Located in Round Hill Village, this lovely house for R 7,589 per night is a great option for your next vacation. Welcome to our Lake Livin’ Townhome!! Our newly updated comfy & cozy condo is a generous 1700 sq. ft. 3-bedroom 3 bath + 1/2 bath condo comfortably sleeps a max of 6 total guests including infants and toddlers. Includes newly installed Air Conditioning. We are centrally located in the Zephyr Cove, Stateline, NV area in a private community called Lake Village, just minutes away from Nevada Beach, Zephyr Cove Beach & Round hill Pines. You cant beat this location! Safe and Easy access to downtown & all outdoor activities. Gaming, Edgewood golf course, fantastic fine restaurant's, art galleries, cinemas, shopping galore, heavenly ski resort and did we mention a bike trail just outside our front door 5 minute bike ride, 10 minute jog or 15 minute walk to our local grocery store. Wow! now that's what we like to call convenient. Our Lake Village Community Clubhouse offers a heated full size pool, tennis courts, in ground Jacuzzi, fire pit, ping pong, pool bathroom. Why would you want to stay anywhere else! The 1st floor of our condo as you enter has our first room with a queen size bed with comforter and duvet in vibrant tones, connecting full master bath with tile shower 1 vanity sink. We have a flat screen TV with roku and cable + anyone who has app accounts there are many to choose from for all of the movie lovers. This floor also has a large capacity front load washer/dryer for added convenience (laundry soap starter supply included). As you approach our 2nd Master bedroom down the hallway this room offers a King size bed with large vanity tile shower. Also offering a flat screen tv with roku and cable + apps for anyone who has Netflix, hulu, vudu accounts. As you walk up to our 2nd floor of our condo you will find our living area and dining area tastefully furnished and decorated with amazing Tahoe art that makes you believe you are truly in "Tahoe Paradise”! Boasting new stainless appliances, dishwasher, refrigerator, toaster, microwave, & new glass top electric stove. Kitchen is fully equipped with spices, pots & pans, cookware, utensils, everything you will need to make your perfect dish. Dishwasher soap, hand soap, sponge, dish detergent & 1 roll of paper towels included. Our rustic Dining table seats 6 + with extra seats at our breakfast bar with 4 stools. Our half bath on this main floor is best known for "no waiting"! As you enter the living room we have a large comfy sectional sofa that is nestled in the corner with views of the outdoor pines. Also in our living room area is a single leather chair with small foot stool and coffee table. Living area has a 55" flat screen TV with roku and cable TV. There are many apps available and all guests are welcome to use with their own personal accounts. We have a beautifully tiled fireplace which adds to the ambiance of this well-appointed condo. Just off the living area is our 1st private deck with magnificent peek-a-boo views of Lake Tahoe and gorgeous sierra sunsets which makes this a "forever view"! You will also have a gas barbecue and its close proximity to the kitchen makes it a snap for BBQ meals. As you embark to the 3rd floor of our cozy Tahoe condo you will enter the spacious master bedroom with a queen bed, large closet, full vanity with 1 sink, tile shower and a work space area/desk just in case your have some unfinished business to take care of. Down the hallway you will walk out onto our very large private deck and we always like to save the best for last! Whether you sit back and gaze at the stars or look out into the wilderness at the amazing wildlife(you never know what you might see) could be a mama bear and her cubs, a bald eagle, coyotes, family of raccoons, or the stunning forever Lake Views you will certainly lose yourself in the beautiful and magnificent scenery that surrounds you. This is why we Love Lake Tahoe, and we hope you enjoy your stay in our “Lake Livin Townhome" Fine Print: Must read for your protections and ours. We take our house rules very seriously and doing so ensures we provide a well kept, clean, safe, comfortable environment for "all of our guests" to enjoy. Quiet 9pm-8am Fine Print -County required information. Gatherings that exceed our occupancy are strictly prohibited. 2 Max vehicles-Guests will be required to place county parking permit in front dash of both vehicles. Failure to do so will result in $500 penalty/fines issued by county Quiet hours 9pm-8am NOW, THEREFORE, GUEST and all members of the rental group agree to abide by this Short-Term Rental License Agreement 1.Maximum Occupancy- Per Douglas County Nevada permit our maximum occupancy is 6(six)this includes infants, children. Please note not suitable for under 2. Any guest falsely representing the number of people or exceeding the maximum will be subject to additional fees. 2.Guest Liability- Guest/s hereby agrees to accept liability for any and all damages caused to the property by guest, or invited guests. Guest hereby agrees to reimburse owners for any additional costs which exceeds the Security Deposit amount incurred to repair/replace any and all damaged items. 3.Pets-NO PETS of any kind are permitted on our property due to owner severe medical conditions. 4.Smoking-Smoking is strictly prohibited in, on and around the property, including parking lot. 5.Cleaning- Property will be inspected and cleaned upon departure. 