Located in Ithaca, this lovely house for $197 per night is a fantastic option for your next break. Thank you for looking at our historic carriage house apartment in the middle of the quiet Fall Creek neighborhood in downtown Ithaca. We pride ourselves in providing clean floors, clean kitchens, clean bathrooms, clean sheets and towels, new dishes, free coffee, fresh cream in the fridge, etc. Let us know right away if anything is missing! We accept instant bookings, and usually answer inquiries within an hour. You'll communicate your booking arrangements with Steve Moraff (me). I live in the Tucson area and am a stay-at-home Dad. Thomas Ward, who lives on site in apartment 1 (the first floor of the main house), will handle your check-in, check-out, and anything you need while you are visiting. These apartment homes were built in 1903 and consist of main house (where apartment 2 is located) and carriage house (divided into left and right halves – apartments A and B). There is a rustic courtyard between the main house and the carriage house. The exterior of the buildings is a work in progress, as there is original stucco from 1903, always in need of some work. You may see that reflected in some of the reviews, as the homes are much more luxurious inside than outside. The courtyard is usually flowery in the summertime, to help hide the excessive use of stucco and concrete! We ask that you be very quiet and respectful while in our apartment homes. Our residents are mostly dedicated Cornell graduate students from around the world, and we don't allow parties or noisy gatherings. In the good weather there are more flowers every year, as our on-site manager Thomas has a very green thumb. Our next door neighbor is a Cornell horticulturalist, and his gardens seem to be spilling wonderfully into our property. The interiors of these apartments are fully renovated, with modern kitchens and bathrooms. Sufficient window-unit air conditioners are provided for even the hottest Ithaca summer days. Most rooms also have ceiling fans. All apartments have dishwashers, garbage disposals, large refrigerators, and microwaves. The kitchens are well-appointed with dishes, silverware, recently purchased ceramic pots and pans (no teflon), and of course our standard coffee maker with provided coffee beans and a grinder. Apartment B (this apartment) has 5 bedrooms, not including the couch in the living room. None of the bedrooms are very large, and most have full beds. Four of the bedrooms are arranged as two-room suites where you pass through the larger room to enter the smaller room. The living room/kitchen/dining area is huge, perhaps 15x40 feet. There is a full bath and a half bath, plus a family room that separates the two suites. This apartment had a massive renovation around 2009, during which time we enclosed the first floor, which had been used for many carriage house-style purposes during the preceding 120 years. I have a taste for old wood, huge beams, and natural porcelain tile and other good materials. Working every day for years with a group of neighborhood friends, we finished out this Carriage House with a mix of modern luxury and classic elegance. I am particularly happy with my choice to use a massive restaurant stainless steel sink unit as the centerpiece of the kitchen. in addition to two massive sinks, there are two built-in drainboards, and a pot sprayer, plus a high-end dishwasher installed under one drain board. This home is a great place to prepare your own food while traveling. Parking is on-street, and there is usually plenty of parking available. Please be careful not to block anyone's driveway. If you see neighbors, be sure to say hi. It is OK if they know you are visiting. Our neighborhood welcomes quiet, friendly, and respectful visitors. Over the past decade we have worked diligently to assure that our apartments blend into our neighborhood without being a source of parties and annoyance, and we ask that you help us continue this tradition. This is an old property with lots of amenities, a kitchen galore!, comfortable beds, walking distance to the best breakfast place - Lincoln Diner, AND the falls, and Thomas the property manager. Attention to details make this place a standout.

Our family loved staying at this house in Ithaca over 4th of July weekend. The house had a room for me & my husband, plus one for each of our kids to have their own space. There was a full kitchen and laundry on site, and Thomas the host even stocked the fridge with milk, eggs & butter for us. Beautiful neighborhood with well-maintained houses and landscaping. We drove to some nearby wineries on Cayuga Lake one day, and could easily walk to dinner in downtown Ithaca less than a mile away. Great stay!

Property is a great place to meet all your basic needs for a quick stay in Ithaca. Property has lots of beds for a large family and spacious, well stocked kitchen. It is very close to the town and in a quiet neighborhood. The property manager is on-sight and VERY quick to respond and accommodate your needs.

My family loved staying here. Very comfortable with plenty of space. The commercial kitchen was a joy to use and cleanup. The location couldn't be better. Easy walk to Ithaca Falls, Ithaca Commons, several coffee shops, and places to eat. Short drives to everything else. The onsite manager, Thomas, is super friendly and makes sure you're ok and have everything you need. We'll be staying here again.

This property supplied all we needed for a several day stay. We were very comfortable and really enjoyed the location. We could walk to the commons, great coffee shops and nearby family. It is an old carriage house so the floors are all tilted and the place is a bit eclectic, but we really enjoyed it

Great Location, Enough Room for the Family
The property is in a great location with easy access to restaurants. It was big enough for our family to stay and have room to spread out. The industrial style kitchen was well stocked with pots, pans, utensils and lots of fridge space. The basics were on hand, including complimentary tea, coffee, and cream.

