Fall asleep to the soothing rhythms of the Sandy River at this four-bedroom Brightwood retreat, a dog-friendly home with a tree-lined deck and firepit, lovely river views, and outstanding access to a shared seasonal pool and skiing and hiking on the slopes of Mt. Hood. This family home is located in a woodland neighborhood between Mt. Hood Highway and the Sandy River, just two miles west of Mt. Hood Village. Enjoy summer excursions to the top of Tom, Dick, and Harry Mountain on the Mirror Lake Trail 13 miles east, and return each winter to ski and snowboard at Mt. Hood Skibowl (15 miles east), Timberline Lodge and Ski Area (21 miles east), and Mt. Hood Meadows (25 miles east). The living space was designed to bring the outdoors in, with a wall of natural stone and windows and glass doors that frame the surrounding woods. Build an afternoon fire in the wood-burning fireplace; kick back with a good book, a board game, or the free WiFi; and gather with your loved ones on the sofa to watch movies on cable, Netflix, or the Blu-ray/DVD player. Wake up each morning to walk your dog around the neighborhood, returning home for pancakes at the breakfast bar or dining room table (please note that dogs must be leashed at all times, must be less than 50 lbs., and are subject to a nightly fee). Leave the plates stacked in the dishwasher, bring the newspaper outside to the deck, and sear a few burgers on the charcoal grill when lunchtime rolls around. Spend your evenings making s'mores around the firepit, gazing at the stars above, and dealing hands of poker back inside in the game room. Find the summer escape or ski retreat you've been dreaming of - begin planning your Mt. Hood vacation today! *The seasonal pool is open from Memorial Day until Labor Day, depending on weather. *Due to local rules and regulations all shared pools are closed until further notice. Decent property, not far off the main highway but still quiet. The sliding door in the living room needs to be fixed so it can close all the way.

Everything was good. Close to anything you might need.

We very much enjoyed the location of the property with a nice trail right by the river. The hot tub was great to relax in. It was a great little spot for our group for the weekend. Overall it wasn’t very clean when we arrived, a lot of dead bugs and spots missed but overall it was a nice place.

Place was clean, hot tub worked amazing and space was perfect sized! 10/10 will be back again!!

We loved the location and hot tub! House was nice, only think that would make it a little better, getting another cutting board, painting the trim white (downstairs), looks dirty and unkept. Also, tried to use the griddle for pancakes, couldn’t find cord. Otherwise, we had a nice stay. Nice bing by the river, so beautiful! Thank you

Many things were not good. Basically the only thing that was clean was the brand new bbq.

We stayed in July. The deck was delightful! All 3 generations enjoyed the "treehouse" feel of the deck. We brought a table cloth from home--which added pizzaz. The bedding was clean and "fresh-feeling".

We had a great time staying right on the river! Beautiful neighborhood with easy access to Mt Hood.

Overall a wonderful experience. The house was great and central to many activities. There were a few items to not that could be addressed. The BBQ is in really bad shape and could use an update and there were moldy dishes in the dishwasher when we arrived. The back yard could use some landscape work since the shrubs have grown into the fire pit area. Apart from those minor issues it was a wonderful experience.

Plenty of spaces for a family of 5. Warm fireplace, clean hot tub and decent kitchen items.

Clean and comfortable place to stay. Went here when we had to cancel other plans last minute. Some of the reviews made me nervous, but we were delighted when we arrived! The hot tub was well maintained and much appreciated.

Overall, the house did what it was supposed to do, keep us warm and a shelter over our head.
The house is false advertisement because the overall cleanliness of the house was questionable. Pictures made it seem light and airy when in fact it was more dark and dungeon like. The walls were so dusty and the floors, just as dirty. Quite dingy of a house.
The Wi-Fi did not work the entire time we were there, incorrect password, disconnection all of it.
The HOT TUB OF DEATH, this hot tub was a joy to have, but beware the stairs!! So slippery and no lights so you’re kinda just guessing where your feet are going and if you’re going to slip and bust your shins on some hard wood. 4 people have welts on their shins from slipping and falling trying to get into the hot tub.
Also the house manger came bright and early the day we were leaving and told us that she had an electrician coming to work on the hot tub. She’s very lucky we are early risers and were already packing up at 8:30am. She then proceeded to sit out front the house which gave us all an uneasy and rushed feeling.
This is why I am giving this property a 2/5 star rating.

Wooded retreat with Friends
This was an excellent break away from our spate city lives and a chance to come together, sit in the wonderful (clean and maintained) hot tub, roast marshmallows, cook dinners, have cocktails and hike with close friends. The frew kids books and toys came in handy with our 1 and 3 year old, and the bunk beds were a hit!

The neighborhood was quiet for the most part, aside from loud music from the contractors painting another house. Loved how close the walk to the river was. We really enjoyed the beautiful river views and calmness of it. Wish we had a little more tree clearance to see more from the deck though.
The house itself needs a lot of TLC. As soon as you enter you are met with an overwhelming musty smell that is there at all times. The kitchen dishes were less than adequate. One wine glass, 3 large cups, 4 or 5 coffee cups and then some really small cups equivalent to a double shot glass. Most plates were chipped so had to pick and choose so kids did not get cut. The stove burners were dirty with burnt food inside and did not sit properly, making the first use very smoky.
Be aware that you will hear EVERYTHING when downstairs and all the mattresses were incredibly awful. Made for very poor sleep for everyone in the house. The screen was sitting on the deck when we arrived so that was frustrating having 2 dogs and not being able to enjoy the breeze with the patio door open since upstairs stayed hot the whole time. There are several fans but did not do much. There is very poor lighting upstairs too so be prepared to cook and enjoy the space in dim lighting.
The hot tub was nice but it was set so that the temp wouldn't go above 99 degrees. And for anyone who enjoys the occasional tub knows that this is way too low! Once people get in, it drops drastically. Especially since it is a large hot tub that can accommodate roughly 8-10 people. It really should be set to no less than 102 degrees to make it worth while. Loved that it was covered and the charming lights though.
All in all, we enjoyed the location and the river, but the house itself was subpar. Do not think we would return unless they made updates to the house and ensured the provided house items were adequate for the occupancy they claim can have in the space.

