Luxury, recently renovated and fully furnished 2 bedrooms apartment in 14th century prestigious Palazzo Falier. Facing the Grand Canal, the most fascinating water way of the town, this apartment offers to its guests the best Venetian atmosphere with the comforts of a nicely venetian - style entirely renovated apartment. The two bedrooms, both with double bed and one with an extra sofa- bed, look the nice and silent side canal Rio del Duca; two elegant bathrooms decorated with glass Venetian mosaic, an equipped kitchen with view on a little garden and a charming, finely decorated living room with two windows on the Grand Canal and a wide view which goes from the Accademia Bridge to Palazzo Rezzonico. The access to the apartment is trough the monumental entrance of Palazzo Falier, one of the most beautiful and well conserved Venetian private palazzo; from there you may arrive in Campo Santo Stefano in 1 minutes, or Palazzo Grassi Museum - Pinault Foundation, Accademia Galleries, Palazzo Franchetti, Palazzo Pisani Music Conservatory of Venice, Santo Stefano Church, the Fenice Opera House ... and of course San Marco Square, all in few minutes walking out of the Palazzo. The Santo Stefano district is the nicest and most elegant area of Venice; nice restaurants and bars, or the old baccaro and trattoria;, antiques and modern design shops, or the best of Venetian artisans atelier; everything is just around the corner. Arrive with a water taxi from the Grand Canal on the private jetty of the Palazzo; that's already a great way to start you stay in Venice, or just step down at San Samuele water bus stop, 2 minutes walking. Groceries, a supermarket, pharmacy, book shops, tobacconist, pilates gym, florist ... all you need is at two steps. Important notice: since April 25th 2024 and in some specific days of the year the "Venice Access Contribution" is in effect according to Act 145/2028. You are exempt from paying the Venice Access Contribution but must obtain a QR-code as described in the file attached in the section “Rules & Policies” and “Rental Agreement” of this website.

The apartment is beautifully appointed. The beds are comfortable and the bed linen soft. We loved being on the Grand Canal and waking up to the sounds of the waves and boats going past. The location is really useful for everything you’d want to see in Venice and the local shops and restaurants are great. We loved our stay and would come again.

This was a wonderful location, almost next door to Academy Bridge. Very central to everything in Venice, walking distance or a convenient vaporetto stop around the corner. Giovani was a great help when my friend got sick and had to go the hospital. Other than that, it was a lovely experience staying here. And you are sitting right on the Grand Canal watching the world go by. Highly recommend staying here

We took a private water taxi from and to the train station, other than that we walked everywhere! Well situated with 2 minute walk to Accademia bridge and local square offering many restaurants and coffee bars. 20 minutes slow walk to St. Mark’s. Apartment was smaller, but had everything we needed. Easy check in and out and easy communication with owner. We really appreciated the quiet location as we didn’t hear any late night Grande Canal noise on a Saturday night. Highly recommend!

This lovely Palazzo will always be foremost in my mind when I think of Venice. It was so nice to open the windows drink some Italian wine and watch the boats go by on the grand canal. The apartment had everything we needed and it was close to restaurants and shopping. Early morning it was a five minute walk to a shop that sold good coffee and tasty pastries. I just wish they had a memory foam mattress pad. The beds were incredibly firm.

This home is right on the main canal and an absolute awesome location. The house was perfect and lovely. Only complaint was the rock hard beds. Perhaps this is customary for Italian homes, but we sure missed our bed after a couple nights.

This was our second time staying in this lovely and well located apartment. Views from the living room are mesmerizing—like being on a houseboat with all the other boats going by. It’s also a short walk or vaporetto ride from every place we wanted to go.

We loved this spot. Took a water taxi right to the dock at the building. Inside had all the conviences we needed, comfortable beds and wonderful canal view. Able to walk to all major sites and excellent restaurants within walking distance. Orial was great welcoming us and making sure we knew how to use appliances and where everything was. I hope we get to come back some day!

Easy walk to neighborhood shopping and restaurants. Greeted at the door upon arrival and our host arranged a water taxi to airport when we left. We will be back.

Great location on the grand canal. Bathrooms and bedrooms are great. Small kitchen, but didn’t need to use it anyway. Love being able to look out windows and see the water and boat traffic.

This apartment is in a wonderful location. Awesome views of the Grand Canal plus it has its own taxi stop. Lots to see happening on the Grand Canal. It’s also very close to 2 Vaporetto (water bus/taxi) stops. Would definitely stay here again when we visit Venice again.

This is a great place to stay right on the Grand Canal. We arrived by water taxi to their private dock. There are also vaporetto stops close by.The location is ideal for seeing the sites. Close by L’Accademia bridge so you can easily get to Dorsoduro. Piazza San Marco is a quick walk away. You can enjoy your morning coffee watching the activities on the canal right out the living room window. Bedrooms face the Rio del Duca so it is quiet for sleeping. Highly recommend this as a place to stay in Venice.

This home was beautiful, better than expected. Since it was our first time in Venice did not know what to expect but Giovanni made it simple. We loved the neighborhood, a bit more reserve and less crowded but close to everywhere you would want to go. We would go back right away if we could. I would highly recommend this one!

This gem of an apartment was more than I expected it to be. Pictures display it perfectly. Everything was very simple once we arrived and met with Orial on the dock after our private taxi from the train station. The apartment was very well stocked and exceptionally clean. The apartment is perfectly situated in a wonderful area and close to many shops and restaurants. Although we didn’t have access to the dock we had a wonderful sitting area in the living room where we watched the boats go by all day. Wouldn’t hesitate to stay here again - it was a magical little gem.

Our trains were delayed putting us in Venice at 8:30 pm. We were charged an additional 50 Euro for a late checkin. Factor this in if you choose this property. It also had linen for one bed left in the washer (we were unsure if it was clean or dirty) so had one night without sheets on one bed.

This is an excellent property. It’s located 3 mins from Accademia bridge and Vaporetto stop and an easy walk to the teeming St Marks square or Rialto or the more tranquil Dorsoduro. The apartment is air conditioned and well equipped for those who would like to cook light meals. All in I would thoroughly recommend it.

The view from this apartment alone was worth the trip. Right on the grand canal, moments from the academia bridge and amazing food. Private dock, quite home, beautifully decorated. Next time I’ll even invite our in-laws to stay with us!

this is a case of misleading advertising case the apartment is on the Grand Canal but with no access to the Grand Canal. There is lovely veranda facing Grand Canal to watch the traffic, people, and Venice, having a glass of wine but is prohibited from using. So the location on the Grand canal is just misleading without the ability to have an access to it. They mention it someplace in the house rules, but that's too little too late.

My family and I really enjoyed our stay! We loved the location and truly enjoyed watching the boats on the Grand Canal go by and listening to the water. The kitchen was wonderfully stocked with all you would need for coffee or making meals. I would highly recommend this apartment!

Believe the reviews! Giovanni hosts an amazing property right on the Grand Canale. We loved our stay here and would book it again in a heartbeat if it’s available the next time we’re in Venezia! Plenty of space for 4 people, awesome view out the sitting room windows of the Grand Canale but still quiet at night. Great check in process with Orial. If you’re on the fence, book it!

The property was wonderful with beautiful views of the Grand Canal! We can’t thank Orial enough for all of his help when three of our luggage was lost by airlines and he was constantly updating us when they called him to let us know when it would be delivered. He also was so kind to rearrange his schedule to check us in when our flights were delayed by 5 hours. Communication with him was absolutely amazing and so prompt which is so helpful when you are from another country. Thank you again! Everything else about our stay here went smoothly and the place has some cool history as well.
