Our first visit to Cavtat was 31 years ago and we fell in love with it then! On our stays over the years we have always stayed in hotels but this year we found Villa Korolia and Stijepo through an internet search and things could not have turned out any better - we have just experienced the best holiday we have ever spent in Croatia. Stijepo gave us a warm welcome at the airport and drove us directly to the villa where we were met by his housekeeper who told us everything we needed to know about the house and garden. The charming villa is located in the historic old town, just above the harbour with its array of little fishing boats in contrast to the super-yachts that come and go on a daily basis. Stijepo has obviously spent a lot of energy and money in bringing what must have been a traditional Croatian dwelling into the 21st century - but very sensitively so as not to lose its special atmosphere. The villa was spotlessly clean and had all the amenities you could possibly want …..including a hot tub which was a great way to cool down at any point during the heat of the day. During our stay, the final night of the Cavtat Festival took place and we were able to sip our drinks in the hot tub while watching a wonderful fireworks display just below us on the harbour. Needless to say, we are now suffering withdrawal symptoms from our stay at Villa Korolia and Cavtat! We will definitely be contacting Stijepo in the future about staying in his beautiful villa for our next trip to this very special part of Croatia.

We rented Villa Korolia for a week recently in June. It is a beautiful house in a stunning location. The garden is beautiful and very secluded. The walk to the harbour took less than two minutes. Cavtat is a magical place, with plenty of places to eat and drink. The sunsets are spectacular! Stijepo and his son Pepo were extremely helpful with transfers to and from the airport. They are a very friendly family and nothing is too much trouble. We are definitely going back!

We were 2 couples staying at the villa for 1 week and everything was first class. Great location, excellent amenities and a beautiful garden to relax in. 2 minutes walk to the beautiful centre of Cavtat with its bars resteraunts and stunning sunsets. The accommodation was spotless and everything you would need for a perfect holiday. Would have no hesitation in recommending this property.

We (2 adults, 3 teenagers) thoroughly enjoyed our stay at Villa Korolia. The house is charming and well-equipped. A particular surprise was the outside space - I hadn't expected the house to have such beautiful, private gardens, particularly considering its central location. We all liked the tortoises! The thoughtful furnishings provide a lot of flexibility, there are sofa beds in all of the rooms and a section of the living room can be partioned off to create a third bedroom. The house was very clean and comfortable and is obviously well cared for, as are the well-tended gardens. We appreciated the mod cons the house has to offer, such as decent TVs in all the rooms, air-conditioning and good wifi. The location really is outstanding if you want peace but don't want to be completely away from it all. Just a few steps down to the harbour take you to restaurants, cafés and a small supermarket, as well as the taxi boats for trips to Dubrovnik and nearby islands. We stayed for 2 weeks and never felt that we needed a car. Mr Deranja picked us up from the airport and also took us back at the end of our stay, and we used the taxi boats and buses for days out.

Lovely old house renovated beautifully with everything we needed a stone's throw from the harbour. Perfectly secluded garden for relaxing. Picture views from the bedroom. We had a lovely stay. Meeting us at the airport, the owner was helpful and responsive. Would definitely recommend.

We have just returned from a delightful two weeks in Cavtat. The Villa was perfectly located - up a quiet, quaint little side street in Cavtat, but literally a minutes walk away from the great selection of restaurants and bars in the town, the best located beach club and a handy supermarket which sold fresh bread and pastries. One of the attractions of the town is that it is almost traffic-free, and you really won't need a car whilst staying here - there are very regular boat and bus services to the other main attractions in the area, such as Dubrovnik and the local islands. The house itself is comfortable and well equipped, with superb aircon, which was much appreciated during our stay when the weather was really hot. Our hosts were really helpful, quickly responding to any questions we had, and were really helpful in transfers to and from the airport. As a family of 5, we had plenty of room in the house, spread over three bedrooms (the downstairs bed was partitioned off from the rest of the living room, so that wasn't a problem at all). One of our favourite parts of the holiday was to go to the Ankora wine bar, just a couple of minutes walk away in the town, and enjoy a very nice glass of wine while watching the superyachts come and go into the port. Think Puerto Banus atmosphere, but a quarter of the price! Friends who stayed in Dubrovnik at the same time as us were very impressed with Cavtat, appreciating it's beauty and calm over the heat and bustle of Dubrovnik, often overcrowded with cruise ship tourists, plus eating out was generally about half the price as it's better known neighbour. I'd unreservedly recommend staying here - don't expect late night clubbing or a Magaluf type beach scene, but do expect lots of good restaurants, beautiful scenery, a lovely property and friendly and helpful hosts.

