By law, if you do not respect this rule, we will have all rights to evict you without any right for compensation. And you would put yourself at risk of being reported to the police at any time by neighbors or the HOA. Only the guests who have been registered are allowed to stay in the property.

This home is beautiful with a lot of space. We had a family reunion with 21 people and we never felt crowded. It had two living room spaces...one on the main floor and one upstairs where the kids could get away to watch a movie and relax. The pool was great and had an outside bathroom door. Although no garage, there was plenty of outdoor parking. We had four mini vans. Game room was used non-stop. Outside trash was very convenient.
Take your own pool towels...we knew that ahead of time. You may want to take an extra kitchen towel and potholder. As with any rental, there were a couple of things that need repair. I'm sure it's difficult keeping up when you're renting weekly to different groups, but that didn't hold us back from enjoying the home.

Loved the house! Super clean, view from pool was great too! Kitchen could have been better stocked as far as cookware is concerned (no hot pads, etc). Plenty of dishes, cups, etc. Thankfully we didn’t want to cook much anyway! 😂 great for large family, plenty of bathrooms…beds were super comfy. Super important to seal up all food at night otherwise bugs do show up. Thankful the owners mentioned that before check in. More patio furniture would have been great too😊 Really enjoyed the resort pool and fitness center. Would absolutely stay again!

We found this property To be very spacious, clean and conveniently located. Personal pool and hot tub as well as a choice of resort pools made this an excellent place for our group of 10 to spend the week! Very conveniently located to all of the local attractions and excellent communication from the owners.Would definitely recommend! Thanks!

My siblings and our families gathered seven nights here for our first big vacation together. The proximity to Disney and ease of getting to the parks can't be beat. Check-in was super easy, and the property appeared generally clean and had lots of space and beds. We noted some wear and tear to a light fixture, blinds, and the fridge right away, and host Emily responded quickly.
Two issues ruined the trip though: cockroaches and the pool heating. We discovered roaches the first time we jostled the coffee maker, and discovered more under the other countertop appliances, the sink, and later all around the kitchen floor — dozens over the trip. We reported the problem right away, and supposedly pest control came a day and a half later. But the roaches kept coming, and eventually we bought our own can of Raid to keep them in check. It seemed clear this was an ongoing, untreated problem.
We prepaid for pool heat, and understood that it could take 24 hours for the pool to heat up. After 24 hours it was still cold though, and we were given the excuse that the weather was too cold for the heat to run. The unit next door with the exact same setup had no problem keeping theirs at 80º. Turned out the heating unit was turned off at the breaker, so either there was a known problem with it when we paid, or no one ever bothered to turn it on.
We did receive the pool heating money back, along with a very small goodwill refund for dealing with the bugs. But for the substantial cost of the stay the equipment should work, and we should feel comfortable eating and cooking in the kitchen.

Emily was very helpful and prompt to respond to all our concerns and questions prior to check in and while staying in the house. Large home, no garage or driveway which is a little weird. The backyard (pool) is facing North so it is always in the shade, heating the pool is a must. Loved the community with 2 resort pools and there is a little shuttle that can take you to the main one which is far from the house. Overall amazing experience for our family!

This was not my first Vrbo rental, but the first time things were so unclear. In the future I will ask more specific questions.
Overall the property was very clean, lots of rooms with fun decor. Each room had a TV (only one had no remote), kitchen was well stocked with plates, cups, silverware mixing bowls & some pots and pans. Nice game room with pool table, air hockey table. Washer/Dryer. Internet worked good (Tmobile or Verizon cell service did not work in the house). Nice sidewalk around the pond behind the house for morning walk or run. Close to Universal, Disney Parks, Medieval Times, shopping.
Info you need to know before renting is bring EVERYTHING! Only 1 trash bag for garbage, coffee pot uses specific filters, no dish soap, no dishwasher soap/pods, no pot holders or kitchen hand towels, no pool towels, no extra blankets. Change for Tolls just in case.
The reason for the low rating is due to several unsatisfactory issues (#3 was the reasons we chose this property). This would have been a perfect stay if items were addressed & fixed before we arrived.
1. No electrical outlets (for hair dryers, toothbrushes, etc) in any of the 6 bathrooms for 5 of our 7 days we were there.
2. NO SMOKE DETECTOR in kitchen area, just wires hanging from ceiling. This was a major issue for me since I had my 2 grandsons in the house. Still not fixed upon our departure.
3. The most important issue (and the main reason for renting this house) was the pool/hot tub. We paid the fee to have them heated. I was informed on our 5th evening the pool is set at 85F & the hot tub to 100F (other Vrbo hot tubs have always been set between 102-104F). Also that the hot tub needed to be turned on (with a switch we never found) & left to run for 20-30 minutes to warm. The hot tub water never got any warmer than the pool & the weather was warmer than the pool water (if it was even heated at all?).
Suggestions for owner/management company are:
1. Place non-skid strips inside showers on floors as they are very slippery when wet. My daughter & grandsons slipped several times. I slipped & fell while showering.
2. Supply pot holders & kitchen hand towels, as there were none.
3. Supply a few extra blankets.
4. Supply a book with info about how to & where to find the switch to turn on pool lights, pool heat (if paid for), where to put daily trash, check out requirements, location of resort amenities & anything else deemed important.

The house itself was beautiful, but had quite a few issues during our stay. Let’s start with the negatives. The cleanliness of the house could have been better. The corner of showers and shower doors had mold and residue that could easily be cleaned. All 4 of the reclining patio chairs had mold all over them, we stayed far away. Looking at the backyard of the properties that surrounded us, our patio furniture and just overall appearance was lacking.
We got stuck outside of the property on our initial check-in because the code did not work. We were given 3 other codes via VRBO messaging which all did not work. After 45 minutes of just standing on the porch we finally got a call from someone other than the host with a working code.
Two chairs in the house and one of the patio chairs were completely broken. The bunk bed frame in the Nemo room was broken. The vent in the Harry Potter room leaks on one of the beds, we had to shut it during our stay, which made it very hot.
We couldn’t work the ceiling fans/lights in the living room areas - the remotes did nothing. The tv in the downstairs living room had no working remote, along with one of the rooms upstairs. We weren’t provided with any dishwashing soap and only one trash bag.
But the biggest damper on our trip was our host unwilling to work something out with us due to Hurricane Ian. Our stay was scheduled for 9/24 - 9/29. Ian hit Kissimmee 9/27 - 9/29. I talked with VRBO support about refunds for the last two nights of our stay (because obviously we were not going to stick around for the hurricane) and was told it is up to the host to refund but support said they would reach out to the host looking for a refund. I as well reached out and was there was nothing they would be willing to do. Very disappointing given the fact that other hosts were extending refunds due to Ian based on our conversations with other families on the property and a Reddit forum. I asked for a little grace and compassion given we were family of 14 with lots of small children. Was told the “management team” would discuss during their meeting on 9/25 and they would keep us updated - we were never contacted about it again, not to my surprise. We were able to gets refunds from the airlines, Disney World and the car rental company - but not VRBO. We just had to eat the cost because there was no way we were staying.
If it was not for those negatives I believe our stay would have been much better.
