The perfect spot for any discerning traveller, this apartment has it all. Newly renovated throughout, this impressive property presents contemporary interiors that sit perfectly alongside original retained features; ornate cornicing, exposed sanded floorboards and high ceilings – all typical of old Edinburgh Victorian architecture. You really are spoilt for choice in this superb neighbourhood, with an array of shops, fabulous cafes, boutiques, restaurants, and pubs literally right on your doorstep The living room, decorated in stylish tones, is generous in size and displays a beautiful bay window, original fireplace and comes complete with a large flat screen TV and unlimited complimentary WiFi. A dining table allows for a sophisticated sit-down occasion for six guests. Full of light, the spacious, contemporary kitchen offers a more relaxed dining experience, and is well equipped with a washing machine, dryer, oven, hob, microwave and plenty of cutlery and crockery for those wishing to dine in…though with so much choice on your doorstep we are willing to bet that most will succumb to the temptation of trying a different restaurant every night. There are three gorgeous double bedrooms to choose from, with each one decorated in calming, neutral tones… this, along with traditional, wooden window shutters, ensures a peaceful night’s sleep. There’s plenty of room to stretch out, as two bedrooms boast super king size beds that benefit from the flexibility of a hotel style zip ‘n’ link which can be set up as twin beds on request. The third bedroom has a double bed. Please note we do not provide hypoallergenic bedding at our properties. Two newly installed, slick shower rooms with spacious walk-in showers, and one featuring a state-of-the art rainfall shower head, completes this wonderful holiday home. The apartment is well catered with the local Co-op and Sainsbury’s stores open till 11pm seven days a week within 2 minutes walking distance. And with just a one-minute walk to a bus stop with an extensive network of routes, you couldn’t be better placed to explore the city and beyond. The Meadows Park is just an easy 5-minute walk, with its terrific children’s playground and a vast open expanse of grassland and tree-lined paths - perfect for summer BBQs. Holyrood Park and Arthur’s Seat is also a short walk, providing an array of hills, lochs, and cliffs, offering a remarkably wild piece of landscape within its 650-acre area. Culture vultures will be kept happy being just a stone’s throw from The National Museum of Scotland. Fancy a pleasant amble? Edinburgh Castle and the historic Royal Mile are just over a mile away. A meet and greet service is provided, whereby you will be met at the property to be provided with keys and to be shown the property. Please arrange your arrival with the property manager. Entry to the apartment is from 16:00 onwards; however, please note that arrivals after 19:00 may incur a late arrival fee of £30 for unsociable hours, arrivals after 10 pm will incur a fee of £50, and arrivals after midnight, a fee of £60. Earlier entry can perhaps be arranged but depends if there is a departure at your chosen apartment that day. This can be confirmed within 48 hours of arrival. If you are arriving earlier than 16:00 on your day of arrival, it is always worth contacting the property manager as they will always endeavour to give you access as soon as possible. You may be able to arrive early and leave luggage and come back however this is not guaranteed. The latest departure time is 11:00, however, a guaranteed later departure (up to 20:00) can be arranged for a fee of 50% of the daily rate for that day but please note this is subject to no existing booking arriving that day already. A £200 refundable damage/security deposit is due 7 days before arrival, and refunded after departure. All properties are strictly non-smoking, and do not accept hen/stag/party groups. At least one guest must be over 25 years old. Please arrange your arrival with the property manager at least 24 hours before arrival. Check in is from 4pm, and check out is before 11am. A cot and high chair can be provided on request. There will be a small fee for this service. This flat is beautiful, so much natural light and spacious enough for adults and teens to spread out. The location was perfect: close to our student's university accommodations and within walking distance to all the city has to offer. We have stayed in VRBO properties all over the world and in this property we experienced a few firsts; -The property owners do not provide the basics we have come to expect at other properties: paper towels, soap, shampoo, laundry detergent, etc. -On Monday night of our stay one of the neighbors had a loud party until 2:00 a.m. Despite us using a white noise app to try to drown out the sounds, the party-goers sounded like they were in the room with us. (I realize the owners can't control this issue, but it was a first for us.) -We had no heat for a couple of days. We followed the directions in the notebook for the flat and tried to problem solve ourselves in several different ways. We had to contact property management who was also stumped by the issue. Someone had turned of the heat in a different area not mentioned in the notebook which impacted the entire flat. Despite those minor issues, we would stay at this property again. Just be sure to pack the basics or plan to stop off at one of the many markets in the neighborhood.

Family of six adults used this very cozy flat as a base for exploring the Royal Mile and other Edinburgh attractions. Great place to stay.

This apartment is larger than it appears in pictures; two large bedrooms, a third bedroom with small floor area. Comfy beds, good towels and sheets. Kitchen is large and well equipped. Tiny but efficient bathrooms side by side. Couldn’t get entertainment system to work. Common spiral stairway is poorly lit after dark, otherwise feels safe and secure with some traffic noise, easy transit options, good coffee shops and restaurants close by.

We had a brilliant stay in Edinburgh in this warm, comfortable and welcoming apartment. The location was excellent (close to shops, restaurants, parks, a bus stop for exploring further afield) and communication with the property manager was easy. The apartment is well kitted out with everything you could need. We would highly recommend staying here and look forward to coming back again soon!
