Primary bedroom has a queen, 2nd bedroom has a queen bed and 3rd bedroom features a twin over full bunk bed. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions. Jamaica Beach is a residential neighborhood, and quiet hours are enforced between 10 pm and 7 am. Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices. All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am. EXTENDED STAYS Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. This is a great property!! We had a wonderful time. The home was clean, well appointed, and with a beautiful view of the beach. We honestly don’t have a single complaint. What we do want to warn people about is the suggestion by Ryson and their affiliates that a golf cart would be a good idea during your stay. This is a flat out lie, unless of course you want to do nothing more than drive the cart from one end of the semicircle that the home sits on to the other; approximately 1/8th of a mile. Want to drive it to the beach? Nope, There is a chain and padlock keeping you from doing that. Want to drive it on the road to the nearest beach entrance? Nope, can’t do that either. Doing that, in fact, will earn you a couple of tickets from the truly delightful local police. I know, as I am now in possession of said tickets. And despite the gulf cart company telling you it’s ok, and Ryson leaving a lovely flier on the counter suggesting it’s a good idea, believe me when I say it is not. Save your money. Enjoy the property, enjoy the beach, and just do yourself the favor of walking or taking your car wherever you may need to go.

This house was perfect for four adults and three children. Each set of adults had their own room and the kids shared the bunk room.
The view from the deck is wonderful. While not directly on the beach, the view is unobstructed as you look down the street onto the beach.
The location of the house is great. It is on a dead end street. Vehicles cannot get onto the beach from the street so traffic is limited to those staying at houses on the street.
The kitchen is well stocked. It has a drip coffee machine and a Keurig. There is a bonus room downstairs that has a futon, TV, full bathroom, wet bar, and washer/dryer.
Property management was very responsive. Great stay!

The house was basically just ok at best. It looked like someone took something old and slapped a coat of paint on it to make it pretty. The bathrooms upstairs are extremely tight. You can go to the bathroom and brush you teeth at the exact same time as that’s house close the sink is to the toilet. The downstairs room is extremely musty. We had to Lysol it to the max. The grill was completely rusted out. Think public park grill quality. The local was nice however when we were there is rained and road flooded so the walkway to the beach was always at least ankle deep with water.

Disposal was broken with food left in drain from prior guests -- was not fixed during our stay though we requested repair. Front door leaks when rains -- has been an issue for over a year now -- not fixed yet. Was not as clean as on our prior visits.

Best part of this beach house is how close it was the the actual beach. First day getting there roaches were spotted, took the property managers 2 days to bring us spray since we would have to leave the property for them to spray properly. Second day we were there the frig started leaking all over the floor, they got someone to come out and the only way to stop that from happening is to empty frig (with all our thanksgiving foods) and defrost. That wasn’t doable so we had to ask for towels to mop up water the whole time, which one towel per person originally is not okay. We were running the washer and dryer our whole trip just for towels. The downstairs mini room was never able to be used because it smelled like ant poison and mildew even after we tried airing it out it was not helping. If we stayed in it too long your head starts to hurt. On our first day getting there we noticed a leak from the roof, we didn’t think much until the leak got worse and made it super wet and every time you walked into the front door you had to walk sideways our you would get wet. We thought it was from the a/c but apparently it’s just the gutters not draining properly. The house was clean but needed some deep cleaning, found someone else’s socks while we were there. Since the room downstairs is not useable sleeping 11 in there was not comfortable at all. I’m glad they had everything to use to make dinners just disappointed in a few ways. I will not rent a ryson vacation home again because calling them and having to wait days from them to bring towels n bug spray is ridiculous. Beach access for the price was the only reflection of this house it was a little run down, a lot of rust in places. Especially those swings, we were scared to sit on them because of the rust on chains. I wouldn’t rent it again but I appreciate the owners offering a discount for an extra day.

We never left except for ice. House to beach and repeat. Perfect location and comfort. Perfect space for grilling, shrimp boil and a catfish fry. Only downside was the downstairs bedroom was a little musty and the pullout bed was broken and stained. We adjusted and managed just fine. Great trip.

The accommodations and location was perfect. Although the beaches were not open we were ankle to see the ocean and hear it from our balcony.
Only negative: barstools were very wobbly and screws needed to be tightened which lost were stripped. This is a liability so I would suggest replacing or repairing. A child could easily fall off of them and hit their head. Just a suggestion.

The house was close the beach and a quick walk to the sand. The house was clean but could use some deep cleaning. Some of the furniture needs to be replaced. Our biggest disappointment was the extra space downstairs. The wet mildew smell made the space unusable. The bathroom and laundry downstairs were very helpful. Bring a sound machine because the bedrooms are very close to the road and the sounds of cars will keep you from sleeping.

The accommodations and location was perfect. Although the beaches were not open we were ankle to see the ocean and hear it from our balcony.
Only negative: barstools were very wobbly and screws needed to be tightened which lost were stripped. This is a liability so I would suggest replacing or repairing. A child could easily fall off of them and hit their head. Just a suggestion.

