathrooms were well furnished and extremely comfortable, and the linens were of good quality. We would highly recommend.

We had our wedding in Granby and rented the house for us and the wedding party to stay in. The size is perfect for a large group with essentially 3 master bedrooms, 3 living areas, a huge garage for games, and a gorgeous backyard we really enjoyed. We never felt like we were stepping on each others toes due to the large size. The hosts are fantastic and made sure we had everything we needed.

Our extended family of 14, ranging in age from 8 to 80, spent five wonderful days in this home. Highlights included the location (close to Winter Park, but tucked away in a quiet neighborhood with forest all around), three master bedrooms with private bathrooms, big and well-equipped kitchen, and the beautiful large back deck. The property could use a little TLC, though… some screens were missing or broken, the lower dishwasher rack didn’t slide out properly, most of the soap dispensers in the showers and sinks were empty or nearly empty upon our arrival. These were all small issues, though, that did not interfere with our enjoyment of the home or the lovely mountain experience.

The home is located in Fraser, and it is a short drive to everything in Fraser and Winter Park. We chose to drive back and forth to Winter Park Ski Resort rather than take the bus. Althoug the bus stops nearby, it is about a quarter mile walk, and it is tough to walk back home from the bus stop when wearing ski boots. The drive to Winter Park Ski Resort was not bad and there is plenty of parking, especially if you get there early.
The home was comfortable. The radiant heated floors kept the home and garage nice and warm. There was plenty of seating with the three living areas, large dining table, and bar stools. The mattresses were comfortable too.
The home was well-equipped for our large group. There were plenty of beds, linens, living areas, and bathrooms. The kitchen was stocked with plenty of dishes, glasses, silverware, small appliances, and pots and pans. There were plenty of televisions too, but I could only get cable to work on one (it did not matter to me because I was not there to watch TV, but it may matter to others).
The parking was great. We had four vehicles, and we hap plenty of room to park and maneuver them in the driveway.
The home lacked recycling and had some deferred maintenance. I did not see anywhere to recycle waste, and it would have been nice to have recycling because it could have cut down on 75% of our waste. The home also had some deferred maintenance issues that I thought should have been addressed before our arrival: the dishwasher has a broken lower rack, there were light bulbs in need of replacement, the refrigerator light was in need of replacement, the hot tub jets did not appear to be working correctly, and some of the seating seemed like it wàs worn out or sagging.

There was a second refrigerator in the garage. The rack system in the dishwasher also is malfunctioning,, but it did work.

We vacationed with our children and grandchildren for the holidays. There was 19 in our group. The house was perfect for such a large group. All of the adults were able to have there own rooms and we still had beds for all the grandkids. The scenary was beautiful. We would stay again.