Fantastic economical option for the whole family
The location of this fun house was perfect.. ten minute walk to downtown, the farmers market, waterfalls, hiking trails, and a very nice park. We had a large family reunion and cooked every night and had everything we needed. Steve was prompt and clear and Thomas was so helpful and gracious. We can't wait to return!

Great place to land while exploring Ithaca
Stayed here while in town for a wedding. Location was great, within walking to coffee shops and downtown. Very well stocked, with a full kitchen. Appreciate the details that made us feel right at home- perfect for a group of adults who needed a central location to stay.

This was a great option for our 2-night stay in Ithaca. Very clean, spacious townhouse with friendly host living in property next door.
This property is run with a lot professionalism and they aim to please: they included things like fresh milk, eggs and butter plus a lot of on-site drygoods like cooking oil, soap, spices etc. So it was a very comfortable stay. We just bought bread and cereal and breakfast was set for 2 days. Great commercial-style kitchen by the way...
They also included clean towels in the rooms. And the wifi was strong.
The only blemishes were minor. The dishwasher was not working when we stayed. Not a big deal. Also on the day of our arrival, we did not get responses from our host while we were heading to Ithaca. Once we got there, he met us and was very friendly and apologized for not answering, but that added a bit of unecessary stress.
All in all, this was an awesome choice for our family of 5. Great base to discover the beautiful things to do in the region ( cascadilla gorge, robert treman park, letchworth park, cornell botanic gardens...)

Carriage house stay
Our stay at Ithica was wonderful, so many places to visit. The house was clean and we really did make use of the large kitchen. The bottom floor was hot and humid as the air conditioning was only on the 2nd floor. We enjoyed the large living area and the outdoor area in front of the back house. Although the description states it sleeps 10 that is only with a big air mattress which was promptly supplied by the house manager. Overall it was a gem for the price..

Great location with an accommodating owner
The location of the property is excellent. It is close to everything in the beautiful city. It is specious enough for a small family reunion. A few issues came up with the appliances but the owner was eager to assist and compensate us. Room on the first floor does not have air conditioning only a ceiling fan and can get very warm during the summer. Overall I would recommend this to others looking to stay at Ithaca

This location worked well for our family, three generations including three children. The large first floor living & kitchen allowed us to be together while cooking and watching children. There are also lots of things to do nearby. I only wish there had been an air conditioning unit on the first floor as it was a very warm weekend.

Fantastic
Clean and comfortable with plenty of room. Plenty of resources like pots and pans, plates, cups and silverware. They provided us with many extras, like milk, eggs and bottled water. Tom the caretaker was polite and knowledgeable, available but not pushy. Near everything and easily accessible. Quiet at night. Great for kids (No TV). Will totally stay there again in the future.

We were extremely comfortable though with nicely appointed beds, an amazing kitchen, great location in Ithaca, and super friendly management who made sure we got in ok, kept a well stocked kitchen and even provided eggs, milk and half and half as a free courtesy. Love. Love. Love. Perfect place for adult siblings & their kids to spend a week!
The apt is only 2 blocks from the amazing Fall Creek playground - wooden castles, boat, train engine, etc. - for your kids to play. The apt has plenty of street parking (those who are parallel-impaired like me will have no problems) and is a straight shot down to the Commons by bicycle or walking distance to Purity Ice Cream, Ithaca Bakery, & other local eateries. We stayed for a week and opted to use the amazing kitchen instead, which was well stocked with everything from breakfast essentials to organic black beans and gluten-free pasta. Also, the kitchen actually had a nice set of SHARP knives!
Thomas was extremely helpful - bringing us extra paper products and coffee - but not intrusive and overly chatty. I barely saw the tenants of the other apts in passing - everyone was courteous but SUPER quiet. (I think there is a good deal of insulation / sound absorption too, as no one complained about my 5 year old with SPD losing it on our 5th evening there.)
We are spoiled with central AC where we live, so we were skeptical about staying in an apt with just 2 bedroom window units. We worried for nothing. Even using the oven to bake a ham for several hours, when it was 90F outside, only got the downstairs temp up to 76F. The apt has a ton of natural light (& the blackout curtains were appreciated by the night shift owl among us). We enjoyed the "stained glass" on the interior windows and the beautiful wood throughout the apt.
We have stayed in several AirBnB / HomeAway locations in various cities. I can honestly say this apt was the cleanest of all of them. We had plenty of linens supplied for the 7 of us for a week, as well as all the other essentials of home (iron, shampoo, etc.). Even better, we had several options for sleeping arrangements, since there is a raised bed in the office downstairs and upstairs had a single bed in 1 interior bedroom; a full? bed in 1 exterior bedroom; a queen in the other exterior bedroom; a full futon in the other interior bedroom; and a queen inflatable mattress in the common area outside the full bath. I think there were 8 chairs total in the apt, plus seating for 5 at the couches around the coffee table. There is a picnic table in the courtyard between the main house and the carriage house. I hope the price stays reasonable, so we can book here again!
My only suggestion would be a laminated sheet of paper for guests unfamiliar with Ithaca that says what can/cannot be recycled. This may cut down on guests' trash.