6.No Candles: No burning of Candles permitted. Use of battery-operated candles only 7.No Illegal Drugs: Any illegal drugs are not permitted on our Property. 8.Utilities: Due to mountain weather conditions, please note internet, cable, utilities connections, where available, cannot be guaranteed. Refunds will not be given for items beyond our control 9.Children: Guest agrees to supervise children at all times while using the Property, and to take necessary precautions with children who may wet their beds including utilizing plastic protection sheets or “Pull Ups”. 10. Rebate/Refund Policy: Owner shall not be liable for events beyond control which may interfere with Guest(s) occupancy, including but not limited to inclement weather, road closures, traffic delay, Acts of Gods, acts of governmental agencies, fire, strikes, war, early departure/late arrival due to Guest's own reasons. 11. Winter Conditions/Snow Removal: Guest agrees to clear snow on walkways to get access into the house, parking spot. 12. Lost and Found: Owner will not be responsible for Guest(s) personal property left behind or lost during stay. 13. Limitation of Liability, Indemnification and Hold Harmless: Guest/s undersigned, hereby agrees to indemnify, defend and hold harmless neither the Owner/Agents/Host or Lake Village Homeowners Association from and against any and all claims, dispute, cost, loss and liability for loss, cost, for their personal property, personal injury or property damage sustained by any person (including guests of guest) as a result of any cause incurred or sustained by guests during the guests rental term. Including liabilities without limitation any inconvenience arising from any temporary defects, stoppage in supply, water, gas, phone, internet, cable TV or electricity services, or plumbing. Nor will Owners accept any liabilities for any fire, flood, snow, blizzard, theft, hurricane, tsunami, war, revolution, terrorism, or change to any law, regulation or government policy arising from or related to any claim or litigation which may arise in connection with Guest or Guests of Guest use and occupancy of the rental property. Owners/Host will use good faith efforts to remedy any deficient condition following notice. 14. Additional Terms & Conditions: Guest/s entering into this agreement represents himself or herself as agent for all parties occupying the property during the term of occupancy by Guest and Guests. Guest signing this agreement must be of the age of at least 30 years and has full power and authority to enter into this Agreement. 15.Guest as Subject of the Law- Guest hereby acknowledges that during the length of their stay and subject to all Nevada State and Federal laws, Douglas County ordinances 16.General- Guest hereby agrees to keep all exterior access points to the Property, doors, windows, locked at all times during your stay. 17.Problems with Property-Guest hereby agrees to immediately notify the Host of any problems, damage or disrepair relating to the Property within a reasonable amount of time after guests have checked in. Owner/Host/Agent will take all reasonable actions to address the repair or other problem as promptly, reasonable, feasible. 18.You are strongly urged to obtain travel insurance for protection against unforeseen issues or your inability to make the trip. 19.Walkways/Stairs/Balconies/Decks-Guest, undersigned is fully aware that these areas can be dangerous. These areas can become icy, slippery when wet or covered in snow during inclement weather. Guest hereby has full knowledge of the above facts and warning, the undersigned accepts and assumes all risks involved in on and around the property related to the use of the walkways/balconies, decks and stairs, including any usage of HOA facilities during inclement weather. 20.Agreement in its entirety- All agreements between Owner/Host/Agent and Guest/s are incorporated in this Agreement, which constitutes the entire agreement. It is intended as a final expression of the parties’ agreement and may not be contradicted by evidence of any prior agreement or contemporaneous oral/verbal agreement. The parties further intend that this Agreement constitutes the complete and exclusive statement of its binding terms, and that no evidence of any kind may be introduced in any judicial or other proceeding, if any, involving this Agreement. Any provisions of this Agreement that is held/deemed to be invalid by the State of Nevada shall not affect the validity or enforceability of any other provision in this Agreement. DSTR1134P

The location of this property is just 2 miles from south Tahoe and 3 miles from Zypher Cove! Very convenient. Easy access point to everything. It was really great each bedroom had its own bathroom with a powder room on the level with the living room. Great find!

Gina is an amazing host! From the minute we booked until checkout she was available and attentive! We were traveling over Christmas and she was kind enough to put a lovely little Christmas tree in the condo! She also provided a bottle of wine and some snacks upon arrival! The condo is family friendly and conveniently located if you are wanting to ski multiple resorts! I highly recommend Gina and her lovely condo!

We had a wonderful time at the property and it was close to everything. Check in process was easy and the house was as advertised. Heating system was excellent and necessary items were all in the house. Would recommend white towels and sheets as well as soap, lip balm and lotion. Loved the property
