I actively monitor our cleaning protocols and safety guidelines as an expression of care and commitment to our guests. • HOME LAYOUT • 1st Floor: Kitchen, Dining Room with Fireplace, Living Room, Reading Room with Fireplace, 1/2 Bath (Power Room) with washer and dryer, Mudroom (entrance), Office/Study 2nd Floor (Main Wing): Master Bedroom (King), Bedroom 2 (2 Twin), Master Ensuite Bathroom, & Bedroom 2 ensuite connected to twin bedroom 2nd Floor (2nd Wing): Bedrooms 3 & 4 with ensuite full bathroom; both rooms are conjoined. • BEDROOM • The home comprises 4 bedrooms. Bedroom 1: Master Bedroom with a King Size Bed, wood floor, vaulted ceiling, built-in storage and closets, and exposed wood framing. It connects to a twin room, requiring passage through the twin room to access the Master bedroom. Bedroom 2: Features 2 Twin Beds, a painted wood floor, vaulted ceiling, built-in bookcases, and a closet. 2nd FLOOR (secondary wing - entrance via stairs in mudroom) Bedroom 3: Full Bed in a Loft with wood floor, electric heat, built-in bookcases, a walk-in closet, additional eave storage, and exposed wood framing. It connects to Bedroom 4, necessitating passage through Bedroom 3 to reach Bedroom 4. Bedroom 4: Queen Bedroom with a wood floor and electric heat. Common Area: Includes a Couch that can accommodate 1 guest. • BATHROOM • The apartment features three full bathrooms and a powder room, all equipped with bath essentials such as shampoo, body wash, towels, toilet paper, and a hairdryer. Master Bathroom: Includes a marble floor, tiled shower, vanity, and towel warmers, but no heat. Bathroom 2: Full Bath with a painted wood floor, single vanity, porcelain tub/shower, exposed beams, and built-in cabinetry. Bathroom 3: Full Bath with a tub/shower, wood floor, and a vanity featuring a Corian countertop. • BATHROOM • The apartment has three full bathrooms and powder room, and are supplied with bath essentials (shampoo, body wash), towels, toilet paper, and a hairdryer.  • SHEETS/TOWELS • The home is professionally cleaned before every stay with clean linens and towels. Fresh new sheets, linens, and towels will be provided for your stay. This charming destination offers the perfect blend of outdoor adventure and natural beauty. Just a 5-minute drive away, you'll find a stunning lake where you can relax, swim, or engage in various water activities. Whether you're seeking thrilling ski slopes or serene lakeside moments, West Cornwall has it all. Mohawk Mountain Ski Resort - 5 min drive (3 miles) Cornwall Parks & Recreation - 4 min drive (2.9 miles) Housatonic Meadows State Park (Picnic Area) - 7 min drive (3.6 miles) RSVP Restaurant - 2 min drive (0.8 miles) Cornwall Country Market - 5 min drive (3 miles) • PARKING • The home has a covered garage area where you can park your car. Another parking option is by the poperty's gravel lot in front of the main house. The garage and the driveway are shared with the guests of the guest house.  • GYM/GAME ROOM • The property offers a dedicated gym house equipped with essential fitness equipment, including a treadmill, a Peloton bike, yoga mats, and various weights. Additionally, guests can enjoy recreational activities with the provided ping-pong table, foosball table, and soccer balls. For comfort and entertainment, a window-type air conditioner and a television are also available. The gym are shared with the guests of the guest house. • OUTDOOR • Our patio is a delightful retreat, complete with a large stone seating area and a charming outside fireplace, perfect for cozy gatherings and memorable moments. Fire up the BBQ grill and indulge in some outdoor cooking while enjoying the serene surroundings. • SECURITY & SAFETY FEATURES • Our property is equipped with external security cameras to ensure guest safety. Rest assured, no cameras are present inside the apartment. Please also note that we have noise monitoring devices that do not record audio. Additionally, smoke alarms and fire extinguishers are provided for your safety. • OTHER AMENITIES • The home comes with free improved and high-speed wifi, smart TV with streaming apps. HOUSE RULES Please make sure that you go through the house rules prior to booking.  • PETS: Pets (dogs/cats) are allowed for an extra pet fee of $100 per pet with a combined pet weight limit of 30lbs and up to 2 pets only. The unauthorized bringing of pets will have a penalty of $300 which will go towards the deep cleaning of the property. • CHECK-IN: Check-in time is after 4PM. Early check-in requests are subject to availability and cannot be guaranteed. If we're able to accommodate an early check-in, there's an early check-in fee of $50 starting at 10 AM. Please check the availability of early check-in prior to booking. • CHECK-OUT: Check-out time is before 11 AM. We do not allow late check-out as we schedule cleaning ahead of time. Any unauthorized late check-out will result in a charge of $50 for every 30 minutes. • SMOKING: We do not allow smoking inside the property or in outdoor spaces including the balcony, backyard, and terrace (if applicable). There is a smoking fine of $300.  • NOISE: Please observe quiet hours after 9PM. Please be mindful of the neighbors as this property is situated in a quiet neighborhood. If the police are summoned due to noise complaints, this warrants a possible eviction with no refund. • DAMAGES & LOSS: We would truly appreciate it if you could treat our home like yours. You will be responsible for any damages or loss to the property which will be deducted from your security deposit. Please advise us of any damage or loss immediately upon discovery. • UNAUTHORIZED GUESTS: Please make sure to book the property for the correct number of guests. Parties, events, or any kind of gathering are prohibited. Given the COVID-19 situation, no other guests outside the reservation are allowed on the property. • PHOTOSHOOT/MUSIC VIDEOS: This property is for residential use only and not for commercial purposes without the written permission of the owner. Please contact us directly for booking of events.  • LOST AND FOUND: Please note that all shipping is at the traveler's expense. There is a minimum $25 shipping cost plus a $50 service fee. We are not liable for any lost items. Our team will do our best to locate your lost items after check-out. • MAILS & PACKAGES: We do not allow any mail deliveries or packages during your stay. • BBQ GRILL: Please note that guests are kindly requested to clean the BBQ grill thoroughly after each use. Failure to do so will result in a BBQ cleaning fee of $200 being applied. • PRE-CHECK IN FORM: Guests will be required to fill out a pre check-in form which will require additional documents to validate age and card used for the reservation prior to arrival. Guests booked through Airbnb are not required to fill out the pre-check-in form. • RENTAL AGREEMENT: Guests will be required to sign a rental agreement prior to arrival.

Great for kids (minus steep steps to bedrooms) but overall a great family home. Appreciated all of the toys they had for the kids to play with. Kitchen was well stocked with all utensils you needed.
