You will be welcomed by a bright first floor flat settled in an classy Victorian tenement building. Designed to provide a sense of space, serenity and calmness, the space is the perfect place to rest an unwind after a day full of exploring and activities. It aims to allow you to get away from it all while enjoying the convenience of staying in the very heart of Edinburgh. This elegant flat is divided into 3 bedrooms comprising of one double room (master), a twin room, and a box room with a day bed which can easily be converted to a double. Although the property is located in a quiet residential area you can reach the city centre in minutes! LIVING ROOM The airy and light living room is quite inviting. You will find there an L-shaped sofa and another 2 seater sofa where you can relax and unwind after a long day exploring the city. Also, there is a beautiful vintage coffee table and a SMART TV at your disposal. KITCHEN The well-equipped kitchen has everything you might possibly need to prepare a delicious five-course meal: Coffee machine, microwave, oven, stove, refrigerator, dishwasher, kettle, toaster, ironing board, tableware, cutlery and cooking basic spices. MASTER BEDROOM The Master Bedroom has a double bed, 2 nightstands, a chest of drawers, a wardrobe and a beautiful interior mirror. The bedroom is suitable for up to 2 guests. TWIN BEDROOM The Second Bedroom has to offer twin beds and a nightstand. This bedroom is suitable for up to 2 guests. BOX ROOM This cosy bedroom has a sofa bed which can convert. There is also a convenient hanger rack and a decorative wall mirror. The bedroom is suitable for up to 2 guests. BATHROOM The stylishly decorated bathroom has to offer a bathtub and an over-bath shower. Essentials, hairdryer and towels are provided. PARKING Paid for metered visitor bays: Monmouth Terrace or Royston Terrace Free parking on Ferry Road adjacent to the playing fields You'll have access to the entire flat which has been tastefully refurbished, well appointed with WiFi, SMART TV, washing machine, dishwasher, microwave and double oven with gas hob. HOUSE RULES: Just a friendly reminder; as my guests I kindly ask you to follow these important guest standards: • Respect our strictly **NO PARTY POLICY**. Any forms of events or gatherings during the stay are strictly not allowed. • Respect surrounding communities - Guests should respect all designated quiet hours: after 10 pm and before 7 am, and keep disruptive noise to a minimum (ex: loud music, shouting, constant stomping, slamming doors, etc.). • Respect the property - Guests should not leave the property in a state that requires excessive or deep cleaning (ex: with soiled carpet, moldy dishes, excessive trash, etc.). Cleaning fees are only meant to cover the cost of standard cleaning between reservations (ex: laundry, vacuuming, etc.). Smoking inside the property is strictly not allowed. If you need to smoke, please do so outside and dispose of your cigarettes afterward. The apartment is within a residential neighborhood - and the house rules, especially around noise, are in place to be respectful of our neighbors - it's really important to us that this is respected. I hope you understand and thank you in advance for your cooperation. Kindly notice that the Guest Support Team is available from 7 am - 7 pm only (UK Time). Emergency phone number is available 24/7. Great apartment with everything you need for a cosy stay. Very quiet location and comfy beds meant a great nights sleep. Really well located with a short bus journey into the centre of Edinburgh.

Excellent and fast communication with owner . He sorted the toilet fault quickly next day with a plumber . Conveniently located next to botanic gardens and few metres from the bus stop .

Fantastisk kommunikation
Efter flere udskydelser pga corona ankom vi endelig til Edinburgh. Inden da havde vi løbende haft kontakt til vores vært, som har været utrolig hjælpsom. Vi havde hele tiden følelsen af at være i de bedste hænder. Vi ankom til en lejlighed, der svarede til beskrivelsen og havde nogle fantastiske dage. Det var et dejligt gensyn med smukke Edinburgh, og lejligheden ligger ikke længere væk end man kan gå ind til byen. Vi valgte bussen, der hurtigt bragte os ind til centrum, og så gik vi hjem! Det er ikke helt så hårdt!

The Host was really accommodating for our specific needs; he always came back promptly and was very reassuring. We arrived at the Apartment and found it exactly as described. It was very clean and spacious (beautiful high Victorian ceilings a real bonus!). As written in another review the stairwell isn’t particularly pleasant but this should in no way detract from a lovely, convenient situation for walks and sightseeing via the buses. We loved our stay and would highly recommend this property for anyone wanting to experience local Edinburgh. Thank you.

Excellent Apartment
We were delighted when we made a last minute booking for this Apartment for 10 nights. We weren’t disappointed. The Host was really accommodating for our specific needs; he always came back promptly and was very reassuring. We arrived at the Apartment and found it exactly as described. It was very clean and spacious (beautiful high Victorian ceilings a real bonus!). As written in another review the stairwell isn’t particularly pleasant but this should in no way detract from a lovely, convenient situation for walks and sightseeing via the buses. We loved our stay and would highly recommend this property for anyone wanting to experience local Edinburgh. Thank you.

Graeme is a great host and is very quick to respond to any queries you may have before or during your stay. Gave us really good information in the welcome details. Whilst the apartment itself is great the front entrance and communal stair well are not that welcoming unfortunately, but once inside it is spacious, light and clean.

I stayed here with family for last minute get away as our holiday abroad as cancelled due to Covid. It was the perfect self catering apartment that suited our needs as a family. It was lovely and spacious, easy to find, 15 minute drive to the zoo which was our reason for visiting Edinburgh. Overall a lovely stay.

I stayed here with family for last minute get away as our holiday abroad as cancelled due to Covid. It was the perfect self catering apartment that suited our needs as a family. It was lovely and spacious, easy to find, 15 minute drive to the zoo which was our reason for visiting Edinburgh. Overall a lovely stay.

Lovely flat in a nice area
We really enjoyed our stay here, it's a lovely flat, we liked the area (little out of town, but a nice walk in, and near the Botanic gardens and some nice shops). Good communication from the owner, and he even sent me something I'd left behind!