We've just come back from 10 days here (and wishing it was another week at least!). Cavtat itself is fantastic, laid back, beautiful, friendly. We did a day trip to Dubrovnik and so glad we were staying across the bay! Some of the beaches are a little tricky to get in the water, but most have steps etc. Stjepo met us at the airport as promised and both he and Nina were so helpful throughout. My daughter got an ear infection while there and Stjepo gave great advice as to how to get medical treatment. All in all, a great property and great owners. The villa is literally 1 minutes walk from the harbour and the restaurants and bars, but very quiet in the garden, you'd never know there was anyone else about. The only minor improvement we could suggest is that only one of the showers is of the walk in variety, the other 2 bathrooms have hand-held showers, but this is a really small point compared to all the positives. We'll definitely go back to Cavtat and when we do we'll definitely stay here again if we can. Thanks Stjepo and Nina for a great stay and your help when needed. Loved it!

Such a lovely villa, with plenty of character, but modern touches (bathrooms etc). Garden was beautiful. Lifts to and from the airport were on time, making the holiday very easy. We timed the walk from the villa to the beautiful harbour and it was no more than 2 minutes (up 20 easy steps).

Right on the harbour, very spacious for 5 people. Lovely garden, we especially liked the tortoises! Cavtat is a good base to explore Dubrovnik and surrounding area. Good amenities, convenience store, gift shops and restaurants all a stones throw away but the property is still peaceful.

We really shouldn't be telling you this as we don't want more competition for the villa! But we owe it to Stjepo who was the most wonderful host. You could not want for any better facilities at the villa, beautiful bathrooms, spacious bedrooms and very effective air conditioning and wifi. The house has a great layout and the garden is lovely yo relax in whilst being completely private. Although the villa is only 1 minutes walk to the sea front (promenade) it is completed secluded. If you prefer a quieter location to Dubrovnik, Cavtat is perfect but still with a great range of good quality eateries and lovely views and walks. It is easy to get a ferry to Dubrovnik (35 - 40 mins) which has to be seen to be believed and we would also recommend a coach tour to Montenegro (Bay of Kotor taking in Kotor and Budva). Finally a special word of thanks to Stjepo and his family who picked us up and dropped us off at the airport, and let us have access to the house on the final day as we had a late flight. We also particularly appreciated an afternoon's guided visit to his brother's vineyard and the hospitality of his family. All in all one of the best holidays we have had. Will definitely return.

The owner was very friendly and helpful but not invasive. He picked us up from the airport and took us back. The villa was very spacious, clean and comfortable. It was well placed in the old part of town close to shops/restaurants/ harbour but still very quiet. It was very easy to get to Dubrovnik by boat and we hired a car for the day and went to Kotor in Montenegro well worth the trip. We throughly enjoyed our stay and would recommended it.

