Newly updated, it sleeps 10 very comfortably in 3 bedrooms plus a queen-sized sleeper sofa. At Las Brisas 404, you have rock-star seating for the sunset every day, not to mention a sweeping vista of one of the most beautiful of Florida's beaches. You will probably spend much of your time on the covered balcony at Las Brisas 404, dining al fresco at the bistro-style table, gazing out over the water, or watching the stars pop out one by one in the night sky. Las Brisas means "the breezes," and you will love the warm, salty air in this little piece of paradise! Seabirds wheel above the water, shorebirds dance at the edge of the surf, and the sand smooths itself into fresh dunes every night. It's a view you will never tire of enjoying! Everything was as described at this rental. We have stayed at this building many times so we are familiar with the location & building amenities. This particular unit was spacious, clean, beautifully decorated & well appointed. They literally have everything you need for cookware and appliances, as well as some beach stuff to borrow. Zero issues with checking in. Will be renting this unit again in the future.

The condo was exactly as advertised. Clean. Comfortable beds. Great location right on the beach. We had 5 adults and 2 teens here during our stay and never felt crowded. The main bathroom is dated but overall the property is nice. The only downside is that there is only one elevator for the building which can be an issue during certain times (which is not a direct condo issue). I would definitely stay here again and recommend to others who are looking for a place on the beach.

We come for Spring Training as this area is within an hour of most of the parks and has great beaches and restaurants. Unfortunately, there was a few missed steps in the check in process and I was provided the wrong code for the door which was frustrating upon arrival but all was sorted quickly. The property was well equipped and exactly as we expected from the pictures.

Showed up at 4:45 and place had not been touched.Could anyone imagine trying to explain to teenagers and infants we can't unpack yet so just sit in Living room.Could not contact anyone as everybody went home.Tried several ways to find out what happened with no luck. Finally at 6;30 someone showed up .Excuse was rain and they were running late. Can not believe no one could have contacted us earlier about the delay in checking in. I am sorry but will be very leery going through VRBO as we received no help. Very sad way to start a weeks vacation with our Family. Never again I will make sure I can call a person and not all these answering machines. By the way nobody ever contacted us after all the hoops we jumped through.

There were lipstick marks on drinking glasses also. Which would be my only complaint. The Reef across the straight had great food as well as The Cantina.

Property is great - proximity to the beach, shopping and restaurants is great.
Only complaint would be the twin mattresses are extremely uncomfortable and need to be replaced.

Had a wonderful time at this property. It’s right ok the beach and has a great view of the ocean and it’s big enough for a family. Will definitely be back!

The only problem is parking, only 1 space per unit and we had 3 cars. The other 2 had to park 2 blocks away. Other than that very nice place to stay.

We had the most amazing trip. This property comfortably slept seven of us adults with plenty of room to maneuver without getting in each others way.
Centrally located in prime location with a convenient store and bars/restaurants across the street.
We did not rent a vehicle during our seven day trip and was able to navigate the trolly system efficiently, allowing us to enjoy offsite activities and shopping.
Complete beach access with a to die for view.
Our group typically travels internationally, however work obligations had prevented that from happening this year. Nonetheless, we are planning our ‘23 trip right back to this same location and same property.
Ps- if you’re considering renting this property, the margaritas at VIP’s down the road should be enough of a reason.

Great location and beach access…blackout curtains are needed in front rooms. Pool floats and toys were a wonderful surprise for kids to play with in ocean. Laundry in the room was a blessing with large family!

After two people shower, there is no more hot water, inconvenient for a family or group. The property is well maintained and any issue you may have are dealt with courteously and promptly. Kudos to the maintenance man who we watched early every morning making sure everything outside was clean and ready for use.

Over 21 years ago we stayed at Las Brisas on Madeira Beach, it was always our travel destination and always will be, no complaints at all except for the hot water issue. After two people shower, there is no more hot water, inconvenient for a family or group. The property is well maintained and any issue you may have are dealt with courteously and promptly. Kudos to the maintenance man who we watched early every morning making sure everything outside was clean and ready for use.

No propane for the last week of our stay
