The staff was nice and helpful. Good location to downtown. Had a great stay.

Hotel was ok ish. Could use a good scrubbing Bit dated. It was fine for a one night stay. If going to stay for longer would look for upgrades.

Very enjoyable stay. One thing though, the property could use a little updating. Other than that, I would definitely stay again.

The hotel was clean and comfortable. We had a good stay. There was an "old" odor that was understandable with its age. The structure hasn't been updated in a very long time and could use some TLC but it was good for our friends wedding weekend stay.

The Highlands Inn Lodge is conveniently located in walking distance from town and affordably priced, which is why we are return guests. We were last there 5-6 years ago.
We appreciated the cleanliness and friendliness of the staff, and the bed was comfortable. At least on our floor/hallway, the hotel is in need of updating, with worn carpet, bed quilt and walls. Some basic painting/repapering and flooring would make a huge difference. While clean, the worn rooms and hallways felt dark and a little dingy. The outdoor jacuzzi and fireplace were closed down, and there is nowhere to gather outdoors. The heater in our room worked but the thermostat did not, so either on and hot, or off. This issue was not a problem for us this visit and we reported it the the front desk on departure, and may be an exception rather than a trend.
I hope to see the owner invest in this property that has such good potential to be a lovely place to stay.

Room was clean but facility needs updating. TV was small and no channel guide. Bath needed minor superficial repairs. No breakfast service on site. I understand the facility is about to be renovated and my issues were already addressed in the renovation plans. I would stay here again.

Have stayed here before. Could tell they were struggling to improve the conditions and service. I give them an excellent rating because the have come a long way in two years. Employees including desk people were much more helpful and courteous. The rooms were cleaner and fresher. We will stay here again.

Not good, very expensive, no breakfast was available, floors were sticky, bed spread had stains, ice machine broken… too much money for just a place to lay your head.

Room 126 was assigned to us, as soon as we opened the door there was a very strong odor of mildew. Talked to front desk & was informed she heard about it and there was no other room available and she would contact Expedia to refund us.
The room was not heathy to stay in, something needs to be done about it.

Beautiful quaint hotel right outside of the elegant downtown strip. Friendly staff, comfortable beds, fireplaces, and cozy cabin decor made it a very enjoyable night. Nothing extremely fancy but exaclty what we were looking for.

Yes, it's in a GREAT location with lots of free parking and walk to town. I don't mean to hurt this place at all, I just want someone to read this and fix it, because Highlands needs more places like this (they allow pets); I wish I could work there for one month and straighten it all out for them- I'd give it a good cleaning and yard maintenance-- because it could be (and likely WAS) a great hotel, I don't understand what's going on or how it got so rundown. I've stay at hundreds of places for my work, thousands of nights, so I wasn't expecting much; I rarely if ever give a bad review. Who owns this place and why is it in such disrepair? the outside grounds have so much potential with a small $250 investment in the planters and daily trash pickup outside; there are broken patio chairs, wow. I think the staff really is TRYING and they were so very very nice; I found I was cleaning the general areas up myself bc It was depressing me; it would literally take a staff member five minutes to PICK UP THE TRASH outside 2x a day, and clear/clean the coffee and lodge area.. Old food containers near the microwave, how long had they been there? How can the staff not notice any of this? I hope they figure it out. It's in a beautiful town and location. The shared lodge area and back patio have so much potential, it could be like a place you'd find in Yellowstone or Yosemite. Hire a consultant please.

Check in was a nightmare, getting into rooms took forever. Asked for wake up calls for all 5 rooms and they asked what time, 5am, only to find out there are no phones in the rooms. Got cell numbers and took to front desk. Internet was non existent and cell service non existent.

Having read the reviews I had pretty low expectations. Overall the hotel was fine. It is what you should know you are getting - a less expensive alternative in Highlands, which can be pretty expensive. It's an old chain hotel location that not much has been done to besides basic maintenance in years. But it was very clean and the people were nice. An its not a long walk to town.