Har nettopp kommet hjem fra et flott opphold i Cavtat. Vi leide Villa Korolia i gamlebyen i Cavtat, et hus som vi synes er helt fantastisk. Ferdig restaurert for fem år siden, gjort på en slik måte at huset har beholdt sin gamle sjarm, samtidig som det er moderne utstyrt. Beliggenheten er bare noen meters gange fra promenaden, restauranter, butikker, busstasjon, etc., midt i den gamle bebyggelsen i Cavtat. Samtidig er det usjenert og fredelig, med koselig uteareal, omkranset av appelsin- og sitron-trær. Og med seks skilpadder i haven! Cavtat ligger bare 4 km fra Dubrovnik flyplass. Gode buss- og båt-forbindelse inn til Dubrovnik, og et flott utgangspunkt for å utforske Konavle-området. Og med alle aktiviteter som hører sjø og sommer til, som svømming, båtturer, kajakkturer, snorkling, soling, osv. Mange restauranter å velge mellom, for den som ikke vil lage mat selv. Vi ble kjørt fra og til flyplassen, fikk hjelp med bagasjen, og vertskapet gjorde sitt ytterste for at vi skulle få et fint opphold. Underveis ble vi jevnlig kontaktet og spurt om hvordan vi hadde det, og om det var noe vi behøvde. I tillegg til å være ytterst profesjonelle og service-innstilte, var de også meget vennlige og hyggelige mennesker. Vi har sjelden blitt tatt så godt vare på som av Stjepo med familie. Cavtat is a beautiful, relaxing place to spend some time and Villa Korolia is a great choice, being comfortably appointed with high quality finishings. We felt it was even better than described and suited our family really well. Our request to have our 3rd child in a proper bed rather than a sofabed was accommodated and the 2nd bedroom was fine for all 3 of them. It would be a good choice for 2 couples as the bedrooms are on separate floors and each have their own bathroom - note that the en-suites have hand-held showers in the baths; the only walk-in shower is in a 3rd bathroom on the ground floor. The villa garden is private and relaxing, and the 6 resident tortoises were very entertaining. The (not hot) hot tub was a bonus for cooling off. The villa is located in the very picturesque & quaint old town 20 something steps up the hill from the harbour. Loads of restaurants and bars, the bakery, a small but perfectly adequate supermarket and fruit & veg market stalls are right on your doorstep, no more than 5 mins walk away. Prices are very reasonable compared to the UK. You can also get the ferry to Dubrovnik from the harbour - takes a variable length of time depending on the boat, fastest journey about 40 mins. You can also do a 'fish picnic' island day tour (we didn't so can't comment) There are several places from which you can swim directly off the rocks and the water is beautifully clear. Sunbathing is on the rocks or on man made piers. Watersports are available an easy walk away at the other side of the bay. It's a deep water harbour and we were fascinated by all the mega-yachts & their comings and goings. Cavtat is a 10min drive from Dubrovnik airport - a 100 Kuna taxi ride. Its close proximity means it's on the flight path, and a lot of planes do go directly overhead, but they really didn't bother us. We didn't hire a car, partly because the cost is so high in Croatia, but we concluded it would have been pointless anyway. Vehicle access to the old town is restricted and the villa owner met us at the entrance to help take our luggage along in her car. You can't park close to the villa - the public car park is over 5 mins walk way. The villa owner kindly took us back to the airport on our departure day, and we were able to leave our luggage on arrival, well before check in time. All in all, we felt they went out of their way to look after us. We wouldn't hesitate to recommend the villa and would love to go back.

Our stay at the Villa Korolia was so great that we immediately upon our return home booked another week this time in September, we can't wait to go back! The description and pictures on the website were accurate and we arrived to a beautiful, well maintained old villa in the old town of Cavtat, 50m from the harbor and small riviera. Our stay at the villa was facilitated by the very helpful and nice Deranja Family, who met us at the airport and had prepared everything for our arrival with 2 small children. The villa is a great place for a relaxing vacation with its wonderful terrace, where we grilled in the evenings, and warm spa, and an ideal base for discovering the Dubrovnik region with its small islands and clear waters. The restaurants and beach front bars were all staffed by welcoming people. We highly recommend the Villa Korolia to anyone looking for a nice place to stay in the South of Croatia!

This is the second year in a row that we have stayed in this wonderful villa as a family which in itself gives the reader an idea of how much we rate both the property and this small town, only 30 minutes by boat from the bustle of Dubrovnik old town. The property is well equipped with excellent facilities in the form of entertainment (tv's, DVD players and free wi-fi) utilities ( in the kitchen you have the benefit of extra items such as a dishwasher, large oven etc) and in the rooms fully functioning jacuzzi's and large comfortable beds.. In short a home from home with a hot tub in the garden that soaks away the stress of every day life whilst the rest of the family find shade under the orange and lemon trees. The family Deranja themselves have quite simply become friends over the past two years rather than simply owners of the "villa" and are the perfect hosts, taking a pride in their property and their guests every needs, whether it is regular changes of sheets, towels etc or the many unexpected little extras that make you feel part of their family. Cavtat itself provides a perfect base for exploring the hidden treasure of Croatia but don't take our word for it...try it yourself and you'll be impressed. To say that we will be back is an understatement. having travelled all over Europe, Asia and America, it has been rare for us to revisit a holiday destination so quickly in the past however when you are lucky enough to find such a lovely place to stay, it's hard to find reasons not to return.
