If you don’t mind it NOT being professionally cleaned, closets stuffed with equipment/old blankets, blankets with crude on them, a shower you can barely fit in with a deteriorating floor(this should be replaced) and a potent mildew smell that was also left on your clothes(this was not the smell they said in the advertisement about sulfur), then this is the place for you. It is a cabin and not quality enough for a family to stay. Hunting fishing with a bunch of friends then prob ok. The hot tub was ok although struggled to get top off. I suggest they stay at some bnb to get ideas on welcoming guests. You don’t leave two old towels wrapped in a bleach stained hand towel as a bathroom welcome.

Location was perfect, close to Naples, beautiful backyard. Would have given 5 stars if shower was updated (peeling paint on basin, drain not cleaned out), cumbersome hot tub cover (but we were able to maneuver it as two women), and added maybe a few touches like dish detergent, soap in the shower, or a bottle of wine. Thank you for having us!

While the location of the house was great-close to town, close to a hiking trail, great for pets-the property itself needs some tlc. I had to wash the shower curtain liner-it was gross with mold. The bottom of the shower had paint peeling off and paint chips were blocking the drain. There was no dish washing liquid and no dishwasher and we were expected to wash all the dishes on departure. No hand soap in the bathroom.
On a positive note, the beds were comfortable and the living room was a good place to hang out-great view out the front windows.

Very nice and quiet place for us to get away from city life the cabin/house was very nice and clean and very welcoming. The hot tub was great to relax in, we had fire every night and it was a full moon on the last night we stay and that was gorgeous bright and peaceful.
The water falls behind the house was amazing can’t want to go back in the spring to see the water flowing down it.
Thank you for inviting us to the winery you owe very nice place and the coffee was awesome and the blue whale was a great drink for me since I don’t drink a lot

It was a good location with great wineries, restaurants and hiking nearby. Also very dog friendly, peaceful and quiet. However, the place needed a good cleaning.

While the owner is responsive, the overall conditions were disappointing. The headboard on the back bedroom bed banged against the wall every time you moved in the bed. The flatware and dishes were very dirty and need to be washed before using. The 1st bedroom mattress had no bed bug cover just the fitted sheet over a bare mattress. The Chair in the TV Room had a throw over it covering up a poor condition upholstery,tears shreaded arms. The initial entrance into the space was overally perfumed and was very offensive to our senses. That sort of entrance means that odors are being covered up. The owner needs to be transparent about the well water right from the get go before you rent. It has a strong smell. The grill grids were so filthy I would not place food directly on it to grill. The way this home is presented on VRBO via pictures does not meet the actual conditions of the home.
Would not rent again.

We had a good time but there’s some things that need to be updated. There needs to be working smoke detectors and a carbon monoxide detector and there should be More outside lighting.

We really enjoyed this quiet location. It was perfect for us and our plans to hike Clark’s Gully which is a few miles away. Naples is a sweet little town. Grimes Glenn and Conklin's Gully are also near by if you are into gorge hiking! The waterfall in the back yard was dried up during our stay. We will have to come back sometime when the water is flowing! We enjoyed the hot tub! The water at this home is very hard and does have an odor which is also noted in their description. I do recommend bringing your own drinking water.

Floor is slimey and dirty. I think they cleaned it and slime might have been from the supply used.
The white towels have stains and are super rough - I understand stains happen, but so can bleach. Also, new towels dont cost that much.
The toilet seat is obviously worn, which is minor, however considering a new seat is $20, why not use part of the $175 to get one.
Paint at the bottom of the shower is coming up.
The shower curtain is moldy.
The bathroom as a whole left a unclean feeling, and it wouldnt take much to make it better.
The house could use a super deep clean w soft scrub. There was random hair clusters, dust on the tables, some of dishes were still obviously dirty and had hair on them.
I truly just expected better based on price and previous reviews

We were visiting the Finger Lakes area and used this cute place as our homebase. Super quiet with lots of privacy and the hottub was a fantastic addition after a full day on our feet. House was clean and we had everything we needed to cook some of our meals.

I would definitely come here again. The cottage was beautiful, well-maintained stocked with everything you could need washer dryer microwave. The hot tub was excellent. Much needed after our motorcycle trip in from Pennsylvania. Communication was great Ian was a great communicator and definitely a reliable and nice person.

Quiet little cabin with quaint waterfall was perfect. Set back in a ravine with waterfall was very nice. Needed a little attention here and there. Hot tub water needed to be cleaned and refilled and cover is waterlogged, so very heavy and needs replacement. Fridge handle was and bathroom room towel bar were missing. Minor issues we would rent it again.

We enjoy hiking, the mountains and water. The cottage was in a perfect setting. We enjoyed the woodlands and beautiful Mountain View’s all around us. the waterfall behind the cottage was a beautiful addition to the experience.
Ian answered all of our questions and provided and wonderful welcome as we checked in and made himself available if needed throughout our stay. We were very comfortable and no extra services were no needed. Thank you!

If you're looking to get away from it all, this cabin in the woods could be just the ticket. Situated close to Naples for a quick trip for groceries or a dinner out, it's also close to trails and a frisbee golf course. Lovely little kitchen and living room and a beautiful waterfall in the backyard! You can also sit in the hottub and watch the sun set every evening. It has lots of rustic charm but keep in mind, it's a cabin. It's got wifi, smart tv, and plenty of room to roam but bedrooms are basic as is the bathroom. We were there for a wedding and it was a good value for the money. That area of the country is so beautiful!

