Hyanna provides a floating experience aboard a very cozy and well laid out houseboat. Our houseboat offers the following features: - Large living room complete with day bed and two sofa beds accommodates 8-10 people -Livingroom transforms into a functional bedroom at night sleeping 4 people - 6 people may be possible but not highly recommended •Huge upper level deck on the second floor with 360 degree views of the city -perfect for entertaining and drinks • Ikea Day bed turns easily into a comfortable king size bed sleeps 2-3 people - Two Ikea sofa bed click down into twin size beds and come complete with mattress toppers for a very comfortable sleep - sleeps an additional 2 people •Fully functional kitchen with mini- fridge/freezer, 2- burner cooktop stove and all pots/pans - Air conditioned unit provides a cool interior during warm summer months - Baseboard heat provides a comfy houseboat during cooler months •Private end- dock removed from the marina traffic and restaurants Please note that guests should bring their own Bluetooth Sound system if they wish to have music on board.

Cute and cozy boathouse. Has everything you need. I was very impressed with the size of the bathroom. Perfect for 2 adults. We enjoyed our visit very much. The marina is in a great location, surrounded by restaurants, parks, and lots of places to explore. We will definitely be coming back.

first the days were not rite. second it was next to a power plant . u could smell the oil when they started up the plant,not what was on the listing. very upset

Tired of hotels with locked windows, no air, elevators? Step out, literally, and enter the quirky, wavy, humble world of a houseboat. HYANNA is challenging to find, adjacent to a throbbing music hookah bar but just far away so the music is nice. Sit topside and enjoy the view of the PVD River and beyond.

Wonderful little place to kick back and relax. More privacy than a hotel room with access to all kinds of restaurants and activities. Fun way to experience the city.

The Hyanna house-boat is docked in a perfect location and just enough space for our party of 3. The small kitchenette was excellent for our "snack-in" respites that we took to beat the heat. Plenty of coffee shops, but buy your K-cups ahead of time if you must have coffee as soon as you wake-up! We preferred the short walk over the bridge to 7 Stars bakery...and then coffee on the upper deck! Now that was very cool. The view of the Industrial power plant couldn't be more awesome for those of us who like urban design. I found the night time lights from the power-plant...just amazing to view. The AC worked fine. Bath and shower was just right. The potty may be a challenge to some folks who are not used to this type of venue, but just follow the instructions. Not a problem at all. There is a second Marina bathroom that sufficed nicely and my family did use it mostly because we were a party of 3. The house boat neighbors were cool too. One fellow pirate had a bubble machine going all evening and that just made the evening even more special. All around excellent stay. I will be coming here again with my friends and family. I highly recommend the Hyanna and the owner was very prompt when I texted or had questions. Over-all...don't waste time! Rent this space. We were there during the week and enjoyed the city tremendously.

This could have been a wonderful stay. We arrived and there was water on the kitchen counters and water covering the bathroom floor. The ceiling had leaked. We contacted the owner. When we returned from dinner the bathroom situation was much better but the kitchen counter was still covered in water. I moved the appliances to wipe everything down and their was a dirty sock behind the coffee maker… yuck!

Air conditioner and microwave did not work. One bed was broken. We were left with two towels and one washcloth for three nights. There were blaring loud parties until 3 am on two of three nights we were there. Coffee maker was not working but was replaced for the last two days.

Staying on the Hyanna Houseboat in Fox Point Marina was Funtastic. We enjoyed our little glamping on the water so much, that we added an additional day. Before going we did read alot of reviews and yes, there are bars along the dock . . .we enjoyed listening to live music on our private top deck while enjoying dinner and cocktails. And when we went inside the boat for the night, we turned on the ac unit and never once heard the partiers on the dock. We thoroughly enjoyed the experience, there are 2 things that one could complain about but quite honestly they were easy to overcome - the parking lot was a very doable walk, we got lucky the weather was perfect. And secondly, the coffee maker on board is a Keurig Vue, there was no coffee aboard for the machine and our kcups would not work. BUT we found a couple of nice coffee shops within walking distance - the Coffee Exchange, Amy's , and Olga's Cup and Saucer. If ever in the area, we will be sure to check availability of the Hyanna. Thank you, Neil, it is an awesome little treasure you have built here. K&M

We enjoyed our stay on the tiny floating house! Very unique! We loved sitting on the roof at sunset! We would definitely return. Very quiet marina and easy to find and get around there.

Neil’s place (and the surrounding hboats he owns) was so cute/awesome/clean/convenient and made for a much more relaxing and enjoyable business trip than any other I had been on. Didn’t want to leave!

My overnight stay in Hyanna houseboat
I thought i would be in a houseboat on a pier that was located in a spot that was more vacation like. This houseboat was smaller than expected. Four sisters stayed in it overnight and it was very tight fit. Also it is located between two major highways and a restaurant bar that had music blaring till early morning. If you don't mine a lot of noise and some factory odors this is the place for you. The inside was very nice. Stayed nice and warm.

Fun and relaxing
This was a little different then a hotel stay.
The cabin was clean and had charm.
We would do it again, if your someone who expects perfect you may want to pass.
We are adventurous and if you are too then there's nothing like sleeping on a houseboat.
It was great climbing the ladder for a view of the entire area both night and day.
Restaurants near by were good as we didn't want to cook. It has everything you need to cook if you want and the bathroom was nice as well.

Great Location
The location is fantastic. Easy walk to a nice choice of pubs, restaurants and coffee shops. Sitting on the rooftop deck as the sun went down was amazing.
Overall the accommodations were adequate and comfortable. The sleeping space is tight but ok. I’m 6’ and the I just fit in the bed...by myself.
Kitchen and bath had limited space but if you remember you are booking a boat not a suite at the Biltmore you will be happy.
Parking was a little weird. It’s about a block or two away. Not a bad walk at all. But it was in an unattended parking lot in a low traffic area in a back lot kind of setting. It is near a church so that’s good... I didn’t have any problems though & I didn’t read that anyone else had any bad experience with the parking.
I would book it again because the location on the water and near food choices is so perfect and relaxing. It was a cool and fun experience.

Bright, airy, comfortable, excellent location.
We enjoyed the feeling of being "away from it all" on the water, while still being able to walk to excellent restaurants and coffee shops downtown. Boat is airy and bright. Spacious fridge. Fully supplied. A great getaway location for a weekend retreat.

The houseboat is clean and very cozy, the rooftop wonderful!
As someone had mentioned before, renters should be aware that the whisky club is close by and the music is definitively to hear. So for those with a light sleep, use earplugs!
Other than that it's a great experience!

A unique experience
Our family of three had a great stay aboard the houseboat. Accommodations were clean and the size of the rooms were as advertised. It's "cozy." Don't expect to sprawl out! We were there during a chilly week in April, and the heat was warm and well functioning. Off site parking was not a big deal and conveniently next to a gas station and market, so we often grabbed a few items on our way back from parking the car. My only suggestion would be that Neil put together a short list and description of restaurants within walking distance. There are several, but we were flying kind of blind the first day. Also, for those living outside of RI, it's helpful to know that beer and wine can only be purchased at Liquor Stores, and not convenience stores and grocery stores. We found that out the hard way!!! You do feel a bit of movement on the boat, but it's not that noticeable. Our second night, there was a lot of wind and a rain storm, and the boat definitely was rocking a bit, but not enough to keep any of us from sleeping (or feeling seasick!). If you are looking for a unique lodging experience, this is a fun alternative.
