Property Management sent over a tech but he was unable to fix, stated the whole system needs replaced, and he had to call a HVAC Tech. The tech increased the fan speed and said system had a leak. it was only a temp fix. 4 days later we were without ac again. Cable in 2nd floor bedroom didn't work, spectrum had to send out a new box. Arrived after we left. Back doesn't have a track and it difficult to open. 2nd floor tub has a clog and drains slowly.

Getting the keys package and returning them from Bryant Realty was exceptionally smooth and easy. Great premium location on Wrightsville Beach. Very spacious house with easy access to the beach, right down the back stairs off the deck and up a short path. Space for 4-6 cars with 3-4 in a garage. Great covered main level deck with privacy from the beach because of the sand dunes, exceptional kitchen, very well appointed. Close to food shopping at Harris Teeter, and some nice restaurants, South Beech Grill and Blue Water Grill. Great seafood can be purchased to cook at Motts Channel Seafood, what a great store. Outstanding key lime pie sold there too! The main level deck has plenty of chairs and a nice hammock, enjoyed by all at one point or another. The beach behind the house has good waves for surfing and body boarding but should be done with caution as rip tides can be present, and if windy it can be very rough. The upper-level deck is not covered but has a magnificent view of the beach but can be very hot. The main living and dining areas are great, spacious open concept. ……why only 4 stars…. The furniture is dated and needs a good cleaning (there was dried catchup on a couch cushion), the rugs going up the stairs and on level 3 are very worn and stained and many of the walls are marked up. The house was clean but could have been cleaner, found a mask between furniture in the living room, 3rd level shower has very poor lighting and there were dead bugs on the floor of the shower. The furniture on the deck needs new cushions and some of the chairs on the deck are in rough shape. The water was not turned on to the outdoor hose or the outdoor shower outback, we went through the garage but could not see how to turn it on, it should have been on already. It would be nice if beach chairs were provided as we flew in and could not bring our own. The top 2 bad…. 1. Grill- There is a grill shell under the deck that looks like it was used for target practice by the Battleship NC, it’s an eye sore and gross, throw it out….the “working grill” was covered by a disgusting grill cover, and the 3 burners of this very cheap grill did not function, 1 burner did not work at all and the 2nd and 3rd only lit half way, it was dirty, and we could not use it. I really loved the location. The home was spacious and had a great view of the beach. It could use some up keep. Rug was dirty, walls were stained and dirty, shower curtain was moldy, garage also had a lot of mold on ceilings, the porch could use a power wash and door to patio was very heavy and difficult to open and close. There were a lot of bugs inside the home some very tiny and some were big. Could probably use an exterminator. Other than that, it had everything we needed for our stay and we all had a fun time.

We had a wonderful week at this rental. Great location to the beach and perfect size house for our group (3 couples and 2 kids). Floor plan was convenient and spacious, although the kids room had the balcony on the 3rd floor. I would have preferred the twins be swapped with the queen room upstairs for safety and to utilize the balcony. Beds were not the most comfortable, but I would definitely recommend.

After checking out I received a call from R Bryant that the cleaning people had found cash that I had stashed in a closet and they wanted to return it to me - a solid, trustworthy company for sure. My only hesitance in writing this review is the fear that the home will no longer be available when we'd like to rent it!

One even had some support under it so it stayed up and didn't fall to the floor. Another was so hard that we had to use pillows under us to be able to sleep. We would like to stay here again but the beds were so bad I don't know that we could do it. I am surprised with the price of the home that the sellers hasn't done any upgrades in a really long time. Baths were dated with really low toilets. Risk of overflowing. The HVAC also leaked a lot of water into the garage. I heard from other reviews that this happened to them. Warning: Anyone with small children; the kids bedroom is upstairs with a sliding door and a balcony overlooking the beach. As a parent that would make me nervous. This room should have been furnished for the parents. Amazing views! Again, we love this place but wish the sellers would put some money into it to make the beds liveable and fix the little frustrations like the screen door falling off every time we would walk out, etc. Despite it all, we had a very nice weekend with great memories and also laughs about putting up with the beds and bedroom arrangements. The view and porches make this overall review higher.

With Covid issues around the world & a hurricane the week before our arrival, it definitely was touch and go before we knew the Realtor said the house was ready! Great news. The house was in perfect condition. Everything in its place. Decorating beachie through out the home. I loved the open floor place with all the views of the ocean. The hammock was our go to spot after a warm sunny day at the beach. The house comes with sheets and towels for every bedroom wrapped in plastic wrap. The house has an outdoor shower to rinse off the sandy beach day. The house has a new gas bbq, three cars can park under house in garage and driveway can hold three more cars if you are a large family. The top deck is wonderful for looking up at the stars. That particular night, we saw a meteor shower. This house is definitely upscale. The kitchen and dining room were gorgeous. Thanks to this perfect house, our family had a perfect ‘well needed’ vacation. We booked next year! Can’t wait!

Great location, loved the front porch with hammock. My initial reaction to the carpet and the furniture in the living room was that it looked dirty and needs replaced. Eventually we got used to it and did sit on it some. The upstairs didn't feel inviting to sleep in but it ended up being ok. Would be nice to have a fresh coat of paint an carpet replaced.

When we arrived, the kitchen sink had fallen away from counters so I could fit my hand between sink and counter. They put wood braces under sink to hold it up. The smaller master is in desperate need of updating. The bathroom wallpaper is peeling off, there is a smell of urine that seems is not purely a lack of cleaning, but maybe in the grout, and the dresser has drawers that fall completely out, which is extremely dangerous. The rugs are stained.
This house could be so much better with some fresh paint and a few new pieces of furniture.
I think that the house had been cleaned reasonably well, but because of old finishes, especially in the bathrooms, it does not feel very clean.

We found several cockroaches in the house during our stay and had to call property management to address the issue. When we emailed them, the maintenance responder didn’t apologize and asked us how to solve the problem. We also had to wash about 80% of all dishes and cups prior to use because there was visible scum, which in this day and age with COVID is not a comforting fact. The owner of the house needs to take some pride in updating furniture and decor throughout the house. Most bedding looked original to build and everything just felt tired and very worn. Finally, there is so much wear and tear on baseboards, walls, and wallpaper thats flaking and yellowed, along with carpet that has been abused by years and years of renters, that you just felt dirty in certain sections of the house. This has the potential to be a great house, but it needs some serious investment from owners and property managers. As a courtesy, I am also planning to post this review to VRBO as well.

12 crane couldn’t be in a better location- steps from the beach very large living space and two separate dining areas. Bryant Realty was very responsive to all calls and questions. Would rent this home again in a minute. Only complaints would be the dinner plates were mostly chipped and there was a chair in the main living space that was very dirty. Other than that loved the house!
