About this house rental

Located in College Park, this charming house for $254 per night is a fantastic option for your next vacation. Welcome to the listing of our beautiful Duke 3 property! Duke 3 is a large, beautiful and fully furnished property, located in a quiet neighborhood in East Point GA. This property is just 12 minutes from the Hartsfield-Jackson Atlanta International Airport and only 20-30 minutes from Downtown and Midtown Atlanta, where you can find the Georgia Aquarium, World of Coca Cola, CNN Center, Georgia World Congress Center, and the Mercedes-Benz Stadium (all Downtown) and experience Atlanta’s finest restaurant and nightlife scene in Midtown. By being centrally located near the airport and next to major highways, many of Atlanta’s attractions are within a short commute away (i.e. Six Flags Over Georgia, Stone Mountain Park, etc.). This is a 6 Bedroom (7 Beds) home with hardwood floors through-out, 3 full Bathrooms, 1 half Bathroom, formal Living Room with Foosball Table, Family Room with Office Area, full Kitchen, formal Dining Room, Laundry Room, Sun Room and a 2-car Garage. It also has a beautiful private fully fenced-in backyard including a patio with outdoor furniture, a BBQ gas grill as well as a large private semi-inground pool with pool deck and hot tub, perfect for outdoor entertaining. This property sleeps 14 people. The layout is as follows (see video link): 1. The large Main Level consists of a formal Living Room with Smart TV and Foosball Table, and access to the back Patio; a Family Room with Smart TV and Office Area; a formal Dining Room, a fully equipped Kitchen, a Jack-and-Jill half Bathroom (between Kitchen and Laundry Room), a Laundry Room with access to the 2-car Garage. It also includes the Master King Bedroom with Smart TV and a large full Master Bathroom attached (with separate walk-in shower and garden tub) and an adjacent Sun Room with wicker furniture. In addition, the Main Level also includes 2 Queen Bedrooms, and an additional spacious room with a Queen Bed and a Bunk Bed (Twin on top, Full on bottom), and a full Hallway Bathroom (walk-in shower with access to Hallway and 1 Queen Bedroom). The Main Level can sleep up to 10 guests. 2. The Upstairs Level includes 2 Queen Bedrooms as well as a full Hallway Bathroom (combination tub/shower and double vanity). The Upstairs Level can sleep up to 4 guests. 3. Outside Area features a beautiful wood bridge in the front yard, a large fenced-in backyard with a big back Patio with outdoor furniture and BBQ gas grill as well as a beautiful large private pool with pool deck all around, lounge chairs (only in summer season), Hot Tub and a 2-Car Garage. The SWIMMING POOL is only open in the summer months from May - September and is not heated. HOT TUB is open all year long. Please note that the pool is a semi-inground pool that is quite large at 15 feet by 30 feet, and 4.5 feet deep. It feels and operates just like a standard pool and is made of the highest quality material and liner in the industry to provide an experience similar to a standard inground pool. By having a large deck built right up to the edge of the pool, guests can enjoy and have the same experience and look of an inground pool. Pets can get authorized only with explicit approval by Management in writing prior to arrival; a Pet Fee of $500/pet (NON-refundable), some verification (=current valid vaccination reports) and additional acceptance of our Pet Rules (see below) are required. Any evidence of unapproved pets will result in a charge against your full Damage Deposit. *PLEASE NOTE: This property requires a thirty (30) night minimum stay. As preventative measure against parties and neighborhood complaints, and possible city fines, we have 1 outdoor security camera on the front exterior wall facing the driveway/front door, and 2 outdoor security cameras on the back exterior wall facing the entire backyard, pool and hot tub. There’s 1 NoiseAware sensor inside, and 1 outside by the back deck. Whether this will be a family vacation, a business trip, or just a convenient home to visit the surrounding area, our Duke 3 home offers an excellent and comfortable stay in Atlanta. Please inquire with your requested dates in order to receive availability and pricing information. Thank you for inquiring and we look forward to hosting you in our home. TERRIBLE! The second day we were there, we went out for a few hours and came back to a shredded trash bag. It was clear a creature (not a human) had done this. Further inspection revealed rodent droppings near the bag that were entirely too large to come from a mouse. My cousin staying with us - whose business is inspections - looked around the property and found HUNDREDS of droppings all over the floor, in cabinets, and in lines connected to the house. In the living room, there were chicken bones (which we didn't eat) behind the couch and droppings everywhere. We told the property manager and were met with a little more than, "Oh, wow." Instead, they proceeded to BLAME US(!). They will likely try to tell you that this was our fault because we left out trash, but 1) We didn't have ANY open food out. 2) The only reason we had a trash bag out (sealed) in the first place was because whoever rented the property before us had a ton of trash in the bins when we arrived and there was no room in the bins for us to put our trash. We TOLD the property manager this and they told us to put OUR trash in bags in the garage. 3). This is a long-standing problem evidenced by the amount of droppings, not one brought about by our presence. It is insulting to have been told this especially because my family left this property cleaner than we found it. Later we smelled gas after cooking. A knob on the stove wasn't functioning properly and the gas couldn't be shut off. My father in law is a firefighter and had to shut off gas to the entire range. Maintenance was sent to the house on the third day and they DID fix a faulty shower head, but could do NOTHING about the cooktop OR THE RATS. Even maintenance was shocked at what we showed him. The property manager was responsive at first and offered things like free late checkout and a free night at the property. To be sure, though, we didn't want to be there any longer than we had to and had we had another place to stay (group of 15), we would have left the property early, so we refused. When we asked the property manager what else could be done, they offered a menial credit even though for more than half of our stay we lived among rats and were exposed to gas leaks and left without a cooktop. Again, this offer was accompanied by accusations of these things being our fault (they absolutely were not) and we refused. We hope that others can see this review and what we endured and avoid this property!

The location was great, very close to the airport. The house was big and we had enough space for all 16 guests. My only complaint is the cleanliness. It was not clean upon arrival and we had to do lots of self cleaning. Which is only a big deal because how much they emphasize cleaning behind yourselves or you will be fined. Also beware of bugs

This house was just what my family wanted. The description and pictures does it no justice. The neighborhood was very quiet and relaxing. We would book again in the future should we return to Atlanta.