Things to know about Brightwood
1) The features and amenities; from the fire pit, to the hot tub, the path down to the river, and the balcony were all excellent and did overshadow our issues below.
2) The Wifi did not work while we were present. Vacasa was unable to correct this during our stay and did provide a small (5%) refund as an apology (after having initially said they would have someone out that night, or first thing in the morning). This seems to be an issue that the residents from the prior week had also experienced. Phone service (T-Mobile/Verizon) was intermittent in this area.
3) The spring mattresses downstairs aren't the most comfortable and are a bit noisy.
4) You will be asked to note your vehicles for the HOA. There is only the ability to list 2 vehicles (while the listing indicates you may have 3). We didn't run into any issues as a result of this, but I can imagine such a thing could happen given the HOA.
5) There is clearly a history of prior issues at this location from guests who were loud. We did not personally experience any issues with this, but there are plenty of notes to this effect (including a $2000 fine if there were to be such a complaint to either Vacasa or the police).

Great house for families. My kids loved the space, and would explore the River more. The kitchen was good size and good for making meals.

Waste of money and DIRTY
Awful. I didn’t want to touch anything in the house because it was so dirty. When my daughter went to get in bed she found stained bedding and strawberry stems in the bed. There was a cup of milk left in the window sill for who knows how long, the dishes were greasy and everything needed to be washed before using, there were food wrappers under the couch, a baby blanket in the couch cushions, food crumbs in the cupboards, dust on the shelves. I tried not to open or look too closely because I didn’t want to find any other gross things in the house. The power went out for hours and there was only one lantern in the whole house and it didn’t work and no firewood. We had to drive into Sandy to get our own supplies so we could have some sort of light and heat. Only one tv remote had batteries so you weren’t able to change the channel. I paid almost $1400 for two nights and I don’t think it was worth it at all. We didn’t even use the hot tub because if the house was that dirty I can only imagine the last time the hot tub was cleaned properly. I would have rather stayed at a rundown motel on the side of the highway than in this house. I will not be returning.

The house it self was beautiful! We loved the size of the hot tub, how clean it was, the fact that it was covered from rain, had lights above for night time dips, and that there was stairs to help get in. As we mainly came here for the holiday tub and seclusion, we were very happy with the hot tub. However the pictures do a great job of making you think that you will have plenty of seclusion, this is not the case. The house is house other houses right next to you on both sides and all around you out front. There is signs inside that says neighbors will call the sheriff past ten. With will being underlined. We had a few families, who all brought their children. We all were scared of our young children cry during bed time and getting the sheriff's called on us. The house looks clean when you first get there. However under every furniture there is massive amount of long accumulated dust and things left over from previous guest. The beds very uncomfortable, be we were grateful there was enough of them to accommodate how many us there was. I would stay here again, just not with my children or others.

great location
the home is great, located by a river. We walked and played and had a good time reconnecting with our family. It was not super clean because of it's age and some handles were falling off in the closet but it was good for what we needed it for. Just having kids run around and use the hot tub.

Staying at this home was taking a huge chance for my family with Covid 19 but the advertisement said they followed CDC rules and the home would be professionally cleaned....NOT. It was the dirtiest home I have ever rented. We had to clean when we got there in order to fill OK. There was no sterilization of anything! I will never stay here again :(

Cleanliness and Instructions
The location of the house was good. The kitchen area was not cleaned. The coffee pot had old coffee grind from previous guest.
Had look all over the house to find the towels because there were no notes left for the incoming guests
I rented this place through Airbnb. I have always had good experiences with their rental. This was my first Vacasa rental. I was disappointed because the place did not feel like there was any effort put into it to receive new guests.

Not Terrible but Not Great
The pictures are pretty deceiving. The property isn't nearly as nice as the pictures make it look. The backyard needs a lot of yard work done. The hot tub wasn't properly cleaned. The floors were so dirty in the house that your feet were black at the end of the day from walking barefoot in it. There was dog or cat hair still all over the bedding and one of our beds had wet sheets put on it. We unfortunately spent a lot of time cleaning which isn't something you really want to be doing while you are away. I was also surprised to find out that there was no AC. I'm sure it said that somewhere but I just assumed when you are paying this much for a house AC is a given. The deck also is in bad shape and probably should be replaced. We still enjoyed our time there but I felt like it was in spite of the house not because of it. The location was nice since it is just a short walk to the river from the house. Otherwise most things were below our expectations.

Short walk to the river, nice hot tub, clean property; well stocked with everything you need! Quiet neighbors but feels very private. Close drive to Mt Hood recreation areas.

Everything was ok
Everything was good, some things were exceptional. However, the mattresses must be original. They are veeeeery uncomfortable. The kitchen needs some more utensils. The hot tub is surrounded by dirt, making getting in and out difficult without tracking mud everywhere.

very nice accommodations, excellent access to the river. Had a fun time.