This is the 2nd time we have stayed and are planning on booking this listing for next year. It is perfect! Wonderful hikes, Sonnenberg Garden and Mansion, wine tours, great eateries, and wonderful parks all located within a very short distance. We loved the sound of the waterfall and enjoyed the hot tub talking about our day’s adventures.

We had a nice time relaxing at this cabin in Naples NY. This was our second time staying here. The waterfall in the backyard is so nice to see and hear. It was a great view from the kitchen table while drinking coffee in the morning. The hot tub was great! The only thing i would like to see is an easier way to remove and replace the hot tub cover as it is heavy and needed 2 of us to move. Otherwise, we loved the hot tub! The place is private and not a lot of sound from traffic. There is a bit of a hike from the parking area to the cabin. Nothing we couldn't handle but it would be something to consider if someone has knee or health problems that make going up hill a problem. They made some improvements since our first stay which was in 2021 such as a new hot tub, the hot tub is no longer enclosed so you can watch the stars while you soak, new furniture in the living room, and a system to treat the sulfur water. We did not smell sulfur at all. We really have enjoyed both of our stays at this cabin and we hope to stay again in the future.

Great place with a great view of a waterfall right in the yard!! House was lovely, had everything you could need. For the most part it was clean a little dusty on the end tables in the livingroom and night stands in bedroom. Other than that it was the perfect little get away!!

Stayed a couple nights to escape the craziness of everyday life. The view from the screen porch/hot tub area and living room window is simply beautiful (even for a NY Winter) The waterfalls was running and just completes a certain calmness. Don't be fooled by it being off a main road. Not much traffic and minimal heard from up at/in the cottage. The cottage was clean and very cozy. The owner was very attentive in our communications, he went over and beyond to make sure my stay was the best it could be.... Will be booking again in the Fall (can't imagine the view) if not sooner. Overall exactly what was needed.

My husband and I came here shortly after Christmas to have a quiet escape from the holiday craziness. This was the PERFECT place to do that - extremely cozy, great ambiance, and all the amenities you’d want without breaking the bank (as much as a lot of the rentals on here do). Will definitely be back again in the coming year!

We had an absolute blast at this property! The house was way better than expected, as it had new flooring throughout, which is not shown in the pictures, and for the price of a week it made other adventures way more affordable!
Despite other reviews, we had absolutely no problem with water smell, come to find out the house has a bleach injection system for the well water...with that being said, most definitely buy drinking water!!!
The ONLY issue I had, if I had to list anything, is that right next to the house is a straight down bank (about 5-6ft deep that the water fall flows into) this is not protected by a railing of any sort, the walkway to the fire pit and waterfall is narrow to this steep bank...well, just my luck, after indulging in a few too many adult beverages, low and behold, I found this bank in the dark and ended up down it...totally my fault, but a railing might be a good idea, and if you have kids, this could pose as a potential safety issue.
Only other thing, there was a ton of small worms that loved the shower floor, always had to rinse them down the drain before taking a shower...to me this was a non-issue, as the house is in the woods and is sort of expected to have insects in that environment, but others may find insects in a home displeasing.
I hope to return some day, would definitely come back!

Cute little home to stay in. We had no issues everything was clean and everything I needed was already there, coffee, utensils, pots/pans. We also loved all the board games as it rained a couple days of our stay!

Good, quiet, private location. Housekeeping could use an upgrade. No wagon near parking area, as promised, to assist carrying supplies up the hill. Poor/not working outside lighting

Nice, but with challenges.
The property was as described, but off the beaten path would put it mildly. I checked Google Maps street view before heading there and I'm happy I did. It gave me a visual idea of what yo look for when arriving for the first time. Property is not labeled with a sign or even an address number to help assure you that you've found the right place. Once inside, my wife and I noticed that the place seemed clean and floors were nice and newly redone, but there were other problems that sprang up quick. First, we noticed a lot of inch worms crawling around the floors, the bathroom was the worst. Every day when we woke or when we returned from the lake, we must've killed about 30 of them just to feel a little more comfortable. If the house were better sealed, this would probably not be as big a problem. Then we wanted to open windows, because on nights 2 and 3 the weather was beautiful, but some screens were missing, some windows were cracked, and others were just very difficult to slide. These are minor inconveniences and didn't spoil our trip, but updates around the house could go a long way to improving upon the stay. But then again, this was one of the least expensive properties in the Canandaigua area, so maybe that's to be expected.

If we would have known before it was too late.
Property needs a deep deep clean. Horrible Odor, cobwebs, and dirty floors. Especially the bathroom. The shower stall is too small. It would not fit most adults. There is no AC and only one working fan available. The lights in the kitchen kept going out after being on for more than 10-15 minutes. The website video must be old.
We would not have spent this much money if we knew ahead of time.

Family Vacation
We booked Falling Waters Retreat cottage for our family vacation. The location of the cottage is good, we were able to get to Canandaigua's Kershaw Park and Onanda park in about 20 minutes. Roseland's water park was a lot of fun.
Here are some of the issues we had. The driveway is not marked at all. It's difficult to find since there isn't a house marker or anything on the road. We missed it the first time we were looking for it and had to turn around. The cleaning service was not that good, there was a dryer full of laundry, insects inside, and cobwebs in the kitchen window. Some of the cabinets and closet were unkept to say the least.
Other than that, everything was as described including the bottle of wine. Thanks for the opportunity to stay at your cottage.
