Primary bedroom has a queen, 2nd bedroom has a queen bed and 3rd bedroom features a twin over full bunk bed. Open floor plan from the living room, dining and kitchen makes everyone a part of the vacation. Decorated for comfort, this beach bungalow is filled with love, fun, celebrations and yes, it is better to be BAREFOOT- island-style! JAMAICA BEACH Jamaica Beach Texas is one of the most popular beaches and sought-after neighborhoods when it comes to vacation rentals – what it lacks in size, it makes up for action during the summer months, holidays and event weekends! Jamaica Beach is far enough out to be away from the hustle and bustle of Seawall (8 miles), and but not too far away from most of the island attractions (10 miles from 61st Street). If there are any questions, please contact us. This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions. Jamaica Beach is a residential neighborhood, and quiet hours are enforced between 10 pm and 7 am. Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices. All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am. EXTENDED STAYS Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay. This is a great property!! We had a wonderful time. The home was clean, well appointed, and with a beautiful view of the beach. We honestly don’t have a single complaint. What we do want to warn people about is the suggestion by Ryson and their affiliates that a golf cart would be a good idea during your stay. This is a flat out lie, unless of course you want to do nothing more than drive the cart from one end of the semicircle that the home sits on to the other; approximately 1/8th of a mile. Want to drive it to the beach? Nope, There is a chain and padlock keeping you from doing that. Want to drive it on the road to the nearest beach entrance? Nope, can’t do that either. Doing that, in fact, will earn you a couple of tickets from the truly delightful local police. I know, as I am now in possession of said tickets. And despite the gulf cart company telling you it’s ok, and Ryson leaving a lovely flier on the counter suggesting it’s a good idea, believe me when I say it is not. Save your money. Enjoy the property, enjoy the beach, and just do yourself the favor of walking or taking your car wherever you may need to go.

This house was perfect for four adults and three children. Each set of adults had their own room and the kids shared the bunk room. The view from the deck is wonderful. While not directly on the beach, the view is unobstructed as you look down the street onto the beach. The location of the house is great. It is on a dead end street. Vehicles cannot get onto the beach from the street so traffic is limited to those staying at houses on the street. The kitchen is well stocked. It has a drip coffee machine and a Keurig. There is a bonus room downstairs that has a futon, TV, full bathroom, wet bar, and washer/dryer. Property management was very responsive. Great stay!

The house was basically just ok at best. It looked like someone took something old and slapped a coat of paint on it to make it pretty. The bathrooms upstairs are extremely tight. You can go to the bathroom and brush you teeth at the exact same time as that’s house close the sink is to the toilet. The downstairs room is extremely musty. We had to Lysol it to the max. The grill was completely rusted out. Think public park grill quality. The local was nice however when we were there is rained and road flooded so the walkway to the beach was always at least ankle deep with water.

Our 3rd time to stay here. Love the location -- very short walk to restricted area of beach (no driving) so quiet. Disposal was broken with food left in drain from prior guests -- was not fixed during our stay though we requested repair. Front door leaks when rains -- has been an issue for over a year now -- not fixed yet. Was not as clean as on our prior visits.

Best part of this beach house is how close it was the the actual beach. First day getting there roaches were spotted, took the property managers 2 days to bring us spray since we would have to leave the property for them to spray properly. Second day we were there the frig started leaking all over the floor, they got someone to come out and the only way to stop that from happening is to empty frig (with all our thanksgiving foods) and defrost. That wasn’t doable so we had to ask for towels to mop up water the whole time, which one towel per person originally is not okay. We were running the washer and dryer our whole trip just for towels. The downstairs mini room was never able to be used because it smelled like ant poison and mildew even after we tried airing it out it was not helping. If we stayed in it too long your head starts to hurt. On our first day getting there we noticed a leak from the roof, we didn’t think much until the leak got worse and made it super wet and every time you walked into the front door you had to walk sideways our you would get wet. We thought it was from the a/c but apparently it’s just the gutters not draining properly. The house was clean but needed some deep cleaning, found someone else’s socks while we were there. Since the room downstairs is not useable sleeping 11 in there was not comfortable at all. I’m glad they had everything to use to make dinners just disappointed in a few ways. I will not rent a ryson vacation home again because calling them and having to wait days from them to bring towels n bug spray is ridiculous. Beach access for the price was the only reflection of this house it was a little run down, a lot of rust in places. Especially those swings, we were scared to sit on them because of the rust on chains. I wouldn’t rent it again but I appreciate the owners offering a discount for an extra day.