The house was very clean and had a great view of the beach and yard for the kids to play in. The house is on a part of the beach where cars can drive, which wasn't my favorite, but there is a short walk to a section that is car-less, so that was a plus.
The description said the house slept 11, which is how many people we had. Unfortunately, the description made it seem like the MIL suite had another bed and was attached to the home. I didn't realize that it was a detached basement with only a futon. We have young kids, so no one was able to sleep down there. Also, it smelled so heavy of roach spray that we couldn't have stayed in there anyway. So we had a kid on the floor and the parents were all sleeping with 1 or 2 kids in bed with them. Not my idea of a vacation.
There were not enough towels or pillows for bathing and sleeping. We had to use the decorative pillows to sleep with. There was literally 1 towel for each person. I'm sorry, but that's not enough, and it's an easy thing to provide for guests.
I did not prefer dealing with a property management company. Responses were slow - they didn't know the property description was incorrect, and there was no possibility of early check in. I much prefer my experiences with individual homeowners and probably will not deal with Ryson again. They didn't offer any compensation to the fact that the description was incorrect.

With this Ryson Vacation rentals could have handled this better because we had to call at least 6 times before someone came to help us. But the person who came to help was awesome!! Also, we lost power for almost 12 hours due to a crazy storm that hit, which you can imagine was kind of miserable, but the owner called the next day and was so sweet and accommodating and offered us an extended stay. Overall, this place was great and I definitely recommend it!

Loved this house, the updates and proximity to the beach. The neighborhood is less than 10 miles from the Strand and the Pier, but quiet and close to a gas station, convenience store and several restaurants. Perfect for a holiday getaway!

The view and access to the beach were perfect! My whole family stayed, we went and sat in the swings downstairs and laughed and talked, smile on my face all weekend!

I stayed here with my family for a few days and was very impressed - It was literally 200 steps away from the beach! The house was decorated so well and very clean. It had plenty of things that made our stay comfortable and easy. We would recommend this house to everyone we hear that have an interest in staying on Jamaica Beach!

The house is adorable! The furnishings look brand new, and has everything we needed to make our our stay perfect. The location to the beach can't be beat! Loved it. Can't wait to come back.

Great Location, Disappointing House
This house is very close to the water and we loved the easy access to the beach. It was perfect for coming and going several times a day, which is a necessity with very small children! I'm giving this place a 3 because the location was so great for us.
The house itself seemed run down. My husband went around and made a list of all the problems. None of them are major by themselves, but all together it just left us feeling like the house was in bad shape and we didn't really enjoy staying there. It would only take a day or two with a handyman to have the house in much better shape, if they will spend the money to do that. Next time we go to Galveston we will choose another place to stay.
The kitchen was not well stocked. There were hardly any food storage containers, dull knives, and no cutting board. There also weren't any plates that were appropriate for children so my kids ate most of their meals on plastic lids!
Master bathroom toilet never stopped running.
Master bedroom window sill wasn't sealed so flies could come in.
Master bath sink was unlevel and not flush with the wall which made it dirty.
The wall around the vent in the bathroom was very dusty.
Master bathroom door didn't shut properly because it wasn't hung straight.
One of the swings on the bottom level was broken.
One of the handles on the outdoor shower was broken.
The baseboards weren't flush with the floor and the gap underneath was very dirty.
Several of the household decorations were broken.

The floor transitions weren't secured properly and we kicked them out of place accidentally a few times (the little strip of wood that covers the transition from tile to wood).
The guest bathroom toilet paper holder was not secured.
The top rail of the bunkbed was broken.
We couldn't get the icemaker to work and our call to maintenance was never answered.
The downstairs unit smelled very musty.

A few hiccups but overall a nice place
First of all, Ryson Vacation rentals was extremely efficient and pleasant to deal with. The home itself was nice, however, their were a few things that we had to take care of while we were there.
The railing on the top bunk bed was completely broken and we had to get a brace to fix it as I was scared a child would roll off. The toilet in one of the bathrooms ran non-stop. We looked at it and it needed a new ball (we did not fix it). The home does not sleep 11. It only sleeps 10. We had to provide a cot for one of the children to sleep on. There were not enough blankets and pillow cases for the pull out sofa and futon on the bottom level. There were supposed to be 11 towels, however there were only 5 and we had to wash them during our stay. There were old coffee grounds in the coffee pot that we had to clean out.
The house was a very short walk to the beach (we had a wagon to carry all the stuff). The open area downstairs was a nice place to hang out in the shade. It would be nice to have more seating as we had to use some of our own chairs.
Overall it was a nice place for a short family vacation.

The house is comfortable and the location in relation to the beach is great.
There is a mold problem in the lower level of the house. I am highly allergic to mold and it caused problems for me inspite of only staying in the upper level. This needs to be addressed. Otherwise, a pleasant stay and nice property.