Really enjoyable and comfortable stay
We had a great stay in Ithaca. The apartment was clean and comfortable and well located in a very quiet neighborhood close to a nearby waterfall and downtown. Thomas the caretaker was great and very helpful and provided us with some starter provisions. There are numerous nearby state parks and attractions and of course the university that kept us busy. The two upstairs rooms both had air conditioners that were VERY appreciated. We were 5 adults and found the beds comfortable. It would be tight to have 10 in the house and the other beds would not be as comfortable and there is only one shower/bath but for our group of 5 it was perfect!

My family enjoyed this well-kept house in a quiet, residential section of Ithaca. Parking was easily available. No complaints, the caretaker was friendly and easy to contact.

Not much drive-up appeal, but clean and roomy.
The layout is sort of strange with five bedrooms, one of which is under the stairs. And the exterior was well-worn. So, while our first impressions were off-putting, we enjoyed our stay here. Everything worked fine, it was clean, the kitchen was well-stocked with dishes, utensils, pots, pans, etc., and the beds were comfortable. Plus, the on-site manager, who lives in a unit in the big house in front, was very nice and helpful.

Good time for a short visit
Perfect location for exploring the town and nearby gorges, while also close to the Cornell campus. Great kitchen if you like cooking, but if not, no problem, there are plenty of places to eat a short walk away. Spacious and clean. The owner was really easy to deal with and was attentive to our needs. Overall not incredibly luxurious, but simple modern comfort provides a great value for the price and location. Would definitely stay here again in a heart-beat.

Our stay in Ithaca was fantastic!
Making arrangements with Steve to stay in the carriage house was easy and straight forward. When we arrived, Thomas (the property manager) showed us around a very clean, well appointed unit with food in the refrigerator and in the pantry. Quite impressive and appreciated! Thomas was friendly and available to answer any of our questions. Plus we were a five minute walk from a beautiful waterfall. We highly recommend this property to anyone visiting the Ithaca area.

Great for larger groups with separated areas so people could sleep and hang out simultaneously
Our family of 5 visited, and there was space for every single one of us to sleep in a different room. The sparse furnishings were beautiful (hard wood), but because there were not a lot of knick knacks I didn't have to worry that my three boys would break something. Tom was a great caretaker--attentive and available but not intrusive in any way. Two of the beds were fantastically comfortable queens, one was a blow up queen mattress that my 11 year old son loved, a futon bed another son loved, and another bed that was more cot-like: too short for someone taller than 5'7" to be really comfortable, but great for my son. All of these were on the second floor, and there was another bed on the first floor we never used. Therefore, it was easy for kids to be sleeping upstairs while adults talked downstairs. A full bath upstairs and half-bath downstairs made coming back from trips easy with multiple kids who needed to go. Two huge refrigerators were nice (more than needed), but a real hit was that one had some basic essentials in there--water bottles, milk, eggs, and delicious OJ. A nice touch. Plenty of towels for all five of us. There is so much to do in Ithaca in late spring/summer, that we didn't spend lots of time inside the house, but it was a great place to return to. The one thing I can imagine that might be problematic for some visitors has already been noted--there is a steep staircase to get upstairs. Because there is a bathroom and that bed downstairs, one to two adults could avoid the stairs, but that bed is slightly lofted. We worried about sleep walking kids tumbling down the stairs, because the stairs are off the central room that has the bathroom, and right off one of the bedroom doors. But we piled up bags and placed a chair in front of them at the top and had no problems. As first-time VRBO people, we were surprised about the service and cleaning fees, but from looking online, they were very much in line with what everyone else charges. VRBOs are better for week-long stays than few-days stays because of the cleaning fee (here, it was $90, which was what others charge or cheaper). Altogether, a great place to stay! Be sure to check out Sweet Melissa's for ice cream. You do need a car (or bike, and they rent them cheaply/easily in Ithaca with the LimeBike program now) to get to most places, including food places, but a great vacation!

Wonderful!
A group of friends and I needed a place to stay for a wedding, this fit our needs. The owner and property manager were even kind enough to stock the pantry and fridge with all the essentials which was above and beyond our expectations. The property was clean and the beds were surprisingly comfortable- usually you would expect a less than restful night's sleep in any bed other than your own, not the case here. Location was great too, I would recommend this property to a friend!
