The room was very pleasant. It had a lovely view and everything we needed. It was a short walk into edinburgh and we thoroughly enjoyed our stay.
There is no lift and we were at the top of the stairs (though this wasn't really a bother for us, but could be for others). They had moved our bags into our room from when we dropped them off.

Only the Brasserie duly deserves the 4 stars, everything else was disappointing, and sadly different from the last few years.
Sorry to see it in that state after years of almost flawless precision, this is more like (mis)managed decline. First issue this year literally as you walk in the door - piercingly squeaky automatic door. - and simply needs oiled. This is a 4 star boutique hotel, keep.in mind. Laminated paper signs are also new and cheapen the look before you step.inside.
Bad sign when managers send their already busy team members (all lovely and themselves fantastic) to do everything while they're nowhere to be seen. At all. Truly the Brasserie must be holding this up and the hotel is certainly dining out on its reputation.

The staff were so lovely. Great lunch recommendations, and suggestions for exploring the city. The rooms were clean, bright and light, and the bed was excellent. Irene was so lovely.

Het bed lag erg lekker , vriendelijk personeel en goede service. De locatie van het hotel is gunstig +/- 20min lopen naar old town. Het eten was ook erg lekker . Echt een aanrader .

Rooms were lovely, they all had their own unique style and everything that we needed.
Breakfast was fabulous and with there being 15 of us the staff were great.
Location was very handy to the Play House hence the reason for booking.

La situation, la restauration, le charme de l’hôtel et la gentillesse du personnel.
Le manque de propreté dans la chambre (la poussière sur l’étagère du haut, le nettoyage quotidien parfois sommaire et surtout la saleté dans des
coins de la sdb). Le fait que les serviettes mouillées, placées dans l’évier afin d’être remplacées, soient reposées sur la tablette.

Lovely hotel which was so close to the Edinburgh Playhouse. Room was a good size and very clean. Very friendly staff.
A panel at the side of the bath was missing.

Beautiful old building full of history. Each room unique Beautifully decorated. Monica on reception was very helpful and friendly. Breakfast very good. Looking forward to our next visit.

Fabulous place to stay , 10 minute walk to Princes St...very clean and comfortable room and quiet...and WOW what a breakfast it was truly delicious made with quality ingredients ....definitely will return

The service, breakfast and hotel was great!
The loud birds in the area were keeping us up at night. There is no air conditioner so the window was left open to let the air through. It's nothing against the hotel. They were perfect and the room was very nice.

The location for our theatre visit and walking around the city centre was excellent. The room we had was fantastic.

Very nice room in a refurbished historic building.
Walking distance from city centre and central airbus stop.
Very inflexible in regard to booking at their restaurant.
We arrived at the airport on a Friday night shortly before 8pm and asked for a table at the hotel restaurant at 9:15pm.
They refused because they are closing for the day shortly afterwards ... on a Friday night in a large city like Edinburgh. Very odd.

The slanted roof in our room (though we are quite tall people!) But they did a great job with the space they had & used it well!

The staff here was wonderful! Our room was huge and the bed was incredibly comfortable. We had dinner one night in the bistro downstairs and it was exceptional! We enjoyed our stay!
The room could have been a little cleaner. For example, there were spots and dirt on the toilet room doors. Other than that, we have no other complaints.

All staff were really lovely. Friendly and there on hand if needed. couldn’t fault the staff. Breakfast was good too.
Considering the hotel has 4 stars from AA I felt that it needed a good clean of the property. When we arrived we were taken straight to our room as we were told it was ready. Although the room smelt fresh when door first opened, bathroom hadn’t been cleaned and toilet was soiled. It was rectified quickly as by the time we came back to the room in the evening it had been cleaned. The bath had a part of the side hanging off and you could see how dirty it was. To climb in and out of the bath for a shower was really high and you could easily fall and hurt yourself. Unfortunately it just wasn’t what was expected which was a real shame as location is great.

The room was beautifully decorated, quirky, we had a wonderful shower behind the bed, it was immaculately clean, tea and coffee making was restocked even if you forget to put the sign out! staff very friendly and welcoming, a very pleasant stay 😃
You could hear a lot through the door! but in an old building like this I’m not sure this could be helped

I spent 4 nights at the No. 11 Boutique Hotel and my stay was great.
The hotel is located in a nice area close to the main tourist attractions with a lot of restaurants near by.
The room was clean and with all the amenities needed.
Also, I want to express my gratitude to the staff, I had a problem with my luggage during my last day of stay and they were extremely helpful and kind, I appreciated their effort a lot and I want to thank all of them again.
Long story short: No. 11 has all the things you look for in a great hotel with an amazing staff. Totally recommended

Comfortable bed, clean spacious bedroom. Helpful staff.
No tea or coffee facilities in the room. We had to leave early on the morning of our departure and couldn't even have a drink until we'd left the hotel.
We booked here because of the advertised excellent restaurant facilities, however on booking the confirmation email then stated the restaurant was closed on the night we were staying.

The room!! we got the most amazing room we ever stayed in our life. seriously. It was HUGE and designed amazingly. a really unique experience.
I think the location is a tad far from the city center.