I've stayed here previously. Great location particularly for the price charged. Property has its quirks and age showing but staff is friendly and helpful. I understand that ownership has changed and updates are coming. I just hope the prices do not just too much.

Nothing to like. Old musty unkept,ants all over room. Outside patio filled with debris.
Cheapest possible coffee and soap.
Had to bring desk clerk three times to open door required card and body bump. This was not $300 room. I would like a $200 refund.

This Lodge was a perfect location. Minutes to downtown Highlands and national parks. It's a no frill Lodge with good bedding. If you are looking for 5 star, this isn't the place. BUT if you are looking for a friendly comfortable stay this is the place.

Chairs on balcony had torn seats and could not be used. Towel rack in bathroom falling down. Lamp shades cracked. Chairs in lawn area unusable because they needed cushions. Whirlpool/Hot tub covered and had leaves, limbs, etc. covering it.

Long hairs on inside of lid of ice bucket… desk attendant replaced. Bathroom dirty. Blow dryer sparked and stopped working…. Desk attendant replaced, but it made me late for event that I was going to. Next night (stayed in same room), the new blow dryer sparked & shorted out. Someone had to come replace again.

2 different rooms with bugs/trash on sheets.
3rd room door would not unlock. 4th room ok. Whirlpool was not in service.

Made our reservation for a king room with balcony. We were placed in a first floor room at the end of the building with a small patio. WiFi was spotty. TV channels were fuzzy on some channels. Was still a good stay. Breakfast included would definitely be a plus.

Common areas are old and very run down. Only coffee service in the morning and no dining options at the hotel. Rooms are old and shabby, which wouldn’t be a deal breaker except the carpets are filthy and they smell. At $75/night I could overlook some of this but we paid over $300/night! Never again,

No breakfast was available as stated, never received turndown service once or new towels. Never saw housekeeping. There were pubic hairs in my shower that weren’t mine. One morning I came down around 6 and the front desk attendant was asleep with the lights off, leaning against the soda machine. One night I got there before midnight and all the lobby lights were off and the doors were locked. Finally I saw that there was a place to use a room key to open the doors. That would have been nice to know at check in. One evening the key scanner was dead on my door and I had to go to the front desk 4 times before they sent so someone up to let me in my room… I’m sorry but I won’t be staying there again. I was there from Wednesday night- Sunday morning.

It is reasonably priced for Highlands, NC. Walkable to downtown which was very nice. Comfortable beds.
It's a somewhat dated hotel, had no soap for the bathroom sink, very thin toilet paper. They have discontinued the continental breakfast.
But, overall we would stay here again. The staff at the front desk were efficient and welcoming.

What a dump for the money. Property is long overdue for updating. Better off staying in Franklin any day. Granted highlands is spendy, the Hihglands inn lodge is not worth the money.

Nothing at the Highlands lodge appeared like the pictures.The outside was not kept and dirty. Had a king room on the lower level. It truly felt like we were in a basement. The hallway lighting was very dim. The room lighting was very dim and dingy. The lampshades were torn and broken, and one light didn't work at all. The furniture and bed were decades old. Cleanliness of the room was poor. Bathroom sink just gave a trickle of water. Sad part of all of this is that this was the second room we were offered. The first room was worse. The hotel listing says there is a free continental breakfast, but when I asked about the breakfast, I was told that "we don't offer that during this season". It was Memorial Day weekend. What season are you waiting for? This hotel is in desperate need of any upgrades. Bottom line is that this hotel is not at all worth the money that you charge. I've been in Super 8's that are far superior to what I experienced at this hotel.

Only 1 washcloth in the room for 2 people (2 twin bed room). Windows were dirty and couldn't see out of them. Other than that...room was satisfactory.

Very clean room and comfortable bed. We were able to walk to local points of interest. Very quiet.
